EAST ORANGE, N.J. — Locally based developer Blue Onyx Cos. has broken ground on 14 Summit, a 78-unit apartment project located in the Northern New Jersey community of East Orange. Designed by Inglese Architecture & Engineering, the five-story property will comprise eight studio apartments, 51 one-bedroom units and 19 two-bedroom units. Amenities will include a coworking space, fitness center, pet washing station, community lounge, two rooftop terraces and bike storage rooms. Completion is slated for early 2023.

AUSTIN, TEXAS — General contractor Austin Commercial has completed Q2 Stadium, the new, 20,500-seat soccer stadium for Austin FC, the city’s new Major League Soccer team that will host its first match in the 465,000-square-foot venue on June 19. The Austin City Council originally approved the development of the stadium, which is situated on a 24-acre site on the city’s north side, in August 2018. Designed by Gensler and owned by Precourt Sports Ventures, the stadium features an outdoor amphitheater and stage for live music, a beer hall with local food and beverage options, large video screens for parties and retail merchandise stores. St. David’s Performance Center, the team’s 29,000-square-foot training facility that was also designed by Gensler, opened this spring and features four full-sized and one half-sized fields, including a community field with seating for 1,000 spectators.
AUSTIN, TEXAS — Legacy Partners and Bridge Investment Group have broken ground on Camber Ranch on Parmer, a 483-unit apartment community in Austin. Designed by Humphreys & Partners, the community will consist of 22 residential buildings separated by a large green belt and wetland with walking trails. Units will range in size from 438 to almost 1,500 square feet, and multiple homes will include private garages. Other amenities will include a pool, fitness center, outdoor grilling areas, a demonstration kitchen, esports gaming center, podcast studios and a coworking lounge with a mix of common and private work areas. The project was announced in December 2020.
ATLANTA — Wendover Housing Partners LLC will open in August 2021 Hartland Station, a new mixed-income affordable housing community in Atlanta. Located at 2074 Fleet St. SW in the city’s Sylvan Hills neighborhood, Hartland Station is situated four miles south of downtown Atlanta and 6.8 miles from Hartsfield-Jackson Atlanta International Airport. The community features 131 one-, two- and three-bedroom units with rents starting at $888 a month. Community amenities include a business center, fitness center, activity room with kitchen, splash pad and a playground for children. The $28 million project was financed in part by nearly $1 million in Low Income Housing Tax Credit (LIHTC) equity from the Georgia Department of Community Affairs, and Invest Atlanta provided $1.5 million in Housing Opportunity Bonds. Funding was also provided from $18.8 million in tax-exempt bonds and $1.3 million in grant funding from the Metropolitan Parkway Tax Allocation Bond District. Slocum Platts Architects provided design services for the project, and Roger B. Kennedy Construction was the general contractor. HUNTINGTON STATION, N.Y. — E.W. Howell Construction Group has completed Sunrise of Huntington, a 90-unit seniors housing community on Long Island. The 108-bed property offers assisted living and memory care services. Units come in studio, one- and two-bedroom formats. Amenities include a wellness center, activity room and a salon. The property is the 11th on Long Island for owner-operator Sunrise Senior Living.
WARRENVILLE, ILL. — Northfield, Ill.-based Interforum Holdings has completed development of Arden of Warrenville, a 364-unit luxury apartment complex in Warrenville, a western suburb of Chicago. The project is situated within the larger Cantera community. Units are available in one- to four-bedroom layouts ranging from 833 to 1,201 square feet. Amenities include a fitness center, yoga room, business center, resident lounge, sauna, business center, library room, pool, rooftop terrace, dog park, outdoor courtyards, indoor parking and spa services. The project team included general contractor McShane Construction and architect Baranyk Associates. CIBC Bank, Inland Bank, Associated Bank, Great Southern Bank and Arbor Multifamily Lending provided financing for the project. Monthly rents start at $1,713. Residents can now receive up to two months of free rent.
CEDAR RAPIDS, IOWA — The Annex Group has unveiled plans to develop Union at Wiley, a 180-unit affordable housing community in Cedar Rapids. Located at 4227 21st Ave. SW in Linn County, the $31.8 million project will include one-, two- and three-bedroom floor plans for residents who earn up to 60 percent of the area median income. Amenities will include a clubhouse, gaming area, playground and fitness center. Completion is slated for May 2022. The project team includes Sebree Architects, Crockett Engineering, Ament Design, Summit LIHTC Consulting, Hayes Gibson Property Services and GLD Commercial. Annex will serve as general contractor. CREA will serve as the equity partner, providing nearly $13 million in low-income housing tax credit equity. Cedar Rapids Bank & Trust is providing a $27 million construction loan and an $18.3 million permanent loan.
CHARLOTTE, N.C. — Stream Realty Partners and joint venture partner The Durban Group will develop a mixed-use project located at 2833 and 2905 Griffith St. in Charlotte. The 325,000-square-foot development will be situated on 1.7 acres adjacent to Suffolk Punch Brewing in the city’s South End submarket. Construction will start in second quarter 2022. The development will be a high-rise tower with office and retail space, according to Charlotte Business Journal. Located on the Lynx New Bern station, the development will have its retail component anchored by an expansion of Suffolk Punch Brewing. Stream Realty Partners is a Texas-based commercial real estate firm with full-service offerings in leasing, property management, development, construction management and investment sales services across the industry. The Durban Group is a Charlotte-based commercial real estate development firm.
CLEVELAND — CrossCountry Mortgage LLC has launched construction of its $46 million headquarters campus in Cleveland’s historic Superior Arts District. The 168,000-square-foot project on Superior Avenue is expected to bring more than 600 full-time jobs to the city. Made possible with support from the City of Cleveland, Team NEO, JobsOhio and the Ohio Development Services Agency, the project includes the restoration and renovation of four industrial buildings dating back to as early as 1913. The site formerly housed the headquarters, packaging and warehouse facility for TAP Packaging + Design. The new headquarters will feature a 4,600-square-foot training center and a 7,100-square-foot common area. Amenities will include a conference center, barista, grab-and-go food pantry, commercial kitchen and an 8,600-square-foot gym with a group fitness studio and lockers. Completion of construction is slated for the end of the year. Founded in 2003, CrossCountry is a retail mortgage lender with nearly 6,800 employees. The company, which is currently based in Brecksville, operates in all 50 states through a network of more than 500 offices.
HOUSTON — Locally based developer McNair Interests has broken ground on Remy on the Trails, a 330-unit multifamily project located on a 24-acre site in West Houston. The property will span 400,000 square feet and offer one- and two-bedroom units. Amenities will include an infinity pool, indoor fitness center with an adjoining outdoor workout area, a clubhouse with resident lounges, dog washing station, multiple courtyards with outdoor entertainment spaces and a business center with private offices and a conference center. In addition, residents will have access to a private walking trail and three-acre lake with a dock for paddleboards, kayaking and fishing. Project partners include The Preston Partnership (architect), Mayfield & Ragni Studio (interior designer), Kimley-Horn (landscape architect) and Arch-Con (general contractor). Leasing is expected to begin in the third quarter of 2022.
