TAMPA, FLA. — Marcus & Millichap has arranged the $14.3 million sale of Garden Isles Apartment Homes, a 300-unit apartment complex located at 6919 Bonair Drive in Tampa. Blue Rock Partners LLC purchased the multifamily community from Garden Isles Management Inc. for roughly $47,700 per unit. Built in 1971, the property’s community amenities include gated access, covered parking spaces, an onsite leasing office, 12 laundry facilities, fitness center, two swimming pools and a dog park. Frank Carriera and Michael Regan of Marcus & Millichap’s Tampa office represented the seller and procured the buyer.

STUART, FLA. — Konover South LLC plans to develop Stuart Landings, a 30,587-square-foot shopping center located at 3801 S.E. Federal Highway in Stuart. Upon completion in summer 2016, the shopping center will feature a 17,837-square-foot Aldi, 3,500-square-foot Aspen Dental, a 4,000-square-foot fast food restaurant outparcel and another 5,250 square feet of inline retail space. The new development will be situated adjacent to an existing Walmart Supercenter. Konover South purchased the 4.4-acre land parcel from Industrial Development Corp. for approximately $2.3 million. Al Cicchese of SLC Commercial Realty & Development brokered the transaction. The Shopping Center Group represented Aldi in its lease transaction, and Katz & Associates represented Aspen Dental.

FORT WALTON BEACH, FLA. — Marcus & Millichap has brokered the $9.5 million sale of Choctaw Plaza, a 97,171-square-foot shopping center located at 111 Racetrack Road N.W. in Fort Walton Beach. The property’s tenant roster includes Big Lots, Dollar General, Rent A Center, Compass Bank, Coldwell Banker and U.S. and Florida government agencies. Marc Strauss and Al Palacios of Marcus & Millichap represented the seller, a partnership based in Destin, Fla., in the transaction. Cory Gross of Marcus & Millichap’s Denver office secured and represented the buyer, a limited liability company based in Syasset, N.Y.

Rio Pinar Plaza Orlando Publix

ORLANDO, FLA. — InvenTrust Properties Corp. has acquired Rio Pinar Plaza, a 124,283-square-foot, Publix-anchored shopping center in Orlando, for $34 million. The recently renovated property was fully leased at the time of sale. The shopping center is located at 401 S. Chickasaw Trail near the Florida Hospital East Orlando. As of Sept. 30, InvenTrust Properties, a self-managed REIT, owned 128 multi-tenant retail properties, including 18 joint venture assets, comprising 19 million square feet of retail space in 24 states.

JACKSONVILLE, FLA. — Colliers International’s Northeast Florida office has brokered the $4.4 million sale of a 105,737-square-foot Kmart located at 9600 San Jose Blvd. in Jacksonville. Atlantic Mini-Storage of America Inc. purchased the retail property from Jacksonville KM LLC. Jason Ryals and Gary Montour of Colliers represented the buyer in the transaction.

Amara at MetroWest Orlando

ORLANDO, FLA. — ARA Newmark has brokered the $51.4 million sale of Amara at MetroWest, a 411-unit, Class A apartment community in Orlando. The property is part of MetroWest, the $960 million, 1,800-acre master-planned community that is situated five miles north of Universal Resorts and six miles southwest of downtown Orlando. Built in 1997, the property’s amenities include a 24-hour fitness center, resident business center, playground, tennis court, clubhouse with a media lounge, car care area, two swimming pools and outdoor barbecue grills with picnic areas. Kevin Judd, Patrick Dufour, Scott Ramey, Marc deBaptiste and Dick Donnellan of ARA Newmark represented the seller, Fairfield Amara LLC, in the transaction. The buyer was Salt Lake City-based Bridge Investment Group Partners, managers of the ROC Funds.

WEST PALM BEACH, FLA. — CBRE has arranged the $44 million sale of AMLI at Ibis, a 234-unit, gated apartment community in West Palm Beach. Olen Properties purchased the asset from AMLI Residential. The lakeside property is located on a 14.9-acre parcel at 8300 Ibis Reserve Circle, adjacent to the Ibis Golf and Country Club. Robert Given, Zachary Sackley, Mary Kate Swann, Charles Foschini and Christopher Apone of CBRE brokered the transaction. Completed in 2000, AMLI at Ibis features a clubhouse, 31 detached garages, unstaffed gate and guard house, resort-style pool and spa overlooking the lake, outdoor covered picnic area, tennis court, fitness center, car care center, children’s center, conference room and a veranda. Individual units feature 9-foot ceiling heights, crown molding, private entries and direct access garages in 78 select units.

SARASOTA, FLA. — Paragon Realty Group has sold Sarasota Main Plaza, a 254,677-square-foot mixed-use retail center located at 1991 Main St. in Sarasota, for $18.1 million. Patrick Berman and Jason Donald of Cushman & Wakefield represented Paragon, and Steve Horn of Ian Black Real Estate represented the buyer, a joint venture between Baird Inc., JMB Parent LLC and GPS Industries LLC, in the transaction. The two-story center is home to tenants including Regal Cinemas, the Florida Department of Revenue, Sarasota Family YMCA, Seaside National Bank and Sarasota County municipal offices.

Kennedy Commerce Center Orlando 997 W. Kennedy Blvd.

ORLANDO, FLA. — Hold-Thyssen Inc., a commercial real estate services firm based in Winter Park, Fla., has brokered the $9.3 million sale of a three-property industrial flex portfolio in Orlando. The portfolio spans 306,683 square feet and includes the Kennedy Commerce Center at 997 W. Kennedy Blvd., Edgewater Commerce Center at 6250 Edgewater Drive and Kirkman Commerce Center at 701 S. Kirkman Road. Each property’s occupancy was 74 percent or lower at the time of sale. All three properties underwent capital improvement projects over the last two years, including new landscaping, pylon signage and exterior paint. Anthony Fisher of Hold-Thyssen represented the seller, Miami-based LNR Partners LLC, in the transaction. The unnamed South Florida-based buyer has retained Hold-Thyssen to perform management and leasing services for the portfolio.

Alhambra West

CORAL GABLES, FLA. — Deutsche Asset & Wealth Management’s Alternatives and Real Assets division has purchased a Class A office complex in Coral Gables, a city in Miami’s metro area. The property, known as The Alhambra, spans 326,415 square feet and comprises two towers. The buildings, known as Alhambra Plaza and Alhambra West, are 14 stories and seven stories, respectively. Deutsche purchased the complex for an undisclosed amount on behalf of a foreign institutional investor.
