TAMPA, FLA. — The Department of Veterans Affairs (VA) has selected Duke Realty to develop and serve as general contractor for a $30 million, 106,000-square-foot primary care clinic, located at Hidden River Corporate Park in Tampa. The two-story facility will offer primary care services, radiology, women's wellness and mental health services, as well as a pharmacy. Construction is slated to begin in August 2012, with completion expected in December 2013. The VA will rent the space from Duke Realty and will fully occupy the building by February 2014. Minneapolis-based HGA is the architect for the project.

RANCHO CUCAMONGA, CALIF. — The 98,176-square-foot Kindred Hospital Rancho and a medical office building in Rancho Cucamonga have sold for an undisclosed sum. The property was built in 1996 and is located at 10841 White Oak Ave. The long-term acute care hospital building contains 55 beds and an attached, three-story medical office building. Colliers’ John Wadsworth, Tom Lagos and El Warner represented the seller, Pacific Health Realty, LLC, in this transaction.

HAMILTON, OHIO — Duke Realty has acquired five medical buildings in Hamilton, a northern suburb of Cincinnati, for a reported $22 million. The buildings are located at 3035, 3055, 3075, 3125 and 3145 Hamilton Mason Rd., on the Butler County Medical Campus. The properties total 109,092 square feet and include physician offices, a sleep center, an imaging center and a 10-bed inpatient surgical hospital. All of the properties are fully leased to Betheseda North Hospital. Duke plans to expand the building at 3075 Hamilton Mason Rd. by adding a 10,500-square-foot Emergency Department. The entire campus will become part of the TriHealth system and be known as TriHealth's Betheseda Butler County.

CARROLLTON — Dallas-based Stroud Properties has plans to develop a neighborhood of seven 8,500-square-foot assisted living residences, located on a 7.5-acre site near the intersection of East Hebron Parkway and Josey Lane in Carrollton. The $12 million project will serve a total of 64 assisted living residents and 48 Alzheimer's and dementia care residents. Each residence in the community will feature 16 bedrooms with private bathrooms, a salon and an enclosed backyard with walking paths and fountains.

EDEN PRAIRIE, MINN. — HFF has arranged $32.5 million in financing for the Eden Prairie headquarters of UnitedHealth Group's health services business, Optum. Bank of America Merrill Lynch provided the 10-year, fixed-rate loan. The 473,325-square-foot property is fully leased to UnitedHealth Group. Brandon Chavoya, Coler Yoakam and Mark West of HFF's Dallas office led the HFF team in the deal. The property is located at 13625 Technology Dr.

MONONA, WIS. — The Yahara Health Clinic, a 32,000-square-foot medical office building in Monona, has sold for $9.6 million. The building is fully leased on a triple-net basis for 10 years. Michael Bennett of Newmark Knight Frank's Chicago office represented both the buyer and the seller in the transaction. The buyer is a non-traded real estate investment trust based on the East Coast.

SWANSEA, ILL. — Holland Construction has completed renovation of the Memorial and St. Elizabeth's Cancer Treatment Center at 4000 Illinois St. in Swansea. The project included restroom and lighting renovations, and previously unused space was converted into work space for the medical physics team. St. Louis-based HDA Inc. served as the architectural firm for the project.

HOLDEN, MASS. — Margulies Peruzzi Architects and Cutler Associates have been selected to design and construct and new medical office building in Holden. The companies will develop a 36,000-square-foot building at the entry to the Boyden Road Campus for Oriol Health Care. The facility will house a family medical practice and other healthcare providers. The project is expected to be complete by the end of this year or early 2013.

WESLEY CHAPEL, FLA. — Adventist Health System has selected Alter+Care to develop the 100,000-square-foot Wellness Plaza at Florida Hospital Wesley Chapel, a three-story wellness facility and medical office building located in Wesley Chapel. The 50,000-square-foot wellness center will include a 25-meter lap pool, warm water therapy pool, locker rooms, an indoor walk/jog track, massage services, group exercise studios, conference rooms, cardio and free weights equipment, a heart-healthy cafe, logo shop and disease management and wellness education programs. The remainder will be leased to physicians and ancillary healthcare service providers. Completion is slated for fall 2012.

WEST POINT, N.Y. — Philadelphia-based EwingCole has designed a new $34 million addition to the Keller Army Community Hospital Clinic at the U.S. Military Academy at West Point. The project is expected to be complete in May of 2014. The 51,000-square-foot addition will be home to the optometry, ophthalmology, physical therapy and orthopedic clinics. The project will be completed in phases to allow the hospital to remain open during construction.
