OXNARD, VENTURA, CALIF. — Kaiser Permanente has purchased two Class A buildings in Central California that it currently occupies for $15.2 million. The buildings are located at 2200 East Gonzales in Oxnard and 888 South Hill in Ventura. Each building contains 31,235 square feet and is fully occupied by Kaiser. The seller, Wilmington Trust, which worked on behalf of a privately held trust, was represented by CBRE’s Bryan Lewitt, Chris Bodnar, Lee Asher and Chris Isola.

AUSTIN, TEXAS — Birmingham, Ala.-based The Sanders Trust has purchased Kyle Medical Plaza in Austin for $13 million. The 42,000-square-foot facility includes the Hays Surgery Center, MRI testing space, physical therapy and physician practices. The Hays Surgery Center features five operating rooms and is the first outpatient surgery center in the area.
OREGON, OHIO — Premier Design + Build Group LLC has completed construction on a 10,636-square-foot medical building in Oregon, a southeast suburb of Toledo. The facility includes two ambulatory surgery procedure rooms, recovery and therapy areas and private ultrasound and massage areas. DECA Health occupies the building, located at 846 S. Coy Road.
CORPUS CHRISTI, TEXAS — McShane Development Co. has completed the 37,444-square-foot U.S. Department of Veterans Affairs Specialty Outpatient Clinic in Corpus Christi. The new facility is located at 205 S. Enterprize Parkway in the 100 South Padre Island Business Park. McShane provided the turnkey development, design and construction services for the build-to-suit medical facility. The clinic was designed to meet LEED Silver certification with an energy-efficient HVAC system, a reflective TPO roof and a glass curtainwall entryway. Cadence McShane Construction Co. and Rees Associates provided comprehensive design/build construction services.
GRAPEVINE, TEXAS — Carter Validus Mission Critical REIT Inc. has acquired a 61,400-square-foot, long-term acute-care hospital in Grapevine for $23 million. The facility includes 48 private medical rooms and a 12-bed Intensive Care Unit. The property is fully leased to Ethicus Hospital-Grapevine LP.
EXTON, PA. — Pennsylvania Real Estate Investment Trust has plans to establish an ambulatory-care facility at one of its shopping malls through a partnership with Main Line Health. Bryn Mawr-based Main Line Health will operate the 32,000-square-foot facility at the Exton Square Mall in Exton, located about 30 miles west of Philadelphia. The facility will have a broad range of diagnostic and treatment services including physicians, obstetric and gynecology specialists, oncologists, pediatricians and other specialty physician practices. The facility is scheduled to open later this year.
VERNON HILLS, ILL. — HSA PrimeCare will develop a $10 million surgery center at 240 Center Drive in Vernon Hills, located about 35 miles north of Chicago. HSA is planning to break ground March 1 on the outpatient surgery center, which will include three surgical suites, one procedure room, and 14 recovery stations. The 15,000-square-foot building will be fully leased to Hawthorn Surgical Associates, which is relocating its practice from a facility in nearby Libertyville.
ANDREWS AND MIDLAND, TEXAS — McCarthy Building Cos. Inc. has broken ground on the Permian Regional Medical Center in Andrews and has completed Midland Memorial Hospital. McCarthy is teaming up with Trinity Hughes Construction; Bundy, Young, Sims & Potter Inc.; and HKS Architects on the $55 million Permian Regional hospital project. The hospital will span 200,000 square feet and feature a wellness center and a physician clinic with offices. The new facility will replace the existing one and tie into the hospital's skilled nursing unit. The project will be constructed in multiple phases and is slated for a mid-2016 completion. McCarthy also completed the $120 million expansion project of Midland Memorial. The hospital features a 240,000-square-foot, nine-story tower as well as renovations to the existing 100,000-square-foot hospital. The project included upgrades to the labor and delivery units, parking garage, patient rooms and data center. The project also included a new pharmacy, cafeteria and 194 new patient beds.
MENTOR, OHIO — Luttner Real Estate Investment Services has arranged the sale of a freestanding medical building in Mentor, located about 25 miles east from Cleveland, for $1.7 million. The building, which is located at the intersection of Mentor Avenue and Center Street, is occupied by Cleveland Clinic Sports Health Center. The Cleveland Clinic has seven years and seven months remaining on its lease. Mark Luttner of Luttner Real Estate represented the seller in the deal. The buyer was a Northeast-based private REIT.
WEST BLOOMFIELD, MICH. — Seavest Properties III LLC and KIRCO Health Partners have acquired the Beaumont Medical Center in West Bloomfield, about 25 miles northwest of Detroit. The three-story, 149,000-square-foot outpatient center and medical office building is located on 11 acres at 6900 Orchard Lake Road. The majority of the building is leased by the Beaumont Health System with the rest of the space set aside for independent physician practices. The purchase price was undisclosed.
