PEACHTREE CITY, GA. — CBRE has arranged the sale of Arbor Terrace Peachtree City, a 146-unit independent living and assisted living community in Peachtree City, a suburb south of Atlanta. GEM Realty Capital purchased the asset for an undisclosed price. John Sweeny, Aron Will and Garrett Sacco of CBRE arranged the transaction on behalf of the undisclosed seller. Will and Michael Cregan, also with CBRE, secured a Freddie Mac acquisition loan on behalf of the buyer.

ATLANTA — GID Development Group has announced five more retail and restaurant concepts coming to High Street, the company’s $2 billion mixed-use development underway in Atlanta’s Central Perimeter submarket. The five newly announced tenants, totaling more than 31,000 square feet, include: — Jaguar Bolera: an “eatertainment” destination encompassing 21,500 square feet of food, beverage and entertainment space that will offer activities such as duckpin bowling, foosball, darts, board games and karaoke in private rooms; — South African restaurant concept Nando’s PERi-PERi, which will occupy a 3,300-square-foot flagship location with an 85-seat interior featuring South African art, lighting and furniture, as well as a patio for an additional 96 guests; — Velvet Taco’s second Atlanta location totaling 2,300 square feet; — Allen Edmonds, a high-end menswear retailer that is relocating its Park Place location to 1,800 square feet and will offer a custom shoe design studio; and — Skin Spirit, a med-spa concept that is opening its first location in Atlanta at High Street. ATHENS, GA. — University Partners has acquired The William, a 370-bed student housing community located adjacent to the University of Georgia campus in Athens. The property was developed in 2022 and offers studio, one-, two-, three- and four-bedroom units with bed-to-bath parity. Shared amenities include a rooftop swimming pool, patio and lounge space, fitness center, collaborative study spaces and a private outdoor courtyard. Ryan Lang, Jack Brett, Ben Harkrider, Ben Roelke, Trent Houchin and Ian Walker of Newmark arranged both the sale and acquisition financing on behalf of University Partners. STATESBORO, GA. — Rael Development Corp. has broken ground on Charme on Georgia Ave., a 694-bed student housing project located near the Georgia Southern University campus in Statesboro. The mid-rise development will offer 291 units in studio, one-, two- and four-bedroom configurations. Shared amenities will include a rooftop, resort-style swimming pool, fitness center, café, study/library space, billiards and gaming areas. The community is scheduled for completion in fall 2025.

ATLANTA — Woda Coooper Cos. Inc. and Parallel Housing Inc. have delivered Stanton Park Apartments, a 56-unit affordable housing community in Atlanta. The property is located at 1056 Hank Aaron Drive in the city’s Peoplestown neighborhood, which is situated near the Atlanta BeltLine’s Southside Trail. Stanton Park features 36 one-bedroom apartments and 20 two-bedroom units that are reserved for households earning 30 to 80 percent of the area median income (AMI). Ten units are reserved with project-based vouchers for residents who experienced homelessness. Financing included a $1 million loan from Invest Atlanta, the City of Atlanta’s economic development authority; a $6.5 million tax-exempt bond from the Urban Residential Finance Authority; capital investments from Atlanta BeltLine Inc.; LIHTC equity from Walker & Dunlop ($5.2 million) and Sugar Creek Capital ($3.5 million); a construction loan from Summit Community Bank; and a $400,000 grant from Partners for Home, an entity comprising Atlanta-based organizations that address homelessness in the city. COVINGTON, GA. — Cushman & Wakefield has arranged the sale of Shops at Covington Town Center, a new Publix-anchored shopping center located at 12701 Town Center Drive in Covington, about 36 miles east of Atlanta. Margaret Jones, Lane Breedlove, Adam Feinstein, Mark Gilbert and Mitchell Halpern of Cushman & Wakefield represented the owner and developer, a joint venture between The Sembler Co. and Berkeley Development, in the transaction. The duo delivered the center in 2023. The buyer and sales price were not disclosed. Shops at Covington Town Center features a 48,387-square-foot Publix store and 14,400 square feet of inline shop space. The shopping center is part of Covington Town Center, a mixed-use master-planned development that features three hotels, 350 apartments and 267 townhomes.

HAMPTON, GA. — Marcus & Millichap has brokered the $9.8 million sale of Centre at Lovejoy, a 46,700-square-foot shopping center located at 11337 Tara Blvd. in Hampton, about 28 miles south of Atlanta. Eric Abbott and Zach Taylor of Marcus & Millichap’s Atlanta office represented the seller, Mount Pleasant, S.C.-based WRS Inc., in the transaction. The buyer was AGW Partners, a private investment firm based in New York. Centre at Lovejoy is shadow-anchored by Walmart and was leased to 17 tenants at the time of sale, including Bank of America, GameStop and Dollar Tree. The property sold as part of a two-property portfolio sale that included a neighboring retail center.

ROSWELL, GA. — General contractor Swinerton plans to construct Chambray Hotel in Roswell, roughly 25 miles outside of Atlanta. The new boutique property will comprise 125 rooms across five stories upon completion. A joint venture between DSM Real Estate Partners and Garage Cap is the developer of the project, which is expected to total $30 million in development costs. Amenities at the property will include a ground-floor restaurant, rooftop eatery, 1,300 square feet of work and meeting space, a 24-hour market and valet service. In addition to ground-up construction, Swinerton will manage the design-build of the mechanical, electrical, plumbing and fire (MEPF) safety systems. A construction timeline was not disclosed.

AUGUSTA, GA. — Graphic Packaging Holding Co., a publicly traded consumer packaging manufacturer based in Atlanta, has signed a definitive agreement to sell its bleached paperboard manufacturing plant in Augusta. The buyer is Clearwater Paper Corp., a publicly traded supplier of private-brand tissue products and paperboard materials based in Spokane, Wash. The transaction is valued at $700 million and is expected to close in the second quarter, pending regulatory approval. Details about the facility were not disclosed, but Graphic Packaging’s website indicates that the mill is located at 4278 Mike Padgett Highway. According to The Augusta Chronicle, Graphic Packaging purchased the plant from International Paper in 2018 before investing $350 million in capital improvements at the facility. The newspaper also reports the facility was built in 1960 by Continental Can Co. Graphic Packaging’s consultants in the transaction include financial advisor BofA Securities and legal counsel Alston & Bird LLP. Clearwater Paper’s advisors include TD Securities (financial); Pillsbury, Winthrop, Shaw, Pittman LLP (legal); and Stoel, Rives LLP (environmental).

PEACHTREE CITY, GA. — Arhaus plans to open a new 7,085-square-foot Arhaus Studio store at The Avenue Peachtree City, an open-air shopping center in Peachtree City, a southern suburb of Atlanta. The new store is expected to open later this year between Souls by LT and fab’rik. Other tenants set to debut at The Avenue Peachtree City this year include HOBNOB Neighborhood Tavern, Warby Parker and 9292 Korean BBQ. Managed by JLL and owned by Poag, Avenue Peachtree City opened in 1999. Atlanta-based Cousins Properties developed the open-air center, along with other Avenue-branded properties in the metro Atlanta area.
