BOSTON — A partnership between Olshan Properties, CV Properties and Harbinger Development is underway on construction of a 212-room Canopy by Hilton hotel in downtown Boston. The $125 million hotel will be located across from the Rose Fitzgerald Kennedy Greenway parks near the city’s Haymarket and North End Districts and will add 12,711 square feet of ground-floor retail and restaurant space to the local supply. Olshan Properties will manage the hotel, which is slated for delivery by mid-2021.

KANSAS CITY, MO. — A 93-room La Quinta by Wyndham hotel has opened in Kansas City’s Beacon Hill neighborhood. The four-story property is located at 2321 Troost Ave. Beacon Hill Hotel Operators LLC owns the hotel and TGC Hospitality Management is the manager. Located near I-90, the hotel features a complimentary breakfast, business center, fitness center and guest laundry.

DALLAS — Locally based firm JMJ Development will build a 176-room Mandarin Oriental hotel in Dallas’ Turtle Creek neighborhood. The 25-story building will also house 100 residential units and feature a spa and an undetermined amount of ballroom and meeting space. A construction start date was not announced, but the hotel is expected to open in 2022.

LONG ISLAND CITY, N.Y. — New York-based real estate developer Teddy Li is underway on construction of a 240-room Staybridge Suites hotel in Long Island City. The project, located at 38-61 11th Ave., will encompass approximately 180,000 square feet, rise 24 stories and feature a community facility and 109 parking spaces. Gary Sefcik, Iona Liu, Dan Lisser and Rick Lechtman of Marcus & Millichap arranged a $46 million construction loan from a private lender for the project. Construction is slated for completion in June 2020.

Marigold-Hotel-Pendleton-OR

PENDLETON, ORE. — Crystal Investment Property has brokered the sale of The Marigold Hotel in Pendleton. The two-story property sold for an undisclosed price. Completely updated in 2018, the 47-key hotel features more than $560,000 in capital improvements and a mix of guestrooms. The Marigold Hotel also features close proximity to downtown restaurants and highway access, a designated parking garage, owner’s quarters and an on-site commercial kitchen. Joseph Kennedy of Crystal Investment Property represented the undisclosed seller and buyer in the deal.

DALLAS — Sam Moon Group will develop a 283-room JW Marriott hotel at 2000 Ross Ave. in downtown Dallas. The 15-story building, which will be the first hotel of that brand in the city, will be built on top of an existing 10-story parking garage and will feature a restaurant, lobby bar, fitness center, rooftop pool and bar and ballroom/meeting space. HKS Inc. is the project architect, and a general contractor will be selected in the first quarter of 2020. Completion is slated for February 2022.

BOSTON ⁠— Hawkins Way Capital has acquired the historic 143-room Copley Square Hotel in the Back Bay neighborhood of Boston. Built in 1891, the Copley Square Hotel is situated within close proximity of Newbury Street retail and culture center, several colleges and universities, Fenway Park and the Prudential Center. Amenities include 1,500 square feet of meeting and event space, a 24-hour fitness center, a lower-level nightclub and 11,800 square feet of retail space ⁠— including 2,800 square feet of vacant ground-floor retail. Denny Meikleham, Alan Suzuki and Matt Enright of JLL represented the seller, insurance service company Barings LLC, in the transaction.

IRVING, TEXAS — Clark Contractors has completed the renovation of all 506 guestrooms at the Westin Dallas Fort Worth Airport Hotel in Irving, a project that also upgraded the property’s restaurant area, fitness center and other public spaces. Designed by C+TC Design Studio, the project also delivered a new, 2,955-square-foot club area for Marriott Bonvoy reward members. The hotel also offers a rooftop pool, in-room spa services, a breakfast buffet and an airport shuttle service.

DALLAS — JLL has arranged the sale of the W Dallas Victory Hotel, a 33-story property located adjacent to the American Airlines Center in the Uptown district of Dallas. The 252-room hotel features a restaurant, lobby bar, terrace bar, resort-style infinity pool and pool deck on the 16th floor and 10,800 square feet of meeting and event space. The building also contains non-owned ground-floor retail space and residential condominiums on floors 18 to 32. Michael Kavanau and Parker Sherrill of JLL represented the seller, Estein USA, in the transaction. A partnership between HN Capital Partners and Dunhill Partners Inc. purchased the asset for an undisclosed price. De’On Collins of JLL and Randy Fleisher of Hamilton Realty Finance placed a three-year, floating-rate acquisition loan through Starwood Property Trust for the deal.

DENVER — Denver-based Stonebridge Cos., as owner and manager, has opened a 22-story, dual-branded hotel in downtown Denver. Located at 801 15th St., the 382-room asset features the 176-key Tru by Hilton Denver Downtown Convention Center and the 206-suite Home2 Suites by Hilton Denver Downtown Convention Center. Property amenities include 3,300 square feet of flexible meeting space with views of the Rocky Mountains, the street-level Tempo Bar, a shared lobby, grab-and-go market, complimentary breakfast bar, fitness center, guest laundry, valet parking and a five-story garage. The dual-branded hotel marks Stonebridge’s 23rd metro Denver property within its portfolio.
