CARY, N.C. — Williams Sonoma, Pottery Barn, Athleta and Von Kekel Aveda Lifestyle Salon Spa will join the first phase of Fenton, a 69-acre, $1 billion mixed-use project under construction in the Raleigh suburb of Cary. In Phase I, co-developers Hines and Columbia Development will deliver approximately 345,000 square feet of shops, restaurants and entertainment space; 200,000 square feet of office space; a 175-room boutique hotel; and a 357-unit apartment community that will begin preleasing in early 2022. Williams Sonoma will occupy 5,504 square feet, Pottery Barn will occupy 13,910 square feet, Athleta will occupy 3,825 square feet and locally based Von Kekel Aveda Lifestyle Salon Spa will open its third Triangle-area location at Fenton. All four retailers expect to open their stores in April 2022. Other committed retail tenants at Fenton include Paragon Theaters, Arhaus Furniture, Honeysuckle Gelato, CRU Food & Wine Bar, Sephora, Free People, Bailey’s Fine Jewelry, LunchboxWax, Zen Nail Bar, Superica, M Sushi, Crawford Brothers Steakhouse, Colletta and Dram & Draught. SILVER SPRING, MD. — Washington Property Co. (WPC) has topped out Solaire 8200 Dixon, a 403-unit apartment tower in the Ripley District in downtown Silver Spring. The general contractor, Clark Construction Co., is slated to deliver the first apartments in mid-2022. Architectural firm Design Collective designed the property. At 26 stories, Solaire 8200 Dixon will be Silver Spring’s tallest building, according to WPC. The property will feature the area’s first food hall and city market, which will be open to the public. Community amenities will include a rooftop fitness center, pool and sky lounge, as well as a club room with coworking facilities, catering kitchen, 24-hour concierge and package services, pet spa and two guest suites for residents’ use. About 75 percent of the apartments will be one-bedroom and the remainder will have two bedrooms. Solaire 8200 Dixon will be located on the former site of Progress Place, which was home to the nonprofit organization Shepherd’s Table. MASON, MICH. — Granger Construction has broken ground on a new $70 million justice complex in Mason, about 15 miles south of Lansing. BKV Group designed the 169,472-square-foot project, which will be situated at the intersection of Buhl and Cedar streets. Plans call for a new Ingham County sheriff’s office, correctional facility and district court facilities. The project is being built adjacent to the existing justice complex, which will remain in operation throughout construction. Completion is slated for early 2023. Michigan-based consultants on the project include Fleis & VandenBrink, which is providing site civil engineering, surveying and landscape architecture, and Matrix Consulting Engineers, which provided the building engineering concepts.
PORTAGE, IND. — Dayton Street Partners LLC has acquired a 42-acre site in Portage with plans to develop a three-building speculative industrial project spanning 538,038 square feet. The development will be known as DSP Crossroads Portage. Corey Chase and Chris Hill of Newmark represented the undisclosed seller. Upon closing, the duo will be retained to market the buildings for lease or sale on behalf of Dayton Street. A timeline for construction was not released.
DES PLAINES, ILL. — Bridge Industrial has acquired a 12-acre site with an existing industrial building in Des Plaines. The developer plans to build Bridge Point Des Plaines, a roughly 200,000-square-foot industrial project. The acquisition of the site was completed as part of a sale-leaseback transaction with Nu-Way Industries, a precision metal product design and fabrication company. Under terms of the transaction, Bridge will acquire an existing building from Nu-Way and retain the company as a tenant. Nu-Way will then conduct a search for a new facility. Once Nu-Way vacates the building, Bridge will demolish the facility and begin construction on a new industrial property. Plans call for a clear height of 36 feet, 36 exterior docks, two drive-in doors and parking for 264 cars. Rick Daly of Darwin Realty/CORFAC International brokered the sale.
AUSTIN, TEXAS — A partnership between Trammell Crow Co. and MSD Capital, which manages the investments of tech magnate Michael Dell, has topped out a 35-story office project at 601 W. 2nd St. in downtown Austin. According to the development team, at 590 feet, the 814,081-square-foot building will be the tallest office building in Austin upon completion in May 2022. Pelli Clarke Pelli and STG Design served as the architects for the project, construction of which began in January 2019. DPR Construction is the general contractor.
ROYCE CITY, TEXAS — Kinloch Partners, a developer of single-family rental (SFR) properties throughout the Southeast, has acquired land in the northeastern Dallas suburb of Royce City for the development of a new community. The number of homes was not disclosed, but the project is part of Kinloch Partners’ broader effort to add roughly 500 new SFR units to the local supply within the next 18 months. Homes will range in size from 2,000 to 2,500 square feet, and rents will start at less than $2,000 per month.
NEW YORK CITY — Hudson Square Properties, a joint venture between Trinity Church Wall Street, Norges Bank Investment Management and Hines, has broken ground on 555 Greenwich, a 270,000-square-foot speculative office project in Manhattan’s Hudson Square neighborhood. COOKFOX Architects is designing the 16-story building, and AECOM Tishman is the general contractor. CBRE is the leasing agent. Completion of the project, which according to the development team is the first spec office building to be developed in New York City in the wake of the pandemic, is slated for the fourth quarter of 2022.
AUSTIN, TEXAS — Cielo Property Group has acquired the second half of a city block near Frost Bank Tower in downtown Austin with plans to build a 750,000-square-foot office tower. The project represents the first phase of a larger development that could ultimately consist of two adjacent high-rise office buildings totaling 1.6 million square feet. Cielo acquired the 0.8-acre site at the southern end of the block for an undisclosed price following its purchase of the northern end of the block in early 2020. The Austin-based developer is still mulling plans for the north end, which can accommodate up to 886,200 square feet.
ALLEN, TEXAS — Adolfson & Peterson Construction (AP Construction) has broken ground on the Stephen G. Terrell Recreation Center, a 150,000-square-foot facility in the northeastern Dallas suburb of Allen. The center will house two gyms, an indoor jogging track, weight room, group fitness areas, children’s play areas and a catering kitchen. On June 8, the Allen City Council approved $40.4 million in public financing to begin construction of the project, which is slated for an early 2023 completion. Denver-based Barker Rinker Seacat Architecture is designing the project.
