KANSAS CITY, MO. — Milhaus and Ryan Cos. have begun development of a $34.6 million apartment project in Kansas City. The 263-unit project is within the larger mixed-use development known as The Glade. Amenities will include a dog park, clubhouse, fitness center, pool and walking trail. The apartment property will offer studios, one-, two- and three-bedroom units priced from $1,100 per month. Milhaus and Ryan are co-developers while Ryan is also serving as general contractor. Other project partners include Davidson Architecture & Engineering, Helix, Taliaferro & Browne Inc., Landworks Studio, Apex Engineers Inc. and Lankford/Fender + Associates. A timeline for completion was not disclosed.

PORTAGE, MICH. — Meridian Design Build has completed construction of a 320,988-square-foot package sortation and distribution center in Portage within Southwest Michigan. Scannell Properties was the developer. The facility is a build-to-suit for an undisclosed provider of global shipping and information services. The building sits on 37.4 acres at 6701 Portage Road. The facility features 87 loading docks, eight drive-in doors and 10,441 square feet of office space. Precept LLC provided both architectural and structural design services while Paradigm Design handled the civil engineering work.

BOSTON — Skanska, an international developer based in Sweden, has paid $177 million to acquire land in Boston’s Back Bay neighborhood for the development of a 27-story office building. The building will be located at 380 Stuart St. and will also house street-level retail space and a below-ground parking deck. The seller of the land was John Hancock Life Insurance Co. A construction timeline was not disclosed.

MENIFEE, CALIF. — MBK Rental Living, with R.D. Olson Construction as general contractor, has completed the development of Artesa at Menifee Town Center, a multifamily property located at 30414 Town Center Drive in the heart of a master-planned community in Menifee. The community was delivered in 10 phases and consists of 37 residential buildings, two clubhouses and a variety of amenities. The property features 330 units in a mix of one, two- and three-bedroom layouts, with a total of eight floor plans ranging from 820 square feet to 1,322 square feet. Units offer quartz countertops, smart thermostats, gourmet kitchens with prep islands, custom cabinetry, covered patios, wood-style flooring, in-home washers/dryers and stainless steel appliances. Additionally, all units have access to a private garage and select units have vaulted ceilings and direct garage access. Community amenities include a resort-style pool and spa, barbecue area, dog park, package lockers, Wi-Fi in common areas, a playground, large clubhouse with a full kitchen and sports television wall, and a mix of outdoor community spaces. The project team also included SummA Architecture, Gouvis Engineering, Alliance Land Planning and Sitescapes.

GARDEN CITY, GA. — McCraney Property Co. has broken ground on Main Gate Logistics, a four-building, 1.3 million-square-foot industrial park in Garden City. The asset will be situated at 1 Prosperity Drive, eight miles west of the Garden City Terminal at the Port of Savannah. West Palm Beach, Fla.-based McCraney expects to deliver the first building in the third quarter of 2021 and be fully built out by the first quarter of 2022. The four buildings will feature ESFR sprinklers, LED lighting and a range of 180- to 195-foot truck courts, 32-foot to 36-foot clear heights, 54 to 96 docks and 41 to 124 trailer parking spaces. Evans Construction is the general contractor, and Ware Malcomb is the architect. All four buildings are being built on a speculative basis.

MISSOURI CITY, TEXAS — Amazon (NASDAQ: AMZN) will open a 1 million-square-foot fulfillment center in Missouri City, a southwestern suburb of Houston, in a move that is expected to create about 500 new full-time jobs. The location of the facility, which is expected to open some time in 2021, was not disclosed. Since 2010, Amazon has created more than 43,000 jobs in Texas and invested more than $16.9 billion across the state, including infrastructure and compensation to its employees.

WACO, TEXAS — Envases Group, a Mexico-based provider of aluminum cans, will open a 450,000-square-foot manufacturing and distribution facility in Waco. Operations at the facility are expected to create about 120 full-time jobs, with another 500 or so jobs to be created through construction and indirect uses such as building maintenance and product distribution. The Waco operation will focus on aluminum beverage containers commonly used for soft drinks, beers, energy drinks, teas and non-carbonated beverages. Completion is slated for late 2021. Founded in 1993, Envases Group owns and operates 56 plants, three sales offices and seven distribution centers in Europe, Asia and the Americas.

CHICAGO — Parkside Realty Inc. has opened Fulton East, a 12-story, next-generation office building in Chicago’s Fulton Market District. The speculative project features high-tech features for employee health, hygiene, safety and wellness such as hands-free elevators, a state-of-the-art air and surface disinfection system, open-air terraces and a rooftop park. The 90,000-square-foot development also features retail space and is located at 215 N. Peoria St. Each floor offers 10,605 square feet with a private outdoor terrace. The building’s top floors feature a multi-level penthouse office suite. An 8,000-square-foot rooftop park offers tenants additional outdoor space. Chicago-based Clayco and its in-house architect Lamar Johnson Collaborative served as builder and designer. Chicago-based interior designer Holly Hunt designed the building’s lobby.

Paramount-Building-Manhattan

NEW YORK CITY — Owners Rosemark Management and Levin Management have unveiled the redevelopment of the 850,000-square-foot Paramount Building, located at 1501 Broadway in Manhattan. MKDA designed the redevelopment of the 32-story office building, which was originally constructed in 1926 as the East Coast headquarters for Paramount Pictures. The property now offers prebuilt suites ranging in size from 1,000 to 45,000 square feet with various health and wellness features integrated throughout the workspaces and common areas. Rosemark and Levin began a $50 million capital improvement program at the Paramount Building in 2018, upgrading mechanical systems and corridors and adding new food and beverage uses. Newmark has been tapped to lease the office space.

300-Third-Ave.-Waltham

WALTHAM, MASS. — Dallas-based Lincoln Property Co. has broken ground on a 139,000-square-foot life sciences project that will be located at 300 Third Ave. in the western Boston suburb of Waltham. Designed by local architecture firm DiMella Shaffer, the building will offer traditional office and lab space, as well as five levels of parking. Callahan Construction Managers is the general contractor for the project, which is expected to be complete in January 2022.
