HOUSTON — Locally based investment and development firm Barvin is underway on construction of a 281-unit multifamily project near the Texas Medical Center in Houston. Units will feature stainless steel appliances, custom cabinetry, quartz countertops and walk-in closets. Amenities with include a pool, outdoor kitchen, private conference rooms, business lounge, fitness center and a dog park. Dallas-based GFF is the project architect, and Austin-based Oden Hughes is the general contractor. Completion is slated for early 2022.

Buske-Logistics-Conroe

CONROE, TEXAS — General contractor Cadence McShane has completed a 145,222-square-foot warehouse project in Conroe, about 40 miles north of Houston. The project is a build-to-suit for Illinois-based Buske Logistics. Designed by Powers Brown Architecture, the 18-acre property features a rear-load configuration, 39-foot clear heights, 133 car parking spaces and 2,500 square feet of office space.

MICHIGAN CITY, IND. — Mohr Capital, a Dallas-based privately held real estate investment firm, has completed development of a 200,000-square-foot industrial build-to-suit for GAF Materials Corp. in Michigan City. The property, which sits on 45 acres at 130 Tri Quad Drive, features office, warehouse and concrete storage capacity. GAF, a subsidiary of Standard Industries, is a roofing and waterproofing manufacturer. Larson Danielson served as general contractor. Bank of Texas provided construction financing.

ST. LOUIS — HDA Architects, a Green Street company, has completed the design of a 184-unit multifamily development in downtown St. Louis. The proposed project would be built at 1801 Washington Ave. and include 7,300 square feet of ground-floor retail space as well as a 220-stall parking garage. Plans call for a mix of studios and one-bedroom units. Project costs are estimated at $32 million and construction is expected to begin in the second or third quarter of 2021. King Realty is the developer.

SIMPSONVILLE, S.C. — Fitesa plans to invest $100 million in and create 40 jobs over the next five years to expand its footprint in Simpsonville. Fitesa was founded in 1973 and designs and manufactures nonwoven fabrics for the hygiene and healthcare industries. The facility is situated at 840 SE Main St., less than one mile from Interstate 385 and 14 miles southeast of downtown Greenville. The expansion will include a new production line that will manufacture materials for the healthcare industry. The expansion is expected to be completed in 2023. The company is headquartered in Brazil and has executive offices in Simpsonville.

FONTANA, CALIF. — Goodman has started construction of Goodman Logistics Center Fontana III, a logistics facility located in Fontana. Slated to open in summer 2021, the property will provide infrastructure to meet the demand for logistics space with access to large consumer markets. Totaling 1.1 million square feet, Goodman designed the campus to accommodate tenant requirements from 212,420 square feet to 453,020 square feet. The site provides access to 18 million consumers within a same-day drive time, with a combined consumer purchasing power of $215 billion annually, according to the developer. Goodman recently completed and leased two additional logistics centers located adjacent to the Fontana III property. Amazon and eFulfill, an e-commerce furniture supplier, are the tenants of those assets.

PORTLAND, MAINE — Portland Foreside Development Co. has broken ground on an office project for financial services provider Sun Life in the city’s downtown area. The waterfront building will house as many as 700 employees of Sun Life and its subsidiary FullscopeRMS, which expect to have a total footprint of about 77,000 square feet. The property will also feature retail and restaurant space, as well as public plazas. Completion is slated for 2022.

ARLINGTON, VA. — JBG Smith has completed the redevelopment of a 273,000-square-foot office building for Amazon as part of the e-commerce giant’s HQ2 in Arlington’s National Landing district. The Seattle-based company will fully occupy the 14-story building, which is situated at 1770 Crystal Drive. The delivery comes two years after Amazon chose Arlington as the site for its second headquarter location. Bethesda, Md.-based JBG Smith completed the asset two quarters ahead of schedule and under budget. Amazon’s offices at 1770 Crystal Drive are part of the initial 537,000 square feet of existing office space the company agreed to lease from JBG Smith in November 2018. Since then, Amazon has continued to grow its National Landing leased footprint, which now encompasses 857,000 square feet across five JBG Smith-owned buildings. Additionally, Amazon acquired land from JBG Smith to develop 4 million square feet of ground-up office space as part of its overall HQ2 master plan. In January, JBG Smith broke ground on Phase I, which will comprise 2.1 million square feet of office space, one acre of green space and 50,000 square feet of retail space. DALLAS — Idaho-based Cold Summit Development will build a $60 million cold storage facility at 2800 Cedardale Road in South Dallas. The 343,000-square-foot facility will be situated on 29 acres and will feature 50-foot clear heights. Site work and construction are anticipated to start immediately with completion slated for September 2021. Cold Summit Dallas will be just the 12th cold storage facility built in the metroplex in the last 20 years, according to the developer.

Cowden-Logistics-Center-Tolleson-AZ

TOLLESON, ARIZ. — The Phoenix Business Unit of Trammell Crow Co., along with capital partner Clarion Partners, has started construction of Cowden Logistics Center in Tolleson. Situated on 16 acres at 420 S. 104th Ave., the industrial project will bring 285,131 square feet of logistics space to Phoenix’s Southwest Valley submarket. The facility will feature 36-foot clear heights, 237 car parking stalls, 41 trailer parking stalls, five points of ingress and egress, R-38 insulation and an ESFR sprinkler system. The project team includes Butler Design Group as architect and Wespac Construction as general contractor. Phil Haenel, Mike Haenel and Andy Markham of Cushman & Wakefield are handling leasing for the project.
