SANFORD, FLA. — Love Funding has secured a $47.6 million loan for the construction and permanent financing of Allure on the Parkway, a 290-unit multifamily community in Sanford. Situated about 25 miles north of downtown Orlando, Allure on the Parkway will feature one- and two-bedroom floor plans. Amenities will include walking trails, a dog park, clubhouse, fitness center and a pool. Peter Wessel of Love Funding secured the loan through U.S. Department of Housing and Urban Development’s (HUD) 221(d)(4) loan program. The borrower was not disclosed. The loan will cover the construction period and subsequent 40-year term.

DELRAY BEACH, FLA. — Avison Young has arranged the sale of the former Home Depot headquarters in Delray Beach. The 42.7-acre site in Palm Beach County was sold on behalf of Investors Warranty of America in three transactions totaling $33 million. Three parcels were sold to three separate South Florida developers, and they have created a joint venture to turn the land into a mixed-use project. Centerpointe Delray Holdings, consisting of Miami-based firms 13th Floor Investments and Key International, along with Boca Raton-based CDS International Holdings, will build more than 600 multifamily units. CDS plans to also develop office and retail space on the site. The project will include a 1.8-acre park with trails connecting to the 25-acre Delray Natural Oaks Preserve. The Delray Beach City Commission has already unanimously approved the master plan.

ALPHARETTA, GA. AND TAMPA, FLA. — Highwoods Properties has sold Two Point Royal, a 124,000-square-foot building in Alpharetta, and Highwoods Preserve I, a 199,000-square-foot building in northeast Tampa, for a combined $54.5 million. The office buildings were 91 percent leased at the time of the sale. The undisclosed buyer has retained Highwoods as property manager of Highwoods Preserve I.

TAMPA, FLA. — Franklin Street has negotiated the 61,598-square-foot, long-term lease for Baldwin Krystyn Sherman Partners (BKS) to relocate its corporate headquarters to Tampa. The independent insurance firm will occupy two floors at Corporate Center II at International Plaza, a 10-story office building located about five miles west of downtown Tampa. The firm will be moving from the city’s Westshore district. Chris Bulter and Ryan McCurdy of Franklin Street represented the tenant in the lease transaction. Ron Ruffner and Clay Sovich of JLL represented the landlord, Atlanta-based Cousins Properties Inc.

ST. PETE BEACH, FLA. — A venture led by Gencom has purchased the Grand Plaza Hotel and the Beachcomber Beach Resort and Hotel for $100 million. The hotels are located a quarter-mile apart from each other in St. Pete Beach, a barrier island on the Gulf of Mexico southwest of Tampa. Situated on 3.7 acres at 5250 Gulf Blvd., the 156-room Grand Plaza Resort opened in 1975 as a Hilton hotel and was most recently renovated between 2014 and 2016. The hotel is home to Spinners Rooftop Revolving Bistro & Lounge, the state of Florida’s only revolving rooftop restaurant. Other restaurants at the property include Bongos Beach Bar & Grille, Level 11 Rooftop Lounge and The Palm Room Restaurant. Additional hotel features for the Grand Plaza Resort include direct beach access, beach cabanas, private balconies, water sports rentals, 8,000 square feet of meeting space, a fitness center, swimming pool and business center. MIAMI — New York Life Real Estate has provided a $170 million loan for the refinancing of Wells Fargo Center in downtown Miami. The borrower, MetLife, owns the 47-story office tower, which was built in 2010 at 333 S.E. 2nd Ave. The loan has a 10-year term with an undisclosed fixed interest rate. Tenants in the 752,488-square-foot building include Wells Fargo Bank; McDermott, Will & Emery; Greenberg Traurig; and Deloitte. The property adjoins the JW Marriott Marquis and features an entertainment complex on the 19th floor, fitness center, spa, salon and meeting space.

DAVIE, FLA. — Boardwalk Properties has bought a 394-unit apartment complex for $119 million in Davie, about eight miles west of Fort Lauderdale. Boardwalk will rename the complex to The Avenue from its current name, Elan Maison. Amenities include a three-story clubhouse, fitness center, yoga studio, billiards and a pool. ORLANDO, FLA. — Avison Young has arranged a $70.5 million bridge loan for CitiTower, a 25-story, 233-unit multifamily complex in downtown Orlando. George Vail of Avison Young arranged the loan on behalf of the borrower, East SDG CitiTower LLC. Asia Capital Real Estate provided the three-year, floating-rate loan at an interest rate that was LIBOR plus 350 basis points. CitiTower was delivered in August 2017 and features studio, one-, two- and three-bedroom floor plans. Amenities include a rooftop pool, outdoor lounge and a 24-hour fitness center. CitiTower is located one block south of Lake Eola.

SARASOTA, FLA. — Benderson Development has acquired a portfolio of 15 retail properties throughout the country that were formerly leased to Toys ‘R’ Us and Babies ‘R’ Us. The sales price was not disclosed for the 600,000-square-foot portfolio. Locations in the Southeast include five stores in Florida — Miami, Palm Beach Gardens, Naples, Fort Lauderdale and North Miami Beach — and one asset in Cary, N.C. In March, Toys ‘R’ Us announced it was closing all 735 of its stores in the United States and Puerto Rico. Founded in 1949, Benderson Development owns a real estate portfolio comprising more than 40 million square feet of retail, office, medical, industrial, lodging and residential properties in 39 states.

TAMPA, FLA. — Bayside Ventures V LLC has sold The Avenue Apartments in Tampa for $23.3 million. The Avenue Apartments LLC, a partnership led by a local investor with Canadian equity partners, purchased the 216-unit property. The Avenue Apartments was built in 1984 and is situated about three miles from the University of South Florida. Amenities include a swimming pool, fitness center, laundry facility and a resident clubhouse. Darron Kattan, Kevin Kelleher, Zachary Ames and Robert Goldfinger of Franklin Street Real Estate Services in Tampa represented both parties in the transaction.
