PHOENIX — The Howard Hughes Corp. (NYSE: HHC) and local business magnate Jerry Colangelo are partnering to develop Douglas Ranch, a large-scale, master-planned community in Phoenix. HHC and Colangelo have purchased 37,000 acres for the project in Phoenix’s West Valley region for $600 million. Upon full buildout, Douglas Ranch will comprise 100,000 homes for 300,000 residents, as well as 55 million square feet of commercial development. The partnership plans to launch residential lot sales at Douglas Ranch in the first half of 2022. “We are creating a city of the future — leveraging HHC’s development expertise to build a community with limitless potential to spur growth, business expansion, economic opportunity and innovation,” says Colangelo, a longtime Phoenix resident and former owner of the Phoenix Suns NBA franchise. The land sellers, locally based JDM Partners and Scottsdale-based El Dorado Holdings, will remain as joint venture partners for Douglas Ranch’s first phase, which is a 3,000-acre village called Trillium located in the city of Buckeye. There are 11 university markets set to add 1,000 or more student housing beds this year, according to data from RealPage. The Richardson, Texas-based research firm tracks new construction, rental rates and leasing activity in 175 core university markets for its student housing data. Overall, RealPage reports that approximately 42,000 new purpose-built student housing beds will deliver in 2021, which falls into the firm’s normal supply growth range of 40,000 to 50,000 beds annually. Carl Whitaker, senior manager of market analytics at RealPage, says that figure is an encouraging sign given the uncertainty and disruptions of the past year from the COVID-19 pandemic. “That 42,000-bed number was about what we hoped to see,” says Whitaker. “The pandemic was so sudden that developers that were looking to build in 2021 had gotten just far enough down the planning process that they went ahead and proceeded as if it was a normal year.” In Walker & Dunlop’s annual year-end student housing report (2020), the Bethesda, Maryland-based firm found that 38,036 student housing beds will come on-line in 2021, which is a 27 percent decrease from 2020.  For both 2020 and 2021, the Southeastern United States is dominating in terms of new student …

PORTLAND, ORE. — Ethos Development has broken ground for the construction of Shift Apartments, a five-story multifamily property located in Portland’s Overlook neighborhood. The 43,000-square-foot, transit-oriented community will feature 73 apartments in a mix of lofts, one-, two- and three-bedroom layouts affordable to residents earning 60 percent of area median income. Shift will also feature 22 market-rate micro-studios. On-site amenities will include a gym, community room and roof deck. Works Progress Architecture is serving as architect and O’Brien & Co. is serving as general contractor for the project. Shift Apartments is located one block from Nomad, a 130-unit apartment community completed by Ethos in December 2020.

KANSAS CITY, MO. — The Cordish Cos. has broken ground on Three Light Luxury Apartments, a $140 million apartment complex in the heart of Kansas City’s Power & Light District. Three Light is the third apartment property to be built in the area, following One Light and Two Light, which are 97 percent occupied. Three Light will rise 26 stories with 288 units. The project will also include a seven-story parking garage and 7,600 square feet of ground-floor retail space. More than 30,000 square feet of amenities will include an exterior deck, infinity pool, entertainment kitchen, theater room, fitness center, business center, valet dry cleaning and coworking areas. Completion is slated for September 2023. More than 20 percent of the units in Three Light will be priced for residents who earn up to 80 percent of the area median income. The project team includes JE Dunn Construction, Hord Coplan & Macht, RD Jones + Associates and Selbert Perkins Design. The project was first announced in April.

NEW BRAUNFELS, TEXAS — General contractor Cadence McShane will build a 115,000-square-foot elementary school near San Antonio that will be part of the New Braunfels Independent School District. Designed by Stantec, the new campus will function as a replacement for the Carl Schurz and Seele elementary schools and will be able to accommodate 850 students. As part of the project, which is slated for an August 2023 completion, Cadence McShane will also demolish the existing ninth grade center.

COLUMBUS, OHIO — Center Square, a company specializing in community events and entertainment centers, has leased a 33,000-square-foot warehouse at 225 Neilston St. in the historic Warehouse District of Columbus. The company plans to transform the building into The Kee, a community center with an indoor-outdoor event venue and a restaurant and bar. The landlord, Hackman Capital Partners, owns the majority of the real estate in the Warehouse District. Clayton Davis and Alex Ashworth of JLL represented both the landlord and the tenant in the lease transaction. Center Square plans to program events at the venue such as concerts, comedy shows, fitness classes, art exhibits and farmer’s markets. There will also be an onsite catering option for private parties, weddings and corporate events. The Kee is expected to open in July 2022.

SOUTH AMBOY, N.J. — BNE Real Estate Group is nearing completion of Station Bay, a 291-unit multifamily development in South Amboy, about 35 miles south of New York City. Located along the Raritan Bay waterfront, Station Bay will feature studio, one- and two-bedroom units with stainless steel appliances, quartz countertops, tile backsplashes and individual washers and dryers. Residents will have access to a fitness center with yoga and spin studios, a coworking lounge with private meeting rooms, a game room and arcade, movie theater and a children’s play area. Outdoor amenities will include a pool, outdoor bar, private grilling dining areas and a lawn lounge. Information on starting rents was not disclosed.

WEST WAREHAM, MASS. — Commercial architectural millwork and cabinetry firm Master Millwork will open a new, 67,000-square-foot headquarters facility in West Wareham, located in the southern part of the state. The company will relocate form a 25,000-square-foot space in the same market. Master Millwork intends to hire 30 additional employees to work at the new facility, which is under construction and expected to be complete in January. Rockland Trust provided the company with a $6 million loan to fund construction of the new facility and acquire key pieces of equipment.

NEW YORK CITY — Oxford Property Group and Spire Group will develop a 62-unit multifamily project at 2893-95 Valentine Ave. in the Riverdale neighborhood of The Bronx. The 12-story, 50,000-square-foot building will offer outdoor parking, a laundry room, community room and a landscaped outdoor garden area. Construction is expected to be complete in January 2024.

SAN JOSE, CALIF. — Urban Catalyst has received approval for development of The Mark, a 850-bed student housing community located one block from the San Jose State University (SJSU) campus in Northern California. Groundbreaking is expected before the end of this year with completion scheduled for fall 2024. The property will offer 200 units alongside shared amenities including open-air decks, common areas designed to promote student success and views of the SJSU campus. “Our goal is to offer students a robust off-campus experience that complements their educational experience,” says Erik Hayden, founder of Urban Catalyst. “The Mark will help address the long-term problem of an off-campus housing shortage around SJSU.” The project was designed by the student housing division of BDE Architecture in coordination with Gould Evans interior design and will be managed by Asset Living upon completion. The Mark is one of six projects funded through Urban Catalyst’s Fund I, which closed in December with $131 million in investments.
