PLANT CITY, FLA. — Foundry Commercial and Stockbridge have broken ground on the second speculative development at Lakeside Logistics, a 1,000-acre industrial park located in Plant City. The park is situated about 1.5 miles south of Interstate 4, 22 miles east of Tampa and 56 miles southwest of Orlando. The first phase of Lakeside Logistics was recently delivered, featuring a 505,160-square-foot, cross-dock warehouse distribution facility with 36-foot clear heights. The second phase of Lakeside Logistics will include two buildings totaling 414,000 square feet. Foundry Commercial plans to develop additional phases at Lakeside Logistics, which when finished will total over 1 million square feet. Lakeside Logistics marks the 10th project developed by Foundry Commercial.

DUNELLEN, N.J. — New Jersey-based Prism Capital Partners has broken ground on a 252-unit, mixed-income community at the site of the former Art Color industrial facility in Dunellen, about 40 miles southwest of New York City. The property will consist of 194 one- and two-bedroom units that will be rented at market rates, as well as 58 units with various income restrictions and 10,000 square feet of retail space. The development will also include 130 for-sale townhomes to be constructed by a national homebuilder. Amenities will include a pool, fitness center, clubhouse and meeting rooms. Construction is slated for completion in spring 2022.
Shopoff, Artemis Real Estate Start Construction of 1.8 MSF Logistics Center in Inland Empire

IRVINE, CALIF. — Irvine-based Shopoff Realty Investments, in a partnership with Artemis Real Estate Partners, has broken ground for its Interstate-10 Logistics Center project, which is located near the I-10 and Cherry Valley Boulevard interchange in the Inland Empire East. Upon completion, the project will feature more than 1.8 million square feet of industrial space, which is being designed to obtain LEED Silver certification. The development will feature two industrial high-cube warehouses, one offering 811,000 square feet and the second offering 1 million square feet. The project will feature 40-foot clear heights, 300 dock-high roll-up doors and 519 trailer parking spots. The project site totals 240 acres, with approximately 155 acres included within the developed portion of the project, and the remaining 85 acres of land will be donated to the Rivers and Lands Conservancy as permanently conserved open space.
Brass Cap Development Breaks Ground on Two-Building Industrial Facility in West Henderson, Nevada

WEST HENDERSON, NEV. — Brass Cap Development has broken ground on Silver and Black, a two-building industrial complex located at the corner of Dale Avenue and Chaparral Road in West Henderson. Each building will offer approximately 75,000 square feet that can be divisible to 7,500 square feet. Both properties will feature 30-foot clear heights; 20 dock doors measuring nine by 10 feet high with dock bumpers installed at each door per building; 10 dock doors measuring 12-foot by 14-foot high per building; ESFR fire suppression systems; and 2,500 amps, 277/480V, three-phase power per building. Las Vegas-based LM Construction Co. is the design-build general contractor for the project. Colliers Las Vegas is handling leasing and sales at the property.
ALPHARETTA, GA. — RocaPoint Partners has broken ground on the next wave of ground-up development at the $370 million, 135-acre mixed-use Halcyon community in Alpharetta that first opened to the public in the fall of 2019. The second phase includes a four-story brick and steel building that will feature 60,000 square feet of creative office space and The Forum Athletic Club, a new two-story fitness center totaling 23,000 square feet with an adjacent outdoor fitness field. Set to open in early 2022, this will be the third location of The Forum Athletic Club. Phase II will also include a 5,000-square-foot Dogtopia dog boarding and grooming studio. AKA Studio designed the interior of Building 1100 to feature open, accessible stairwells with natural light, HVAC systems with UV filtration and hands-free access throughout the building. The development is also located right off of Ga. Highway 400. RocaPoint made a deal with publicly traded pharmaceutical company Alimera Sciences to occupy a full floor totaling 14,900 square feet of Building 1100, which is set to deliver by the fourth quarter of 2021. MIAMI — Anatomy has opened a new location at Regatta Harbour, a 9.5-acre mixed-use development underway in Miami. Anatomy is a progressive fitness community that integrates exercise programing with wellness and beauty. The Regatta Harbour location will be Anatomy’s fourth location in South Florida, and Anatomy is Regatta Harbour’s first tenant. Situated at 3385 Pan American Drive, Anatomy encompasses 15,000 square feet of space. Anatomy’s Regatta Harbour site houses “The Sanctuary,” which is the gym’s signature recovery and regeneration component. HOUSTON — General contractor Harvey Builders will construct a 115,000-square-foot manufacturing and office facility in Houston. Designed by Powers Brown Architecture, the facility will be situated on an 8.3-acre site within the Houston Spaceport campus on the city’s southwest side. The project will be a build-to-suit for Hamilton Sundstrand, a subsidiary of Collins Aerospace, and is expected to be complete in summer 2022. Houston-based Griffin Partners has been tapped as the development manager for the project, which is expected to add about 250 new jobs to the local economy.
JERSEY CITY, N.J. — A partnership between KRE Group and National Real Estate Advisors LLC has opened Journal Squared 2, a 68-story multifamily tower in Jersey City. Designed by HWKN and Handel Architects, the property features 704 units that are now more than 50 percent leased. Floor plans include micro studio, studio, one-, two- and three-bedroom options. The project represents the second phase of a larger development that began with the delivery of a 53-story, 538-unit apartment tower. Residents have access to nearly 100,000 square feet of indoor and outdoor amenities between the two buildings. Rents start at $1,960 per month.
BOZEMAN, MONT. — ACRES Capital Corp. has originated a $29.2 million loan to fund the construction of Babcock Apartments, a multifamily property located at 1612 and 1624 W. Babcock St. in Bozeman. The borrower is Roundhouse Development, a fully integrated developer and operator of multifamily housing. Los Angeles-based George Smith Partners arranged the loan. Babcock Apartments will feature 95 apartments, 105 parking spaces and 2,300 square feet of ground-floor retail space. Units will include in-unit washers/dryers, stainless steel appliances, dishwashers, wood cabinets, marble countertops and private balconies in select units. Community amenities will include a fitness center, tenant lounge, open space areas, individual storage units and on-site parking. SAULT STE. MARIE, MICH. — Woda Cooper Cos. Inc. has opened Osborn Commons, a $14 million mixed-income housing project located at 215 Governor Osborn Blvd. in downtown Sault Ste. Marie, a city in Michigan’s Upper Peninsula. Of the project’s 65 units, 63 are available for residents who earn 30 to 80 percent of the area median income. Two units are available at market rate and seven units are designated for those with disabilities. Amenities include a fitness center, management office and two community rooms. The development also includes a 2,000-square-foot retail store known as The Market on Osborn. Local entrepreneurs Steve and Kathy Twardy operate the store, which sells beverages, snacks, dairy products, fresh produce, packaged dry goods and a variety of breakfast and lunch options. The Michigan State Housing Development Authority provided affordable housing tax credits for the project. Affordable housing investor CREA LLC provided equity financing; lender Cedar Rapids Bank & Trust provided the first mortgage; and Merchants Capital provided a construction loan.
