IRVING, TEXAS — The Boulder Group has arranged the $6.2 million sale of a single-tenant Family ER + Urgent Care property located at 8200 N. MacArthur Blvd. in Irving. The newly constructed, 10,200-square-foot building is located along North MacArthur Boulevard near I-635 (LBJ Freeway). Family ER + Urgent Care are freestanding emergency and urgent care centers. Randy Blankstein and Jimmy Goodman of The Boulder Group represented the purchaser, a joint venture utilizing a 1031 exchange, in the transaction. A Texas-based developer was the seller. The Family ER + Urgent Care lease is for 20 years and expires Jan. 31, 2035. The triple-net lease features 5 percent rental escalations every three years.

Research Building Two University of Kentucky

LEXINGTON, KY. — The University of Kentucky has tapped HGA Architects and Engineers to design Research Building Two (RB2), its new $265 million, 306,000-square-foot research center on the Lexington campus. Construction is underway on the facility, which will house scientific research that will work to resolve health disparities in Kentucky such as cancer, obesity, diabetes, cardiovascular diseases and substance abuse. Champlin Architecture serves as the executive architect and architect of record. Slated for completion in the summer of 2018, RB2 will be located west of the existing Biomedical Biological Sciences Research Building and north of the Biological Pharmaceutical Building. Consultants on the project include Affiliated Engineers Inc., CMTA Engineering Consultants, THP Limited Inc., CARMAN, Jacobs Engineering Group Inc. and Towers | Golde.

WAYNE, NEB. — Darland Construction Co. has broken ground on an expansion and remodeling project for Providence Medical Center located in Wayne, approximately 45 miles southwest of Sioux City, Iowa. Highlights of the project include a new emergency entrance, a new ambulance garage, 20 new patient rooms and the relocation of the pharmacy, X-ray lab, and administration offices. The expansion will add 9,150 square feet and will provide more space in the labor and delivery rooms. Completion of the renovation and expansion is slated for 2017. Avant Architects is serving as the primary architect on the project.

BAKERSFIELD, CALIF. — Construction has commenced on a new 25-bed Tehachapi Critical Care Replacement Hospital 35 miles southeast of Bakersfield. The $90 million project is a joint venture between Bernards and Colombo Construction. The 77,889-square-foot critical access facility will offer acute care and outpatient services. It will be the only healthcare facility in Tehachapi, a rural area of Kern County. The hospital will include 16 medical/surgical beds, four intensive care beds and a five-bed obstetrical (labor and delivery/postpartum) unit. It will also contain an emergency room, anesthesia services, a radiology/imaging center, a clinical laboratory, dietetic services space, a pharmacy and nearly 16,000 square feet for administrative offices. The property will also include facility support functions like a central plant, general storage area and laundry area. Tehachapi Critical Care Replacement Hospital is scheduled for completion in 2016. SWA Architects is designing the project.

CHARLESTON, S.C. — Charlotte-based Ferncroft Capital has acquired a 14,000-square-foot, Class A medical office building located at 163 Rutledge Ave. in Charleston, for $5.3 million. The Medical University of South Carolina anchors the fully leased property. Bank of North Carolina provided the acquisition loan on behalf of Ferncroft Capital. Ferncroft has tapped CBRE to manage the medical office building. Colliers International’s Charleston office represented the undisclosed seller in the transaction.

Westport-Center-CT

WESTPORT, CONN. — The Davis Companies has completed the renovation of an underutilized office park at 321-329 Riverside Ave. in Westport to create Westport Center for Health. The center offers 38,000 square feet of medical office space. The center is now open and The Davis Companies has executed leases with Village Pediatrics and Women’s Health Connecticut. The center is located directly off Interstate 95, less than one mile from the Westport Train Station and the town center. Sean McDonnell, Lori Baker and Eva Kornreich of Avison Young are handling leasing efforts for the property.

FORT WORTH, TEXAS — Marcus & Millichap has arranged the sale of Complete Emergency Care, a 10,453-square-foot net-leased medical property located in Fort Worth. Philip Levy and Chris Gainey of Marcus & Millichap’s Fort Worth office marketed the property on behalf of the seller, a private investor. Levy and Gainey also secured the buyer, a limited liability company. Complete Emergency Care is located at 6006 Camp Bowie Blvd. The triple-net lease has a corporate guarantee. Four years remain on the primary term with annual CPI adjustments, and the tenant has one, 10-year option for renewal. The building was constructed in 1990 and sits on 0.8 acres.

EDGERTON, WIS. — Love Funding has closed a $25.9 million HUD refinancing loan for Edgerton Hospital and Health Services in Edgerton, approximately 30 miles outside of Madison. Steven Hunt of Love Funding secured the loan through HUD’s 242/223(a)(7) loan insurance program. The facility was built in 2011 with a FHA-insured loan. The new loan, which is non-recourse for a term of 21 years, is expected to generate $244,000 a year in debt-service savings, or more than $5 million over the life of the loan. The hospital includes inpatient care, swing bed care, emergency and urgent care, diagnostic services, rehabilitation and same-day surgery. The hospital is affiliated with SSM Health Care of Wisconsin.

ORLAND PARK, ILL. — Leopardo has broken ground on the new $61 million University of Chicago Medicine Center for Advanced Care at Orland Park, approximately 25 miles southwest of downtown Chicago. The 108,000-square-foot, four-story facility is located at the intersection of 143rd Street and LaGrange Road. The facility is slated to open in late 2016 and will be the University of Chicago Medicine’s largest off-campus location. The building will consist of a pharmacy and 80 exam rooms and will provide services in radiation oncology, orthopedics, gastroenterology, cardiology, pediatrics, women’s health and surgical consulting. The project is a joint venture between Leopardo and The Bowa Group, in collaboration with architect Tsoi/Kobus & Associates.
