NEW YORK CITY — Gramercy Surgery Center Inc. has purchased a 23,000-square-foot medical office property at 59-25 Kissena Blvd. in Flushing, Queens in New York City. The two-story property features 140 feet of street frontage along Kissena Boulevard. Colliers International's Brian Given, Steven Jaray and Sheena Gohil partnered with Brooklyn-based M.C. O'Brien's William O'Brien and Karen Cohen to represent the seller, EmblemHealth, in the transaction.

DENVER – The Sky Ridge Medical Center has signed a new orthopaedic practice, led by Dr. John Xenos. The first phase of the orthopaedic surgeon’s practice will consist of about 3,000 square feet that is set to open at Sky Ridge in September. It will reside within the Aspen Building, located at 10099 Ridge Gate Parkway in Lone Tree, Colo. Dr. Xenos, who plans to partner with orthopaedic surgeon Dr. Anthony Sanchez, is moving his practice from the Steadman Hawkins Denver Clinic to Sky Ridge. The new practice will be called Colorado Orthopaedics. Jecoah Byrnes, a leasing associate at CBRE, and Matthew Leiner, a leasing associate with CBRE Denver’s Healthcare Services, handled both sides of the transaction.

MIAMI — The 133-bed, 282,000-square-foot West Kendall Baptist Hospital, located at Kendall Drive and SW 157th Avenue in Miami, has achieved LEED Gold certification. MGE Architects was the lead architecture and design firm on the project, which cost $210 million. Green elements include open landscaped areas, water retention lakes for 100 percent irrigation, automatic building controls, low-flow plumbing fixtures, and energy efficient lighting and air conditioning systems.

METHUEN, MASS. — Boston-based Suffolk Construction has delivered Steward Holy Family Hospital's emergency center, a 24,000-square-foot, $14.1 million medical facility, in Methuen. The facility includes 32 private treatment rooms, a two-bay cardiac room, a double trauma room and a rapid medical evaluation area in the lobby. The new facility doubles the hospital's emergency center capacity. RFWalsh Collaborative served as the center's project manager, while S/L/A/M Collaborative designed the center.

SAN ANTONIO — TRISUN Healthcare and Suntex Development have broken ground on a new 42,000-square-foot senior community at 8707 Lakeside Pkwy. in San Antonio. The community will offer 120 skilled nursing and rehabilitation beds, as well as employ approximately 115 full- and part-time staff. The facility will feature wood floors, a rehabilitation gymnasium and rapid recovery suites. San Antonio-based Metropolitan Contracting Co. is building the facility, while Austin-based DFD Architects designed it. The skilled-nursing facility is slated for a summer 2012 opening.

PHILADELPHIA — Howell Acquisition has purchased the former St. Agnes Continuing Care Center, an approximately 400,000-square-foot medical complex at 1930 S. Broad St. in Philadelphia. Howell plans to redevelop the multi-building facility into a mixed-use facility. The property consists of four interconnected buildings, a five-level parking garage and a one-story powerhouse building, all sitting on 3.48 acres. Philadelphia-based Binswanger represented the seller, Mercy Health Systems, in the transaction.

DUNCANVILLE — A medical office building leased to Southwest Endocrinology & Diabetes at 1014 E. Wheatland Rd. in Duncanville has traded hands. The property includes 5,800 square feet of rentable space, and it sits on 0.51 acres. Tanner McGraw and Eric Bouchard of Marcus & Millichap’s Houston office represented the seller, and Drew Kile and Chase Bechtel of Marcus & Millichap represented the buyer.

VALPARAISO, IND. — Birmingham, Ala.-based The Sanders Trust has started construction on a $12 million, 60,000-square-foot medical office building, to be located on the campus of Community Health System's Porter Hospital. Birmingham, Ala.-based Robins & Morton is the contractor for the project with Gresham, Smith and Partners providing architectural services. Construction is slated for completion in late 2012 to coincide with the grand opening of the new Porter Hospital.
