BRYN MAWR, PA. — Duke Realty plans to develop a 100,300-square-foot medical office building (MOB) for Main Line Health at its Bryn Mawr Hospital campus. Located at 130 Bryn Mawr Ave. in Bryn Mawr, the four-story building is estimated to cost $35 million. The property will house a 24,000-square-foot ambulatory surgery center, 13,000 square feet of primary care services and 10,000 square feet of auxiliary space to meet Main Line’s future needs. Development will begin in February 2016, and completion is slated for February 2017. The building will be owned by Duke Realty Bryn Mawr Development LLC. The Philadelphia office of Francis Cauffman is serving as architect and Health Sciences Construction Group is serving as general contractor for the project.

PLANO, TEXAS — McCarthy Building Cos. has been awarded a new facility that will house the Children’s Health Andrews Institute for Orthopaedics and Sports Medicine on the Children’s Health Plano campus. McCarthy partnered with design architect Page on the development, which broke ground on Nov. 6. Located on the southwest corner of Preston Road and Quincy Lane, the facility will house the new Children’s Health Andrews Institute, the first institute of its kind in Texas, offering pediatric orthopaedic and sports medicine care, as well as pediatric-focused injury prevention, rehabilitation and therapy. When completed in 2017, the four-story, 185,000-square-foot building will include four operating rooms, an imaging center, physical therapy space and orthopaedic and other pediatric clinics. The institute will also feature indoor and outdoor athletic performance facilities, including a half-size football field and running track. A new five-level parking structure accommodating 1,000 cars will connect to the building.

KATY, TEXAS — Marcus & Millichap has arranged the sale of a 108,066-square-foot, two-building medical office portfolio anchored by a Memorial Hermann Rehabilitation Hospital and Ambulatory Surgery Center. The facilities are located in the Houston suburb of Katy. Scott Niedergang and Gino Lollio of Marcus & Millichap’s Healthcare Real Estate Group represented the seller, a partnership of local private investors and physicians practicing in the facilities. The pair also procured the buyer, a publicly traded real estate investment trust. Memorial Hermann is the largest not-for-profit healthcare system in Southeast Texas with 13 hospitals and numerous specialty programs and services in the Greater Houston area.

BERWYN, ILL. — Reed Construction has completed an 11,250-square-foot remodeling project for MacNeal Hospital in Berwyn, a western Chicago suburb. The remodeling was for the Acute Care Rehabilitation Center within the hospital. The renovation of the 427-bed facility involved interior demolitions, a complete rebuild and upgrades to the mechanical, electrical and plumbing systems. The new suite offers 13 patient rooms, two nurse’s stations, an employee breakroom and a room for the secure storage of medications. The suite also features a rehabilitation gym and an activities-of-daily-living (ADL) apartment, where patients can practice living independently under the supervision of their respective healthcare professionals. The entire project was completed in seven weeks. Joe Kozlowski was the project manager and Mac Flasch was the project engineer. MRF Ltd. and in.design inc. provided the design and architectural services.

CBRE/NE’s Christopher Healey represented the seller, Hassell’s End Properties, and procured the buyer, Peerless Properties LLC, a privately owned company.

EL PASO, TEXAS — Capital Square Realty Advisors has acquired a newly constructed, 19,855-square-foot medical rehabilitation facility in El Paso that is 100 percent leased to Mentis Neuro El Paso. Located at 4360 Doniphan Drive, the single-story building was designed and built for use as a rehabilitation facility. The specialized building was completed earlier this year and is situated on 2.6 acres, which includes 46 parking spaces. The facility includes a therapy gym, full-service kitchen, outdoor patio and living areas. Mentis Neuro El Paso is a wholly owned subsidiary of Mentis Neuro Rehabilitation, which provides post-acute neurorehabilitation.

IRVING, TEXAS — The Boulder Group has arranged the $6.2 million sale of a single-tenant Family ER + Urgent Care property located at 8200 N. MacArthur Blvd. in Irving. The newly constructed, 10,200-square-foot building is located along North MacArthur Boulevard near I-635 (LBJ Freeway). Family ER + Urgent Care are freestanding emergency and urgent care centers. Randy Blankstein and Jimmy Goodman of The Boulder Group represented the purchaser, a joint venture utilizing a 1031 exchange, in the transaction. A Texas-based developer was the seller. The Family ER + Urgent Care lease is for 20 years and expires Jan. 31, 2035. The triple-net lease features 5 percent rental escalations every three years.

Research Building Two University of Kentucky

LEXINGTON, KY. — The University of Kentucky has tapped HGA Architects and Engineers to design Research Building Two (RB2), its new $265 million, 306,000-square-foot research center on the Lexington campus. Construction is underway on the facility, which will house scientific research that will work to resolve health disparities in Kentucky such as cancer, obesity, diabetes, cardiovascular diseases and substance abuse. Champlin Architecture serves as the executive architect and architect of record. Slated for completion in the summer of 2018, RB2 will be located west of the existing Biomedical Biological Sciences Research Building and north of the Biological Pharmaceutical Building. Consultants on the project include Affiliated Engineers Inc., CMTA Engineering Consultants, THP Limited Inc., CARMAN, Jacobs Engineering Group Inc. and Towers | Golde.

WAYNE, NEB. — Darland Construction Co. has broken ground on an expansion and remodeling project for Providence Medical Center located in Wayne, approximately 45 miles southwest of Sioux City, Iowa. Highlights of the project include a new emergency entrance, a new ambulance garage, 20 new patient rooms and the relocation of the pharmacy, X-ray lab, and administration offices. The expansion will add 9,150 square feet and will provide more space in the labor and delivery rooms. Completion of the renovation and expansion is slated for 2017. Avant Architects is serving as the primary architect on the project.

BAKERSFIELD, CALIF. — Construction has commenced on a new 25-bed Tehachapi Critical Care Replacement Hospital 35 miles southeast of Bakersfield. The $90 million project is a joint venture between Bernards and Colombo Construction. The 77,889-square-foot critical access facility will offer acute care and outpatient services. It will be the only healthcare facility in Tehachapi, a rural area of Kern County. The hospital will include 16 medical/surgical beds, four intensive care beds and a five-bed obstetrical (labor and delivery/postpartum) unit. It will also contain an emergency room, anesthesia services, a radiology/imaging center, a clinical laboratory, dietetic services space, a pharmacy and nearly 16,000 square feet for administrative offices. The property will also include facility support functions like a central plant, general storage area and laundry area. Tehachapi Critical Care Replacement Hospital is scheduled for completion in 2016. SWA Architects is designing the project.
