MOUNT LAUREL, N.J. — An affiliate of Princeton, N.J.-based IBIS Plaza has acquired Larchmont I, a medical office building located at 204 Ark Road in Mount Laurel, for an undisclosed price. Situated on 1.8 acres, the building was constructed in 1981. The buyer plans to renovate the common areas and two of the vacant suites for its IBIS business. Evan Zweben and Marc Islander of Colliers International represented the undisclosed seller in the transaction.

GUILFORD, CONN. — O,R&L Commercial has brokered the lease of 13,517 square feet of medical office space to Guilford Surgery Center LLC (GSC). The space is located at 246 Goose Lane within Innovation Park. GSC is a collaboration between local surgeons and Merritt Healthcare of White Plains, N.Y. The new entity plans to construct an ambulatory surgery center for patients on the site. O,R&L Commercial represented the tenant, while Dow Realty represented the undisclosed landlord in the lease transaction.
CHICAGO — Angelic Real Estate and CGA Capital have completed a $21.5 million financing for portions of the new Presence St. Joseph Ambulatory Care Center in Chicago’s Lincoln Park neighborhood. The new facility is currently being built by Milwaukee-based Hammes Co. Upon its completion this fall, the facility will house additional Presence St. Joseph operations, other medical and related tenants, and parking. New York City-based Angelic Real Estate is an investment banking and brokerage firm with more than $6 billion in experience nationally and internationally. CGA Capital is a source for real estate net lease and credit-based financing nationwide.
DALLAS — Dallas-based Henry S. Miller Cos. has arranged three medical office leases totaling approximately 19,000 square feet in North Texas. Transactions include the lease of 5,738 square feet to KRK Research Group at Arlington Medical Plaza located at 801 Road to Six Flags in Arlington; the lease of 4,453 square feet to Liberty At Home Dialysis at Red Bird Office Park located at 5565 Red Bird in Dallas; and the lease of an 8,790-square-foot medical clinic to GDC Partners at Avalon Town Center in Glandbury. Jim Turano of Henry S. Miller Cos. represented the landlord of Arlington Medical Plaza, Liberty At Home Dialysis and GDC Partners in the three separate transactions. HATTIESBURG, MISS. — Colliers International has brokered the $66.5 million sale of The Orthopedic Institute, a medical office complex located at 27 Veterans Memorial Drive in Hattiesburg. The complex comprises a two-story, 73,750-square-foot orthopedic hospital and a three-story, 63,944-square-foot medical office building. Forrest Health occupies the hospital, and Southern Bone & Joint Specialists PA occupies the medical office building. The hospital was sold for $39.3 million to an undisclosed institutional investor, and the medical office building was sold to a separate undisclosed institutional investor for $27.2 million. Josh Randolph of Colliers International’s Birmingham office represented the sellers, Pointe Properties LLC and Southern Development Resources, in the transactions.
NEW YORK CITY — Madison Realty Capital has provided $107.2 million in first mortgage financing for the first phase of Fortis Property Group’s acquisition of the Long Island College Hospital (LICH) real estate portfolio in Brooklyn. Collateral for the loan is a mix of former LICH properties comprising 357,000 square feet of retail, medical office and residential space, as well development sites. The properties are located at 91-95 Pacific St., 350-352 Hicks St., 349 Henry St., 112 Pacific St., 82 Amity St., 84 Amity St., 124-134 Atlantic Ave., 113 Congress St., 336 Flatbush Ave. and 184 Sterling Place. Madison Realty provided Fortis with a flexible financing solution to facilitate the acquisition, which is the culmination of a complex, multi-party deal related to the LICH portfolio. David Harte of Ackman-Ziff represented Fortis in the transaction.
MINNEAPOLIS — Davis Group has acquired 6009 Wayzata Blvd. in Minneapolis for a future medical/office development. Westside Office Park LLC sold the property for $3.2 million. The 33,724-square-foot property consists of office and auto sales space. The acquisition is part of an assemblage of land acquired by Davis Group for its medical/office development. Robert Bayer, Dale Severson and Rafik Moore of Coldwell Banker Commercial Griffin Cos. represented the seller in the transaction.
GRAND RAPIDS, MICH. — NAI Wisinski of West Michigan has brokered the sale of a former urgent care facility, located at 5378 Plainfield Ave. in Grand Rapids. Dr. Russ Curtis acquired the 5,000-square-foot facility from Spectrum Health for an undisclosed price. A portion of the facility has been renovated to serve as Northview Eye Care, while the remainder is available for lease. Doug Taatjes and Hillary Taatjes-Woznick represented the seller and buyer in the transaction.
FORT WORTH, TEXAS — The final steel beam has been placed on the new Texas Health Huguley Hospital, signifying the project has reached its maximum height. The facility is both designed and constructed by Dallas-based The Beck Group and will be completed in summer 2016. The six-story facility will total 234,300 square feet and include a new public lobby on the ground floor, a women’s services floor with two C-section suites, eight labor and delivery rooms, 20 postpartum rooms and a nursery, three levels with medical/surgical units and 36 inpatient beds per floor.
FREDERICK, MD. — Avison Young has brokered the $24.3 million sale of a medical office portfolio in Frederick. Located at 194 and 45 Thomas Johnson Drive in Frederick’s Doctor Row area, the two Class A buildings total 82,348 square feet. The two fully leased buildings are roughly two-thirds occupied by affiliates of Frederick Memorial and John Hopkins Hospitals. Jim Kornick and Chip Ryan of Avison Young’s Washington, D.C., office represented the seller, Ausherman Development Corp., in the transaction. The buyer was CNL Healthcare Corp.
