TEHACHAPI, CALIF. – Tehachapi Health Care District Hospital, a new $56-million, 78,979-square-foot hospital, will soon break ground in Tehachapi. The 25-bed facility will replace the hold hospital, which does not meet current California Seismic Safety Standards. Construction will commence in February and is scheduled for completion in 2015. Tehachapi is southeast of Bakersfield and just west of the Mojave Desert. The hospital will be built by a joint venture between Bernards and Colombo Construction Company, which will provide construction management services for the Tehachapi Health Care District. The facility will be designed by Stephen Wen of SWA Architects.

AURORA, ILL. — NAI Hiffman will oversee property management and leasing for Rush Copley Physician Office Buildings I and II, which total approximately 160,000 square feet, in Aurora, Ill., some 40 miles west of Chicago. Both buildings are situated on the Rush Copley Medical Center campus and were recently purchased by American Realty Capital Healthcare Trust Inc., which awarded NAI Hiffman the assignment. The Class A medical office buildings provide physicians with suites ranging in size from 1,500 to 5,000 square feet. While Physician Office Building I is fully leased, Brian Edgerton and Mike Van Zandt of NAI Hiffman will market existing availabilities at Physician Office Building II.

BAYTOWN, TEXAS — Marcus & Millichap has arranged the sale of Goose Creek Retirement Community, a 391,064-square-foot vacant hospital building located at 1101 Decker Drive in Baytown. Doug O'Toole and Rod Llanos of Marcus & Millichap's Houston office represented the seller, a financial institution, in the transaction. O'Toole also secured and represented the buyer, a limited liability company.

CLARKSBURG, W. VA. — Highland-Clarksburg Hospital has secured a $34.8 million construction loan for necessary renovation costs on the hospital in Clarksburg. The newly formed Highland-Clarksburg Hospital Inc. was approved to operate a 150-bed behavioral health facility in the former United Hospital Center. Once fully operational, Highland plans to employ 294 staff members. Highland-Clarksburg Hospital secured the loan through Huntington Bank and USDA Rural Development, which is providing the hospital with a $21 million loan through its Community Facilities Program in addition to $13.8 million in permanent financing provided by Huntington. Associated Architects is designing the renovation and RC General Contractors is serving as the construction manager.

YPSILANTI, MICH. — HSA PrimeCare, a health care real estate division of Chicago-based HSA Commercial Real Estate, has acquired the Michigan Orthopedic Center in Ypsilanti for $14.8 million. St. Joseph Mercy Health System and some of the leading orthopedic surgeons in the state anchor the four-story, 86,125-square-foot medical center. Located at 5315 Elliot Drive, the facility is situated within the 340-care St. Joseph Mercy Hospital Ann Arbor campus. Greg French of Inverness-based French Commercial Realty represented Boler in the deal.

PLANO, TEXAS — The Medical Center of Plano, a 427-bed acute care facility located at 3901 W. 15th St. in Plano, will soon break ground on a $66 million expansion and renovation of its existing facilities. The project will include the development of its Level II Trauma Center, two additional floors totaling 56,000 square feet, addition of 68 beds in the neurosciences unit, renovation of the existing public area, updates to the exterior, new covered entranceways, renovation of administrative offices and a new 3t MRI and EP Cath Lab. Perkins+Will's Dallas office is providing architectural services. Construction is slated to begin in May 2013, with completion slated for late 2014.

The campus contains a 30,913-square-foot medical office building that is situated across from the San Clemente campus of Saddleback Memorial Medical Center. The center is anchored by MemorialCare Health, which houses several affiliated practice groups. Accretive Realty represented itself in this transaction, while the unnamed seller was represented by Evan Kovac, Garth Hogan, Chris Stai and Kyle Kovac of Newmark Grubb Knight Frank's Global Healthcare Services Group. Hogan, along with John Scruggs, will serve as Accretive’s exclusive leasing agents.

STUART, FLA. — Amore Dementia Care, which provides its residents with services such as exercise classes designed to promote muscle group stimulation and cognitive function, has sold for approximately $2.4 million. The property is located at 1634 S. Kanner Hwy. in Stuart. Growth Capital Investments LLC purchased the healthcare property from Soleil Management Group LLC, which has operated the 19-unit, 38-bed facility since it was built in 2000. Trusted Seniors Care Inc., a seniors housing management company, will handle the day-to-day operations. Kenneth Carriero and Damien Carriero of Colliers National Seniors Housing Group facilitated the sale.

ST. LOUIS — McGrath & Associates has completed construction of a $1.8 million bone marrow transplant center at Saint Louis University Hospital. Located within the Saint Louis University Cancer Center, the 9,900-square-foot facility, designed by Fox Architects, is the first comprehensive outpatient bone marrow transplant center in the region. The center was constructed in an existing hospital space, and the expected open date is unknown.
