ROCKWALL, TEXAS — Locally based developer SWBC is nearing completion of The Royalton at Rockwell Downes, a 295-unit multifamily project in the northeastern Dallas suburb of Rockwall. The project represents Phase I of a larger development that will ultimately add 590 new units to the local supply. The Royalton at Rockwall Downes will offer one-, two- and three-bedroom residences that are furnished with stainless steel appliances, hardwood-style floors and granite countertops. Amenities will include a pool, spa, an indoor/outdoor game room, fitness center with a spin studio and a dog wash saloon. SWBC expects to complete Phase I in March 2021 and to begin construction of Phase II shortly thereafter. Cross Architects designed the community, and G&A Consultants served as the civil engineer.

ARLINGTON, TEXAS — Dallas-based design/build firm ARCO/Murray has completed a North Arlington Self Storage, a 937-unit facility. Developed by Cogent Capital, the five-story property spans 100,665 gross square feet and includes an interior drive aisle, detached single-story units and a 900-square-foot sales office. Extra Space Storage will manage the property. ARCO/Murray provided complete design-build services including architectural, structural, MEP design, permitting and construction.
NEW YORK CITY — A partnership between Strategic Capital, Cape Advisors and Forum Absolute Capital Partners has opened Greenwich West, a 170-unit multifamily condominium project located at 110 Charlton St. in the West Soho neighborhood of Manhattan. Designed by Parisian architecture firm Loca Anima and interior designer Sebastien Segers, Greenwich West features studio, one-, two- and three-bedroom floor plans, with prices ranging from $1.1 million to $7.9 million. Amenities include a 24-hour attended lobby, a rooftop terrace with multiple outdoor seating areas, a fitness center with a yoga studio and a children’s play area. Plaza Construction served as the general contractor for the 30-story building.
JLL Arranges More Than $100M in Financing for Multifamily Tower Under Construction in Chicago

CHICAGO — JLL has arranged more than $100 million in financing for a 278-unit multifamily community in Chicago’s West Loop neighborhood. The developer broke ground on the community in late September and expects to deliver it in spring 2022. JLL worked on behalf of developer Marquette Cos. to secure a $65 million construction loan through Bank OZK. Further details of the financing were not disclosed. Power Construction is the general contractor and Chicago-based Brininstool + Lynch is the architect. The 25-story property, located at 1400 Randolph St., will feature coworking spaces, a fitness center, club room and a pool on the 18th floor. Amenities in the surrounding neighborhood include the 13-acre Union Park; the L Train Ashland Station; and “Restaurant Row,” which features restaurants such as Au Cheval, Bad Hunter, Bandit, Girl & the Goat, Haymarket Tavern, La Josie, Lena Brava and Rooh. Matthew Schoenfeldt of JLL represented the Naperville-based developer in securing the construction financing. “Marquette, their institutional partner and Bank OZK have been steadfast in their commitment to 1400 Randolph, which is a testament to the fundamentally compelling concept,” says Schoenfeldt. Gilbane Starts Construction of 978-Bed Student Housing Complex Near University of Maryland

COLLEGE PARK, MD. — Gilbane Development Co. has started construction on Tempo, a 978-bed student housing complex near the University of Maryland in College Park. The community will comprise 296 units with studio to five-bedroom floor plans. Units will be fully furnished and will feature stainless steel appliances, granite countertops, washers and dryers, walk-in closets and flat-screen TVs. Communal amenities will include study lounges, a fire pit, clubhouse, pool, sundeck, fitness center, multisport simulator and a computer lab. The two-acre site will be situated at 8430 Baltimore Ave., less than one mile from campus. Providence, R.I.-based Gilbane Development expects to deliver the asset in August 2022. Gilbane Development is the project development, financing and ownership arm of Gilbane Inc., a private holding company.
MIRAMAR, FLA. — Deerfield Beach, Fla.-based Konover South LLC has broken ground on Miramar Park Place, a 56,600-square-foot retail center in Miramar. Tenants, which include Flannigan’s, World of Beer, Jersey Mike’s and Starbucks, are expected to open in summer 2021. Konover South, in partnership with Master Development Partners of Dania Beach, Fla., purchased the property in October 2019. R.A. Rodgers Construction Co., based in Altamonte Springs, Fla., is the general contractor. City National Bank provided a $20 million construction loan for the project.
DALLAS — Harwood International has unveiled plans for a new 360,000-square-foot office project that will be located in the company’s 19-block Harwood District in between Uptown and downtown Dallas. The 27-story building will feature a 17,000-square-foot rooftop terrace and sky garden, as well as a fitness center with locker rooms and multi-purpose flex space for conferences, catering or other curated events. The design and architecture firms behind Harwood No. 14 are Dallas-based HDF (architect of record), Dallas-based Corgan (associate architect) and Tokyo-based architect Kengo Kuma & Associates (design architect). Construction is scheduled to begin this winter.
URBANDALE, IOWA — Stahl is underway on the construction of the Millard A. Olmsted Elementary School within the Urbandale Community School District near Des Moines. The two-story, 118,000-square-foot elementary school will feature classrooms, auxiliary spaces, a kitchen and cafeteria, gymnasium and administration area. The $28 million building, located at 7110 Prairie Ave., will replace the previous Olmsted Elementary School. Demolition of the old school began in July 2019. The new school is expected to house up to 650 students with future expansion capabilities. It is slated for completion in May 2021.
PLANO, TEXAS — Cawley Partners has broken ground on The Parkwood, a 120,000-square-foot office project that will be located at 3930 N. Dallas Tollway in Plano. Designed by global architecture firm Gensler, the Class A building will serve as the headquarters for First United Mortgage, which will occupy more than 50 percent of the leasable space and open a First United Bank branch on the main floor. Other building features include spacious floor plates, a fitness center and a 4:1000 parking ratio. Ridgemont Construction is the general contractor for the project, which is expected to be complete in November 2021. Cawley Partners also recently announced plans to develop a 150,000-square-foot office project near Dallas Love Field Airport.
ROCHESTER, MINN. — Kraus-Anderson has completed the adaptive reuse and construction of the Development Services and Infrastructure Center and the North Station for the Rochester Police Department (RPD) in southern Minnesota. The total project investment was $18.4 million. As space became limited at City Hall, the City of Rochester bought the former Think Bank building and land in 2016 in order to relocate the RPD and the city’s newly formed Development Services and Infrastructure team, which includes the Community Development Department, Building Safety and Public Works. Designed by BKV Group, the 47,000-square-foot transformation of the Think Bank building began in July 2019.
