MORENO VALLEY, CALIF. — Vendaval Corp. has unveiled plans for an affordable housing community for seniors and veterans in Moreno Valley, approximately 65 miles east of downtown Los Angeles. The property is situated on seven acres and will include more than 400 units. A name for the community was not released. Additional facilities will include entertainment venues, restaurants and other amenities totaling 30,000 square feet to support both residents and the surrounding community. The development will be self-sustaining, and programs will be free. Revenues from the apartment rentals and retail shops will cover the cost of providing rental assistance by the Department of Urban and Housing Development (HUD) and other programs. Affordable housing is scarce in California, and in Moreno Valley the average rent for a one-bedroom apartment runs north of $1,600 a month, according to Vendaval.

American Nevada Co., Tradewind Properties Break Ground on Green Valley Town Center Apartments in Henderson, Nevada

HENDERSON, NEV. — American Nevada Co., in partnership with Tradewind Properties, has broken ground on Green Valley Town Center Apartments, a multifamily community located near the corner of Olympic Avenue and Mountain Vista Street in Henderson. Totaling 258,858 square feet, Green Valley Town Center Apartments will offer 300 units spread across 23 residential buildings in a mix of three-story buildings and carriage homes. Slated for delivery this fall, the community will feature a clubhouse, fitness room, pool, spa, dog park, fire pit lounge, putting green and pickleball court, as well as co-working space for at-home or remote workers. Pier Construction & Development is serving as general contractor for the project. Green Valley Town Center Apartments is the first partnership between American Nevada Co. and Northern Nevada-based Tradewind Properties.
Sansone Group Acquires 101.5 Acres of Land Near Savannah for New Industrial Development

PORT WENTWORTH, GA. — Sansone Group, in partnership with a private equity real estate fund advised by Crow Holdings Capital, has acquired 101.5 acres near Savannah. Sansone Group plans to develop up to 1.4 million square feet of Class A industrial space at the site, which will be the first development in Georgia for the St. Louis-based developer. The site’s address is 4737 Hendley Road in Port Wentworth, less than six miles from the Port of Savannah. The development will be situated at the intersection of Highway 21 and Interstate 95,. The plan includes three buildings that Sansone Group will be developed in two phases. Phase I comprises a 437,500-square-foot building that will break ground in March. Sansone expects to deliver the building in December. Phase II will comprise 805,000 square feet across two buildings Sansone anticipates breaking ground on the second phase in October with delivery slated for July 2022. JLL’s Chris Tomasulo is leasing the project for the ownership group. Kern & Co. designed the site layouts. No general contractor has been selected yet.
Trinity Capital Selects Frampton to Build Three Industrial Facilities in Metro Raleigh

KNIGHTDALE, N.C. — Trinity Capital Advisors has selected Frampton Construction Co. LLC to build three industrial facilities in Knightdale. The buildings will be situated within Trinity Capital’s Eastgate 540 industrial park, located along Interstate 540 in Raleigh’s East Wake submarket. The new buildings join three existing facilities in the complex and will bring the park’s total size to 980,000 square feet. The first building is a build-to-suit project for the park’s newest tenant, PCX Corp. The company designs and builds prefabricated modular electrical distribution and power systems. PCX recently signed a lease to occupy the entire 159,600-square-foot facility. The remaining two buildings, each measuring 120,000 square feet, are under construction with leases in progress. Frampton is underway on sitework for all three buildings. Merriman Schmitt Architects completed the design for the buildings, and Advanced Civil Design Inc. provided civil engineering services. Construction is expected to finish this summer. Frampton Construction is a regional, full-service general contractor with offices in Charlotte and Charleston.
Perkins&Will Designs $30M Renovation of KeyBank Plaza Office Building in Downtown Anchorage

