Situated on more than 39 acres, the property features apartments in studio, one- and two-bedroom layouts and amenities including a swimming pool, fitness center and clubhouse. Monthly rental rates begin at $1,270, according to the community website. The buyer and sales price were not disclosed.

MIAMI — Oak Row Equities and LNDMRK Development will develop 2900 Terrace, a 324-unit luxury apartment community in the Edgewater neighborhood of Miami. Final design plans include residences in one-, two- and three-bedroom layouts, many of which will feature wraparound terraces and home offices. Arquitectonica designed the property, which will be situated on 1.5 acres with 500 parking spots, including electric vehicle charging stations. Amenities will include a fitness center, yoga studio, pet spa, coworking spaces with podcast studios, content creator studio, card room, resident lounge, treatment rooms, sauna, golf simulator, theater and a children’s playroom. Outdoor amenities will include a swimming pool, cold plunge, poolside cabanas and lounge seating, barbecue grills and picnic seating, a hot tub, summer kitchen, two padel courts, a children’s playground and a coworking terrace. Move-ins are scheduled to begin in 2026.
BWE Secures Financing for 362,710 SF Adaptive Reuse Industrial Facility in Fort Pierce, Florida

FORT PIERCE, FLA. — BWE has secured an undisclosed amount of permanent financing for a converted industrial facility in Fort Pierce, a city midway between Orlando and Miami. Situated near I-95 and the Florida Turnpike, the 362,710-square-foot flex property was formerly Orange Blossom Mall. Now known as Renaissance Business Park, the property features loading docks, drive-in loading, private restrooms, HVAC, 18-foot clear ceilings, a fiber optic cable feed and a suite of interior and exterior security cameras and fire safety measures. The borrower and owner, Fort Lauderdale-based Prime Rock Real Estate Capital, recently made exterior improvements to the property, including a new roof, façade, irrigation system, sewer line, signage, overhead doors for tenant spaces, driveways for tenant entrances, outdoor lighting, overhauled landscaping and modern flood protection. Kevin Hicks and Michael Powell of BWE originated the loan through an unnamed life insurance company on behalf of Prime Rock.
Katz & Associates Signs 120,000 SF of Retail Leases at Solar-Powered Mixed-Use Development in South Florida

BABCOCK RANCH, FLA. — Katz & Associates has signed several retail tenants to leases totaling more than 120,000 square feet at Babcock Ranch, a solar-powered mixed-use community currently underway in South Florida. The project is entitled for 6 million square feet of commercial space, in addition to residences. Jon Cashion and Eric Spritz of Katz & Associates represented the landlord and developer, Kitson & Partners, in the lease negotiations. Upon completion, the development will feature 4 million square feet of retail space, including shopping centers The Shoppes at Yellow Pine and Crescent B Commons. Marshalls, Ace Hardware, Five Below, Oar & Iron, Tipsy Salonbar, Fountain Pools, Seymour Orthodontics, Yummy Thai & Chinese, Verizon Wireless, Papa John’s Pizza, Carvel and Laser Lounge will occupy space at The Shoppes at Yellow Pine. Starbucks Coffee, Fifth Third Bank and Fiore + Ela Salon recently signed leases at Crescent B Commons. A total of 24 retail tenants have now signed leases at Babcock Ranch. The Shoppes at Yellow Pine, which will comprise 120,000 square feet, is scheduled for completion in the first quarter of 2025, with retailer openings scheduled to begin early that year.
Sembler Completes $13.3M Redevelopment of Publix-Anchored Shopping Center in Metro Tampa

SPRING HILL, FLA. — The Sembler Co. has completed the $13.3 million redevelopment of Hernando West Plaza, a Publix-anchored shopping center in Spring Hill, approximately 35 miles northwest of Tampa. Publix closed its store at the center last December to make way for its new 45,000-square-foot store, which opened earlier this month. Originally built in 1980 along U.S. Highway 19, Hernando West Plaza features 54,800 square feet of inline retail space in addition to the Publix store, as well as 3,200 square feet of small shop space and an outparcel. The center is 94 percent leased to tenants including Beall’s Outlet, AAA Auto Club, Little Caesar’s, Miracle Ear and other soft goods, dining and service retailers. Forge Real Estate Partners IV, a joint venture between Sembler and Forge Capital Partners, has owned the center since 2020.
Axiom Arranges $2.1M Acquisition Financing for Industrial Property on Florida’s Space Coast

MELBOURNE, FLA. — Axiom Capital has arranged a $2.1 million loan for the acquisition of an industrial property located 1.5 miles from I-95 in Melbourne, a city on Florida’s Space Coast. Constructed on a 4.2-acre site in 1998, the 30,000-square-foot property features 18- to 20-foot ceiling heights, two dock doors, three drive-in doors and 101 car parking spaces. The borrower was not disclosed.
Rockpoint to Develop 1.5 MSF Industrial Property Within $2B Pomp Project in Pompano Beach, Florida

POMPANO BEACH, FLA. — Boston-based firm Rockpoint plans to develop a 1.5 million-square-foot industrial property in Pompano Beach in partnership with The Cordish Cos. and Caesars Entertainment. Situated on an 87.8-acre site, the project will be part of the 223-acre, $2 billion mixed-use development —The Pomp —currently underway by Cordish and Caesars. Site work for the industrial park is scheduled to begin in May 2024, with the first of three phases of development. Rockhill Management, Rockpoint’s property services affiliate, will lead the development and management of the project.

TAMPA, FLA. — Mill Creek Residential has broken ground on Modera Encore, a 304-unit apartment community located at 1211 Ray Charles Blvd. in downtown Tampa. Upon completion, the property will comprise residences in one-, two- and three-bedroom layouts, as well as select penthouse homes and 8,000 square feet of ground-floor retail space. Amenities at Modera Encore will include a swimming pool, grilling area, outdoor dining space, a clubhouse, game room, pool table, pet spa, coffee bar, fitness center, coworking space, conference rooms, cyber café and private workstations. The community will also offer controlled access garage parking, bike lockers and additional storage space. Move-ins are scheduled to begin in spring 2025.
CORAL GABLES, FLA. — Belmont Village Senior Living, in partnership with Baptist Health South Florida, has opened Belmont Village Senior Living Coral Gables, a 232-unit seniors housing community located at 4111 Salzedo St. in Coral Gables. Corwil Architects designed the South Florida property, which features independent living, assisted living and memory care residences across 10 stories. Amenities at the community, which also offers ground-floor retail space, include indoor and outdoor socialization spaces, a pool surrounded by a full-service bistro and bar, outdoor lounge with a dining area and barbecue kitchen, fitness room, outdoor movie lawn, putting green, screening room, dog park and a beauty salon. As part of the collaboration with Baptist Health South Florida, Belmont Village Coral Gables will offer direct access to Live Healthy by Baptist Health, with Baptist Health Primary Care onsite. Moss Construction was the general contractor for the project.
TAMPA, FLA. — Marcus & Millichap has brokered the $7.6 million sale of a 54-room Best Western hotel in Tampa. Built in 2000, the property is located at 734 S. Dale Mabry Highway. Amenities at the hotel include a fitness center, business center and a swimming pool. Robert Hunter and Leo Reilly of Marcus & Millichap’s Fort Lauderdale office arranged the sale on behalf of the undisclosed seller. An out-of-state limited liability partnership acquired the property.
