MANSFIELD, TEXAS — A partnership between locally based firm Realty Capital Management and South Florida-based PointOne Holdings has broken ground on Phase II of Main Street Lofts, a project in the Fort Worth suburb of Mansfield that will add 266 apartments to the local supply. Phase II will deliver amenities such as a pool, fitness center, multiple lounges, resident clubhouse and access to walking and biking trails. JHP Architecture is designing the project, and NRP Construction is the general contractor. First United Bank provided construction financing. Completion is scheduled for the first quarter of 2022.

PLANO, TEXAS — Locally based developer Billingsley Co. has completed a 187,100-square-foot project that is the first office building within International Business Park in Plano. The project also included the construction of a 9,000-square-foot amenity center on the campus that houses a fitness center, conference center and grab-and-go food service. Adolfson & Peterson served as the general contractor for the four-story office building, which is situated on 9.2 acres and includes a coffee bar with TVs and complimentary Wi-Fi. GFF Architects designed the building, and JLL is handling leasing.
KANSAS CITY AND PARK CITY, KAN. — Amazon.com Inc. has unveiled plans to open two new fulfillment centers in the state of Kansas. The centers, which are expected to open in 2021, will together create more than 1,000 new, full-time jobs. Each facility will span roughly 1 million square feet. One will be located at 9700 Leavenworth Road in Kansas City while the other will be located at 7130 N. Broadway Ave. in Park City. Amazon associates will pick, pack and ship bulky or large items such as patio furniture, outdoor equipment and rugs. Amazon also says it plans to open a new delivery station in Wichita. Since 2010, Amazon has created more than 4,500 jobs in Kansas and invested nearly $3 billion across the state.
Beyond the Diamond: Boston Red Sox Owner to Redevelop Five Acres Surrounding Fenway Park

BOSTON — A division of Fenway Sports Group, the owner of the Boston Red Sox, is building a team to redevelop the area outside of Fenway Park. The company’s real estate arm, Fenway Sports Group Real Estate (FSGRE), is partnering with Massachusetts-based WS Development and the D’Angelo family to redevelop several sites surrounding the Red Sox home ballpark. Details were not disclosed, but The Boston Globe reports the project would bring office space, apartment buildings, shops, laboratories for life science firms, public spaces and maybe a hotel to the Fenway neighborhood. The office space could house Fenway Sports Group’s staffers who work inside Fenway Park’s offices, according to the newspaper. The move mirrors what other professional sports teams, including the Atlanta Braves and the St. Louis Cardinals, have done in recent years to create density surrounding their ballparks with mixed-use villages. Terwilliger Pappas, Mill Green Partners to Break Ground on $70M Apartment Development Near Atlanta

CUMMING, GA. — A joint venture between Terwilliger Pappas and Mill Green Partners will break ground this month on Solis Cumming Town Center, a $70 million apartment development in downtown Cumming. The development will include 300 apartment units and 20 townhome units. The asset will be the multifamily component of Mashburn Village, a mixed-use development that will feature 193,000 square feet of retail space and 85 single-family homes in addition to Solis Cumming Town Center. Dwell, E&M, B&C Studio and Kimley-Horn designed the community, and New South served as the general contractor. Cadence Bank provided construction financing, and Atlanta-based Preferred Apartment Communities provided a mezzanine loan. Terwilliger Pappas and Mill Green Partners expect to deliver the community in 2022.
Jefferson Apartment Group Delivers 384-Unit Multifamily Community in Central Florida

CASSELBERRY, FLA. — McLean, Va.-based Jefferson Apartment Group has delivered Jefferson at Lake Howell, a 384-unit multifamily community in Casselberry. The property comprises 16 three-story buildings spanning 22 acres. The community offers one-, two- and three-bedroom floor plans ranging from 727 to 1,410 square feet. Unit interiors feature nine-foot ceilings, stainless steel appliances, wine refrigerators, quartz countertops and screened-in balconies. Communal amenities include two pools, fitness center, clubhouse, dog park, playground, paddleboard storage and a private dock on Lake Howell. Rents will range from $1,310 per month to $2,245 per month. The asset is situated 1124 Shoreview Circle, 13 miles northeast of downtown Orlando.
FORT LAUDERDALE, FLA. — Whole Foods Market will open a 47,000-square-foot store in Fort Lauderdale on Wednesday, Oct. 28. The new location will be situated at 501 SE 17th St., two miles south of downtown Fort Lauderdale and within CURV, Ram Realty’s 243-unit multifamily community. The store will include a coffee bar featuring cold-brew, nitro tea, wine and beer. This will be Whole Foods’ second Fort Lauderdale location, with the first being located at 2000 N. Federal Highway.
Newcastle Partners to Develop Three Spec Industrial Facilities Totaling 824,300 SF in Inland Empire

REDLANDS AND RIVERSIDE COUNTY, CALIF. — Newcastle Partners is developing three speculative industrial properties in the Inland Empire totaling 824,500 square feet. The company, in partnership with Sun Life, plans to construct Redlands Commerce Center, a 190,000-square-foot warehouse distribution facility in Redlands. Construction costs are estimated at $20.1 million for the speculative industrial facility. In a joint venture with Rockefeller Group Development, Newcastle has planned a 345,000-square-foot industrial warehouse and distribution center on 16.8 acres of land on Harvill Avenue in Riverside County. Construction is scheduled to start in the fourth quarter, with completion slated for late third-quarter 2021. In another joint venture with Rockefeller Group, the company plans to construct Val Verde Distribution Center, a 289,300-square-foot property on 12.9 acres at the northwest corner of Cajalco Road and Harvill Avenue in Riverside County. Construction is set to start in the fourth quarter, with completion scheduled for third-quarter 2021.
HOWELL, N.J. — New Jersey-based developer Walters is nearing completion of Cornerstone at Howell, a 72-unit affordable housing development in coastal New Jersey. Residents have begun moving in to the four-building development, which features one-, two- and three-bedroom units with individual washers and fully equipped kitchens with granite countertops. Amenities include outdoor grilling and picnic stations, a clubhouse with a fitness center and a children’s play area. Walters expects to complete the project by the end of the year.
LEXINGTON, MASS. — Dallas-based Lincoln Property Co. has received approvals to move forward with the development of a 200,000-square-foot life sciences project at 91 Hartwell Ave. in the Boston metro of Lexington. Designed by Boston-based architecture firm DiMella Shaffer, the property will consist of 95,000 square feet of lab space, 125,000 square feet of office space and a 502-space parking structure. The development team also includes Paul Finger Associates, LEC Environmental and Nitsch Engineering.
