UPPER MARLBORO, MD. — Capital Lighting and Supply LLC and development partner Trammell Crow Co. have broken ground on a 362,880-square-foot, Class A office and warehouse build-to-suit facility in Upper Marlboro. Construction is slated for completion in the fourth quarter of 2022. Located at 8711 Westphalia Road, the new facility will feature over 40,000 square feet of office space with a training center, corporate offices and a will-call for local pickup. The warehouse component of the building includes 30-plus-foot bays for storage and features a distribution center automation technology. The facility will be located adjacent to the Capital Lighting and Supply’s current location and is meant to accommodate the firm’s 240 employees. Capital Lighting and Supply received conditional loans from both the Maryland Department of Commerce and Prince George’s County to support the project. MGMA Architects is serving as the architect, while Glen Arm Construction Co. is the general contractor.

ST. LOUIS — McCarthy Building Cos. Inc. has been selected to lead the design-build team overseeing the construction of a new 16-story inpatient tower at Barnes-Jewish Hospital in St. Louis. The project is part of BJC HealthCare’s campus renewal plan, a long-term vision to transform the Washington University Medical Campus through new construction and renovations with a focus on improving the patient and family experience at Barnes-Jewish Hospital and St. Louis Children’s Hospital. In addition to McCarthy, team members include architectural firm CannonDesign, consulting engineer BR+A, structural engineer Thornton Tomasetti, civil engineer Castle Contracting and landscape designer DTLS. The 660,000-square-foot tower will feature private rooms for heart and vascular patients, state-of-the-art imaging and the latest in surgical preparation and recovery. Plans call for 224 private inpatient rooms, 56 private intensive care unit rooms, two rooftop gardens and a family lounge with a business center, kitchenette, quiet rooms and laundry facilities. Additionally, an expansive surgical preparation and recovery program will occupy two floors. A modern imaging center will also occupy two floors. MINNEAPOLIS — The Opus Group has broken ground on Nordeast Business Center, a 130,440-square-foot speculative industrial building in Minneapolis. Located at the corner of University Avenue and 37th Avenue Northeast, the project will feature 136 vehicle parking stalls, 22 dock doors, two drive-in doors, 19 trailer parking stalls and a clear height of 32 feet. Completion is slated for summer 2022. Opus is the developer, design-builder, architect and structural engineer. John Ryden, Matt Oelschlager and Mike Bowen of CBRE are marketing the property for lease.

GRAND PRAIRIE, TEXAS — Dallas-based Proterra Properties has purchased four acres in Grand Prairie, located roughly midway between Dallas and Fort Worth, for the development of a 110,000-square-foot office and warehouse building. The property will be able to accommodate one or two tenants and will feature 32-foot clear heights, 30 dock doors, 130-foot truck court depths and an ESFR sprinkler system. Completion is slated for 2022.

GLEN MILLS, PA. — Erickson Senior Living has completed Evergreen Pointe, an expansion at Maris Grove, a continuing care retirement community (CCRC) in the western Philadelphia suburb of Glen Mills. The project, which is part of a multi-year plan to grow and renovate the CCRC, added a 76,000-square-foot assisted living building to the property. In addition to its continuing care neighborhood, Maris Grove has three independent living neighborhoods, with more than 1,200 independent living apartments on an 87-acre campus. Evergreen Pointe’s designer was architectural firm SFCS.

WEST MAHONING TOWNSHIP, PA. — Regional Industrial Development Corp. of Southwestern Pennsylvania (RIDC) has partnered with the industrial development council of Armstrong County, located outside of Pittsburgh, to bring vertical development to Northpointe Industrial Park. The site spans more than 800 acres and is located adjacent to the Allegheny Expressway. Northpointe Industrial Park’s 115 shovel-ready acres can accommodate more than 500,000 square feet of new development. A construction timeline has not yet been established.

CAMBRIDGE, MASS. — Moderna (NASDAQ: MRNA) has broken ground on the Moderna Science Center, a 462,000-square-foot research and development facility located at 325 Binney St., less than one mile from the company’s global headquarters in the Boston-area community of Cambridge.  The biotechnology company is a pioneer in the usage of messenger RNA (mRNA) for therapeutics and vaccines, including one of the earliest and most effective vaccinations against the COVID-19 virus. Moderna plans to use this site to advance its pipeline of mRNA research, which includes 37 programs currently in development and 22 ongoing clinical studies. Alexandria Real Estate Equities Inc. is developing the property, which will include custom scientific spaces for research and development, as well as collaborative office space. JLL represented Moderna in the acquisition of the development site. CHICAGO — A groundbreaking ceremony took place yesterday, Sept. 28, for the Obama Presidential Center (OPC) in Chicago’s Jackson Park, which is located on the city’s South Side. “We chose this location for a few pretty good reasons,” said Obama during the ceremony. “It’s close to where Michelle grew up and where I started my political career. It’s surrounded by vibrant neighborhoods and a community where we can help make a difference.” The center will support thousands of jobs during and after construction. It is expected to bring as many as 750,000 visitors to the area each year, according to Obama. In addition to the center, plans call for the creation of a community recreation center and another branch of the Chicago Public Library. Construction costs are estimated at nearly $500 million, according to the OPC website. The Obama Foundation will bear 100 percent of the costs to construct and maintain the grounds and structures within the OPC site, turning over ownership to the city upon completion. To leverage the private investment in the area, the city plans to invest in infrastructure improvements throughout the South Side. WARRENVILLE, ILL. — McShane Construction Co. has completed Everton Flats in Warrenville, a western suburb of Chicago. Atlantic Residential was the developer for the 259-unit luxury apartment project, which spans three buildings on a 10-acre site. Amenities include a community room, fitness center, pool, grilling area and playground. The development includes detached parking garages and surface parking lots. HKM provided architectural services.

ATLANTA — Miami and New York-based PMG and Toronto-based Greybrook Realty Partners, in a joint venture, have acquired 811 Peachtree St. N.E. with plans to develop Society Atlanta, a 460-unit mixed-use project within the PMG’s Society Living multifamily brand. Mark Lindenbaum of JLL brokered the transaction. The land price was $20.3 million. The seller was not disclosed. Designed by Atlanta-based architecture firm Cooper Carry, Society Atlanta will feature 70,000 square feet of office space and 16,000 square feet of retail space. Slated for delivery in the first quarter of 2024, the 33-story development will include traditional apartment units and “rent-by-bedroom” or co-living options. Community amenities at Society Atlanta will include a pool deck, fitness center and co-working facilities. Society Atlanta will continue the expansion of PMG’s national Society Living portfolio, which was created to address demand for reasonable rents close to urban areas. Other Society Living developments include Society Las Olas in downtown Fort Lauderdale, Fla., which opened in May 2020; Society Biscayne in downtown Miami, slated to open in early 2022; Society Orlando, currently under construction in downtown Orlando; and Society Wynwood, under construction in Miami’s Wynwood Arts District. Additionally, Society Denver was announced in August.
