ARLINGTON, VA. — JBG Smith has started construction of two residential towers at 1900 Crystal Drive in National Landing, a massive development project just across the Potomac River from Washington, D.C. The buildings will total 808 multifamily rental units and around 40,000 square feet of street-level retail across two mixed-use buildings in Arlington. A 27-story southern tower will feature 471 apartments, while the 26-story northern tower will include 337 apartments. 1900 Crystal Drive will feature a private rooftop and green spaces, as well as a pedestrian-friendly street that will serve as a connection between 18th and 20th streets. The property will also have neighborhood improvements such as enhanced streetscapes, a grand staircase connecting to public open space and public bike facilities. National Landing comprises three neighborhoods: Crystal City, Pentagon City and Potomac Yard, that spread across Arlington and neighboring Alexandria. In 2018, online retail giant Amazon choose National Landing for its new headquarters, and JBG Smith was hired as developer, leasing agent and property manager for the project. CHARLOTTE, N.C. — JLL will open its new office at 650 S. Tryon at Legacy Union in Uptown Charlotte. The office spans nearly two floors and 41,000 square feet at the mixed-use development. Jaime Boast, Bryan White and Chris Schaaf of JLL represented the company internally in the lease negotiations. Lincoln Harris is the developer and landlord of Legacy Union. JLL’s Charlotte team has grown 47 percent year-over-year since 2019. The firm’s new location consolidates four offices spread throughout the city, bringing together 150 professionals in a larger setting. The space can accommodate up to 200 employees, with additional options for future expansions available. Designed by Gensler, the new office will feature flexible furniture selections that can be reconfigured based on need, as well as floor plans that allow for social distancing, enhanced collaboration for in-person and remote workers and easy movement throughout the space. Charlotte-based Rodgers Builders was the general contractor of the new space, and JLL’s Project and Development Services group oversaw the build-out. Additionally, the new office will pursue both LEED Gold and WELL Silver certifications. PLANO, TEXAS — California-based KBS has completed the renovation of Legacy Town Center, a three-building, 522,043-square-foot office complex in Plano. The property was developed in phases between 2001 and 2006 and offers amenities such as a fitness center, conference center, bike sharing program, car wash and a wellness room. KBS renovated the leasing office, conference center and locker rooms and added two new spec suites as part of the capital improvement program.
HOUSTON — A partnership between Dallas-based Trammell Crow Co. and New York-based Clarion Partners has begun work on Seton Lake Logistics Center, a 255,704-square-foot speculative industrial project in northwest Houston. Designed by Powers Brown Architecture, the cross-dock building will feature 32-foot clear heights, 36 trailer parking stalls and an ESFR sprinkler system. Rosenberger Construction is the general contractor for the 16.8-acre project, which is expected to be complete in October. CBRE has been tapped to lease the building.
HOUSTON — Illinois-based Molto Properties has broken ground on West Gulf Bank Distribution Center, a 115,642-square-foot industrial project located within Brookhollow West Business Park in northwest Houston. Building features include 97 car parking spaces, 24 trailer parking spaces, 28 loading docks and two drive-in doors and ramps. Nick Peterson and John Ferruzzo of Transwestern represented Molto Properties in its site selection and acquisition of the land. The duo also represented the developer in a subsequent sale of the land and building to moving company Armstrong Relocation, which plans to take occupancy of the building upon completion in September.
Partnership Breaks Ground on 206-Unit Hilite Apartment Project in Seattle’s Judkins Park

SEATTLE — A partnership between Hatteras Sky, Trent Development and Cresset Diversified Real Estate Capital has broken ground on Hilite, a mixed-use apartment community located at 622 Rainier Avenue in Seattle’s Judkins Park neighborhood. The project’s name is a nod to the West Coast Printing Building that previously operated on the same site as the new development. Slated to open in 2023, Hilite will feature 206 units above approximately 5,200 square feet of ground-floor retail space. The property will participate in Seattle’s Multifamily Tax Exemption program, which requires that 20 percent of the units be dedicated as affordable. WG Clark Construction is serving as general contractor and Studio 19 is serving as the architect. Blanton Turner will serve as the property management team.
NEW YORK CITY — The General Services Administration (GSA) has tapped Chicago-based architecture and engineering firm Krueck Sexton Partners (KSP) to design the $240 million redevelopment of the Silvio J. Mollo Federal Building in New York City. Constructed in 1974, the 10-story, 160,000-square-foot building is located at 1 St. Andrew’s Plaza in Lower Manhattan and houses the offices of the U.S. Attorney’s Office for the Southern District of New York and the U.S. Marshals Service. Enhancements will include the replacement of all major building systems, modifications to the base building structure and the installation of a new façade. Other building modifications will include the development of a new main entrance, upgrades to the building’s accessibility and security infrastructure and the implementation of a new interior design plan. As part of the project, KSP will also design two floors of swing space at the Jacob K. Javits Federal Office Building at 26 Federal Plaza that will serve as temporary accommodations for building occupants during the modernization. Construction is expected to begin in fall 2023 with completion scheduled for summer 2026.
HAVERHILL, MASS. — Edwards Vacuum, a manufacturer owned by Swedish industrial conglomerate Atlas Copco, will open a 121,800-square-foot facility in Haverhill, located north of Boston. The property will feature space for office, manufacturing, warehousing and research and development. The largest portion of the first floor centers on manufacturing, alongside warehouse/storage, R&D labs, a training room, cafeteria, fitness area and bike storage space. Offices, conference rooms and an observation room will be situated in the mezzanine area. Dacon Corp. is designing the project, which is expected to bring about 200 new jobs to the area. Completion is slated for the second quarter of 2022.
EATONTOWN, N.J. — Florida-based Rendina Healthcare Real Estate has broken ground on the RWJBarnabas Health Family Care & Wellness Center, an 82,000-square-foot project at Monmouth Mall in Eatontown, located near the Jersey Shore. The facility will feature custom-designed spaces for specialized pediatric care, women’s services and wellness resources. The building will also include a commercial-grade kitchen to support the wellness center. Completion is slated for November.
PLAINFIELD, N.J. — CBRE has negotiated the sale of a multifamily development site that will ultimately house 104 units at 803 South Ave. in Plainfield, located in the north-central part of the state. A partnership between Bennett Realty & Development and EDEN Property Co. LLC sold the site to West of Hudson Real Estate for an undisclosed price. Jeffrey Dunne, Jeremy Neuer, Gene Pride, Zach McHale, Nat Gambuzza and Trevor Fiebel of CBRE represented both parties in the deal. A construction timeline for the project was not disclosed.
