Flournoy, PointOne Underway on 288-Unit Apartment Community in Lake Worth, Texas

LAKE WORTH, TEXAS — Georgia-based Flournoy Development Group and South Florida-based PointOne Holdings are underway on construction of Neuhaus, a 288-unit apartment community in Lake Worth, a northwestern suburb of Fort Worth. The property will consist of 12 three-story buildings, 48 detached garages and 48 carports on a 14.9-acre site. Amenities will include a pool, fitness center, outdoor grilling stations, clubhouse with gaming areas and multiple dog parks. HEDK is the project architect, and Strategic Construction is the general contractor. Flournoy Properties Group will manage the community. Completion is scheduled for fall 2022.

Housing Trust Group Opens $25M Affordable Housing Community in Miami

MIAMI — Housing Trust Group (HTG) has opened Max’s Landing Apartments, a 76-unit affordable housing community located in the West Kendall neighborhood of Miami. The development cost was $25 million. Located at 8905 SW 169th Court, Max’s Landing Apartments is a three-story building with 56 one-bedroom, one-bath units and 20 two-bedroom, two-bath units. The property has 11,388 square feet of retail space on the ground floor, and residential units on the second and third floors. Units range in size from 688 square feet to 1,108 square feet, and feature washer and dryer hook-ups, wide plank flooring and balconies. Community amenities include an elevator, clubroom with a kitchen and lounge seating, fitness center, business and computer room, community garden, smart storage lockers, electric car charging stations and bicycle racks. Apartments at Max’s Landing are reserved for residents earning between 30 and 80 percent of area median income (AMI), with monthly rent for qualifying residents ranging from $401 to $1,443. Mia Rose Holdings, Benton Homebuilders Underway on Construction of Multi-Phase Project in Suburban St. Louis

DARDENNE PRAIRIE, MO. — Mia Rose Holdings and Benton Homebuilders are underway on the construction of The Prairie, a multi-phase residential project in Dardenne Prairie, about 37 miles northwest of St. Louis. The project includes five three-story apartment buildings totaling 180 units. Benton Homebuilders is constructing nine buildings consisting of 60 three-bedroom villas. One of the apartment buildings will include first-floor retail space. Property manager 2B Residential plans to begin pre-leasing the units in early 2022. Phase I of the apartments is scheduled to open in mid-2022. The project team includes general contractor Midas Construction; architects Rosemann & Associates PC and DL Design; and civil engineer Premier Design Group. Mia Rose is teaming with entrepreneur and restaurateur Jim Cook on the development.

CA Industrial, Clarion Partners Break Ground on 708,000 SF Spec Industrial Project in Greenwood, Indiana

GREENWOOD, IND. — CA Industrial and Clarion Partners have broken ground on the Indy South Logistics Center, a two-building speculative industrial development spanning 708,000 square feet in Greenwood, about 12 miles south of Indianapolis. Completion of both buildings is slated for summer 2022. Situated at 955 N. Graham Road, the project will offer immediate access to I-65 and I-465. The Peterson Co. is the general contractor. JLL’s Steve Schwegman and Brian Seitz will market the project for lease.

Allegheny County Airport Authority Breaks Ground on $1.4B Terminal Modernization Project

PITTSBURGH — The Allegheny County Airport Authority has broken ground on the Terminal Modernization Program, a $1.4 billion expansion project that will add a new 700,000-square-foot terminal at Pittsburgh International Airport. The new terminal will be designed to improve the passenger experience by consolidating ticketing, security checkpoints and baggage claim. In addition, the project will add a multimodal complex that includes a new 3,300-space parking garage, rental car facilities and entrance roadways. The design team behind the project includes Gensler, HDR and Luis Vidal + Architects. The new terminal is expected to generate approximately $2.5 billion in economic activity and create more than 14,000 total direct and indirect jobs. The new terminal is scheduled to open in 2025.

Kriss Capital Provides $32M Construction Loan for Multifamily Conversion Project in Farmington, Connecticut

FARMINGTON, CONN. — Kriss Capital, a New York-based bridge lender, has provided a $32 million construction loan for a project that will convert a vacant hotel in the Hartford suburb of Farmington into a multifamily complex. The redevelopment of the 381-room Hartford Marriott Farmington Hotel will add 225 market-rate apartments to the local supply. Units will feature studio, one-, two- and three-bedroom floor plans, and amenities will include multiple pools, a fitness center, coworking space and outdoor dining areas. Kriss Capital provided the two-year, floating-rate loan to the borrower and developer, an affiliate of New Jersey-based CSRE Group. The project will be completed in phases, with leasing for the first phase beginning in 2022. The entire project is slated for completion in 2023.