ANCHORAGE, ALASKA — Perkins&Will, a global architecture firm, in partnership with an Alaska-based developer, has designed the $30 million modernization and expansion of 601 W. 5th Avenue, formerly the KeyBank Plaza Building located in downtown Anchorage. Originally constructed in 1972 by Alaska Mutual Savings Bank, the nine-story property required extensive structural repairs as a result of the region’s 7.1 magnitude earthquake in November 2018. In addition to seismic reinforcements, the nine-story building will undergo an external transformation into a sleek, glacier-like office building, paying homage to Alaska’s natural wonders. The reimagined property will feature an additional 40,000-square-foot sloped façade that reconfigures the building to resemble a glacier. Floor-to-ceiling windows will replace the existing precast concrete cladding to allow for maximum natural light. The redesign also includes radiant heating, six new skylights and drought-tolerant native plants. The building will be retrofitted with significant interior improvements, including the replacement of all mechanical, electrical and plumbing systems; construction of a new stair tower; modernization of the elevators; and installation of a freight elevator.
SR Construction Completes Five-Story Patient Tower at Centennial Hills Hospital in Las Vegas

LAS VEGAS — SR Construction, as design-build contractor, has completed a five-story patient tower at Centennial Hills Hospital in Las Vegas. The new tower features 72 patient beds, plus two floors of shell for additional intensive care, intermediate and medical surgical units. Centennial Hills Hospital opened The Birthplace within the new tower, adding two labor and delivery suites along with 36 mother-baby suites. Additionally, the hospital opened its new 36-bed nursing unit at the tower. SR Construction broke ground on the tower in October 2019 and completed all construction phases for the project in November, four months ahead of the scheduled delivery date.
Alliance Residential Opens 403-Unit Broadstone Archive Apartment Community in Santa Ana

SANTA ANA, CALIF. — Alliance Residential has completed the development of Broadstone Archive, a multifamily property located 1901 E. Dyer Road in Santa Ana. Broadstone Archive features 403 apartments in a mix of studio, one-, two- and three-bedroom layouts ranging from 598 square feet to 1,470 square feet. All units offer quartz countertops, built-in under-counter wine fridges, in-unit washers/dryers and Samsung stainless steel appliances. The property also features smart technologies including fobless amenity and building entry, keyless unit entry, Nest thermostats, Dwelo smart home technology and Google Fiber. Community amenities include communal and private co-working spaces; a rooftop terrace with fireplace; resident clubroom with full kitchen, multi-level bar lounge, outdoor kitchen and dining space; Crossfit-style fitness center; basketball courts; karaoke studio; and racing simulator. LPC Buys Development Site in Phoenix for 321,873 SF Industrial Project Known As Buckeye85

PHOENIX — LPC Desert West has purchased nearly 20 acres in the Interstate 10 corridor for the development of Buckeye85, an industrial project in Phoenix. The 321,873-square-foot Class A property will offer location, flexibility and creative industrial amenities targeted for mid-size users focused on creating an omnichannel marketplace, according to LPC. Situated at the southwest corner of 103rd Avenue and Buckeye Road/MC-87 Highway, Buckeye85 will feature spaces divisible to 100,000 square feet, 36-foot clear heights, full concrete truck courts, a 94-door cross-dock configuration and freezer/cooler capabilities. Additionally, the development will offer touchless technology throughout; clerestory windows offering natural light; shaded and landscaped areas; built-in barbecue equipment; and seating for outdoor relaxing, dining and games. Construction is slated to begin in April with delivery by year-end 2021. Butler Design Group is serving as architect and Hunter Engineering is serving as civil engineer.
DALLAS — A partnership between North Texas-based M2G Ventures and Austin-based Pennybacker Capital will redevelop a 250,000-square-foot industrial property in the West Brookhollow area of Dallas. The project will convert a 1960s-era brick warehouse on a nine-acre site into a modern industrial building that will feature 20- to 24-foot clear heights and will be marketed to light industrial and logistics users. The redeveloped property will be branded PROTO Park. Completion is slated for September. The partnership also recently purchased the former Tuesday Morning distribution center in Dallas with plans to redevelop it.
SPRING, TEXAS — Multifamily developer Wood Partners has completed Alta Cathedral Lakes, a 300-unit apartment community in the northern Houston suburb of Spring. Units come in one-, two- and three-bedroom floor plans and feature stainless steel appliances, granite countertops, tile backsplashes and individual washers and dryers. Amenities include a pool, fitness center, business center with coworking spaces and reserve-able conference rooms, dog park and wash, bike storage and an outdoor courtyard with a kitchen.
