ORANGE PARK, FLA. — Charles Perry Partners, Inc.'s (CPPI) St. Augustine, Fla., office has completed a 13,168-square-foot expansion of the Orange Park Medical Center's Emergency Department, located at 2001 Kingsley Ave. in Orange Park. Also included in the construction was a new ambulance entrance with a 2,890-square-foot exterior canopy and a new heli-pad. The development is part of a $9 million construction management contract between CPPI and Hospital Corp. of America.Thomas, Miller & Partners designed the property. A second phase has started and is slated for completion by mid-2012.

SAN ANTONIO — The Spine & Pain Center of San Antonio has opened a 9,622-square-foot medical office at Brooks City-Base, located at 3124 Sidney Brooks, 570B in San Antonio. Brooks City-Base is a 400,000-square-foot master-planned community developed by the Brooks Development Authority.
WEST PALM BEACH, FLA. — Marcus & Millichap has negotiated the $7.1 million sale of the 28,346-square-foot Century Village Medical Office, located at 100-110 Century Blvd. in West Palm Beach. Douglas Mandel of Marcus & Millichap's Fort Lauderdale, Fla., office represented the seller, a Boca Raton, Fla.-based limited liability company, in the transaction and procured the buyer, a Pompano Beach, Fla.-based investor.
BALTIMORE — Baltimore-based Bon Secours — Liberty Medical Center has sold a 117,000-square-foot, four-building medical campus, located at 2600 Liberty Heights Ave. in Baltimore, to the State of Maryland for $6.8 million. The property will be used for Baltimore County Community College. Gary Hooper of Cushman & Wakefield/Thalhimer's Richmond, Va., office represented the seller in the transaction.
KINGWOOD — Cleveland-based Woodside Health has acquired the 29,162-square-foot Kingwood Executive Center, a medical office building complex located at 201 Kingwood Medical Dr. in Kingwood. The two-building property features a koi pond and a garden. Ted Barr of Middleburg Heights, Ohio-based Crescendo Commercial Realty represented the buyer in the transaction. The seller was represented by Grubb & Ellis Co.
HOUSTON — Colliers International has arranged the sale of a 20,750-square-foot medical office building, located at 1325 La Concha Ln. in Houston. Christopher Winters of Colliers' Houston office represented the seller, Treeline Partners, in the transaction. Jim Houmani of Houston-based Xander Properties represented the buyer, Sugar Land-based Saroj Kirby, LLC.
AURORA, ILL. — Leopardo recently completed 42 of the 88 rooms at Provena Mercy Medical Center in Aurora as part of a multi-phased modernization and privatization project. The final rooms are slated for completion in late 2012. Each room includes 218 square feet of space and newly replaced windows. The architect for the project is Jensen & Halstead.
NOVI, MICH. — Healthcare Trust of America Inc., a real estate investment trust focused on medical office buildings, has executed an agreement to purchase a 203,000-square-foot, on-campus medical office building in Novi, Mich. for $51 million. The building is 98 percent occupied and is connected to Providence Park Hospital via a covered walkway.
MARION, ILL. — Holland Construction Services recently completed the new $5.7 million Behavioral Medicine building for the U.S. Dept. of Veterans Affairs in Marion. The 17,400-square-foot building includes 14 bedrooms, a day room for group gatherings and a kitchen. Paul Gansauer of Holland Construction served as the project manager, and N.K. Bhandari, Consulting Engineers P.C. provided architectural services. The building is now open.
FREDERICKSBURG, VA. —The 18,714-square-foot Spotswood Medical Center, located at 4103-4107 Lafayette Blvd. in Fredericksburg, has been sold for $3 million. Virgil Nelson of Cushman & Wakefield/Thalhimer's Fredericksburg office represented Spotswood Medical Center Associates, the seller, in the transaction and procured the buyer, Lafayette Boulevard Properties.
