MISSION VIEJO, CALIF. — McCarthy Building Cos. Inc. recently completed construction of the $153 million Patient Care Tower at Mission Hospital at the southeast corner of Crown Valley Parkway and Medical Center Road in Mission Viejo. Designed by Los Angeles-based RBB Architects Inc., the new four-level patient tower features a patient-centered design along with next-generation advancements in healthcare technology and seismic building safety. McCarthy also built an underground tunnel and a 175-foot-long pedestrian bridge that connects the new facility with the main hospital building on the third floor.

CHICAGO — The Chicago office of NorthMarq Capital has arranged $27.44 million in first mortgage financing for Midwest Orthopaedics at Rush, an 117,000-square-foot medical office center located in Chicago. The 10-year loan carries an 80 percent loan-to-cost and a fixed rate. Michael Sieman of NorthMarq arranged the financing on behalf of the undisclosed borrower.

REDMOND, WASH. — Gary Merlino will develop a new 32,000-square-foot medical office facility in Redmond for Evergreen Healthcare’s family practice, urgent care and radiology clinic operations. Seattle-based CollinsWoerman is the design firm, and Sellen Construction is the contractor on the project, which is expected to begin in the spring and be completed in summer 2011. The three-story, Class A medical office building will occupy the site of the former Gray Barn Nursery at the corner of state Route 202 and Northeast 90th Street in the Bella Bottega shopping center.

FLOWER MOUND, TEXAS — The Flower Mound Town Council has approved Continuum Health Services' plans to develop a new inpatient rehabilitation hospital in Flower Mound. Continuum Rehabilitation Hospital will be built within an existing 55,280-square-foot building located at 3100 Peters Colony Road. The hospital will include 42 private beds, concierge, a spa, and wellness and restaurant services. The building will also contain a dedicated gym featuring state-of-the-art equipment, aquatic therapy, and hot and cold emersion baths. The construction timetable was not released. The new hospital is one of several new projects in Flower Mound. Medical Center of Lewisville recently opened a 24-hour emergency room and imaging center, and Texas Health Presbyterian Hospital's Flower Mound campus is expected to open this spring.

DALLAS — Dallas-based Westmount Realty Capital has disposed of an approximately 3.9-acre land parcel situated within its Westmount Health Campus in Dallas. Forest Park Realty Partners III purchased the site for the further expansion of its Forest Park Medical Center. The first phase of Forest Park Medical Center was completed in March and consists of a 66,000-square-foot specialty hospital. Forest Park Realty Partners purchased 6.9 acres of adjacent land in August. With this most recent transaction, only 5.5 acres remain of the 27-acre land parcel Westmount purchased in 2006 for the creation of a healthcare campus.

FORT WAYNE, IND. — Healthcare Trust of America (HTA) has acquired a 92,500-square-foot medical office portfolio for an undisclosed price. The three-building portfolio includes fully occupied community hospitals in Fort Wayne, and San Angelo and Corsicana, Texas. The hospitals are wholly owned subsidiaries of Brentwood, Tenn.-based Community Health Systems. The original developer, Atlee Development, sold the properties.

DALLAS — Healthcare Trust of America (HTA) has acquired a long-term acute care hospital in Dallas for approximately $27.35 million. The four-story property totals approximately 52,300 square feet and contains 60 beds. It is currently being leased on a long-term basis by Dallas LPACH LLC, a subsidiary of St. Louis-based RehabCare. The seller is Gulf States Health Services, which developed the property 2 years ago in a partnership with a local physicians group. HTA also recently closed on a portfolio acquisition in Texas. It acquired a three-building medical office portfolio that includes properties located in San Angelo and Corsicana, Texas. The third property is located in Fort Wayne, Ind. The portfolio traded for approximately $20.5 million and was sold by Atlee Development.

TAVARES, FLA. — Longwood, Fla.-based Cotter-Ryan Commercial has completed vertical construction of the 20,000-square-foot Premier Surgery Center in Tavares. The $4 million building is located on Vindale Road. Premier Surgery Center, which will open next year, will house an 11,000-square-foot surgery center and 9,000 square feet of medical office space.