High Street Residential, CBRE Investment to Develop 252-Unit Residences at Olde Town Station Near Denver

ARVADA, COLO. — High Street Residential and its joint venture partner CBRE Investment Management, on behalf of the CBRE U.S. Development Partners 5 fund, will develop The Residences at Olde Town Station, a multifamily community in Arvada. The four-story property will feature 252 units ranging from studio to two-bedroom layouts over two levels of structured parking. On-site amenities will include a fitness center, clubroom, lounge, rooftop deck, two courtyards with lounge seating and fire pits, a resort-style pool and a dog park. The Eisen Group is serving as architect and PCL Construction is the general contractor. Citizens Bank provided financing for the project. High Street Residential is Trammell Crow Co.’s residential subsidiary. Construction is slated to begin in early October with final completion scheduled for late 2023.

Thornydale Apartments Breaks Ground on 209-Unit The Alexander Multifamily Community in Marana, Arizona

MARANA, ARIZ. — Thornydale Apartments LLC, c/o Sears Financial Corp., has broken ground on The Alexander, a $49 million multifamily property located at 3915 W. Aerie Drive in Marana. The 292,850-square-foot development will feature two main mid-rise buildings, six garage buildings providing 12 loft units with attached garages, and two freestanding garages. The 209-unit property will offer technology and wellness amenities, including property-wide high-speed internet, keyless door and property access, lighting and temperature controls, and DISH TV, as well as blackout blinds in the bedrooms and adjustable smart lighting to customize the in-unit environment. Community amenities will include a dog park, barbecue area, bike storage and repair area, a resort-style pool, fitness center, outdoor fitness area and a variety of wellness offerings. Completion is slated for June 2023. Thornydale Apartments is owner/developer of the property, which Shelton Residential will manage. The project team includes Way Architects P.C., EMJ Construction, Dish Fiber and Data Link, Perry Engineering and The Planning Center.

Trez Capital Provides $78.2M Construction Financing for Apartment Project in Miami

MIAMI — Trez Capital has provided a $78.2 million construction loan for The Julia, a 323-unit apartment building in Miami’s Allapattah neighborhood, just northwest of downtown Miami. Ben Jacobson of Trez Capital originated the non-recourse loan. Charles Foschini and Chris Apone of Berkadia secured the financing on behalf of the borrower. The financing is a 36-month loan, with a one 12-month extension option. Neology Life, a Miami-based development company, led by Lissette Calderon, is the borrower and developer. Construction has already begun, and the project is slated for completion by the middle of 2023. The development cost is $100 million, according to Neology Life Development Group. Located at 1625 NW 20th St., The Julia will feature a mix of one- and two-bedroom units ranging in size from 586 square feet to 892 square feet. Community amenities will include a pool with cabanas, rooftop garden, fitness and wellness center, coffee bar, dog park and virtual concierge. The Julia was named after Julia Tuttle, the founder of Miami. JAXI Builders Inc. is the general contractor for The Julia, while Behar Font Architects is the architect. Seefried Breaks Ground on 185,250 SF Distribution Center in Duncan, South Carolina

DUNCAN, S.C. — Atlanta-based Seefried Industrial Properties has broken ground on Victor Hill Distribution Center, a 185,250-square-foot industrial project in Duncan. Located at 1117 Victor Hill Road on a 15-acre site, Victor Hill is situated about 3.6 miles from Greenville-Spartanburg International Airport, 17.8 miles from downtown Greenville and 2.3 miles from BMW’s plant in Spartanburg, S.C. The Class A distribution center is being built on a speculative basis and is slated for completion and for tenant occupancy by July 2022. The building will have 32-foot clear heights, a rear-load configuration with a 185-foot truck court, 30 dock doors, 135 parking spaces and 50 trailer spaces. Additionally, the building will offer 2,300 square feet of office space. Doug Smith and Joseph Tripp of Seefried Industrial Properties will internally lead leasing for the building. Pattillo Construction Corp. is the general contractor at Victor Hill, and MCA Architecture is the project architect.
