INDIANAPOLIS — U.S. OCG has acquired a 497-room, three-property Marriott hotel portfolio in Indianapolis for an undisclosed price. The hotels, located adjacent to each other, include a 315-room Marriott, a 119-room Delta and a 63-room Fairfield Inn & Suites. Together, they include more than 90,000 square feet of meeting space. Nate Sahn, James Foxx, Pravin Boteju and Stephen LaMotte Jr. of CBRE represented the seller, a joint venture between Shadeland Enterprises LLC and Midwest Investments Associates LLC.

NEW HAVEN, CT. — Noble Investment Group has acquired the 135-room New Haven Hotel at Yale University. Noble plans to reposition the hotel to capitalize on the area, which includes Yale University and the Yale-New Haven Hospital, the primary teaching hospital for the Yale School of Medicine and the Yale School of Nursing. The hotel features a business center and fitness center as well as 1,000 square feet of flexible meeting space. The sales price was undisclosed.

PHOENIX — Cambria Hotels, an upscale brand franchised by Choice Hotels International, has opened its third hotel in Arizona: Cambria Hotel Downtown Phoenix Convention Center. Situated at 222 E. Portland St., the seven-story, 127-room hotel features a spacious rooftop, multi-function meeting and event space, a pool with cabanas and bar, a state-of-the-art fitness center and Poppy, an on-site restaurant. Guest rooms feature modern fixtures, abundant lighting and plush bedding, as well as spa-style bathrooms. Oxford Hotels & Resorts manages the hotel, which was developed by True North Studio.

DALLAS — Locally based developer Hall Group has opened the HALL Arts Hotel, a luxury boutique hotel located in the Dallas Arts District. Designed by HKS Architects, the property features a 183 guest rooms, 19 suites, a restaurant and lounge, rooftop pool, fitness center, contemporary art collection and more than 6,000 square feet of meeting and event space. The property is the first hotel to open in the district.

KING OF PRUSSIA, PA. — Hotel owner-operator MCR has acquired the 149-room Hampton Inn by Hilton Philadelphia/ King of Prussia, located on the northern outskirts of Philadelphia. The hotel is located at 530 West Dekalb Pike, less than one mile from the King of Prussia Mall. Amenities include a 24-hour fitness center, business center and 600 square feet of meeting and event space. The seller and sales price were not disclosed.

NEW ORLEANS — Developers Carpenter & Co. Inc. and Woodward Interests LLC will open a 341-room Four Seasons hotel in New Orleans. The property will also include 92 private residences on the top floors of the building. The project is a redevelopment of the 33-story World Trade Center office building. Completion is slated for late 2020. Two Canal Owner LLC, in which both developers are partners, will own the building. The first Four Seasons in New Orleans, the property will be situated within the central business district. It will be located next to the French Quarter, Warehouse District and the Ernest N. Morial Convention Center and feature views of the Mississippi River. “New Orleans has been a priority market for us for many years and we have been waiting for the right opportunity to make our debut in this dynamic city,” says John Davison, president and CEO of Four Seasons Hotels and Resorts. MIAMI — Netherlands-based hotel chain citizenM and developer Miami Worldcenter Associates have broken ground on a new citizenM hotel in downtown Miami. The hotel will be part of a $4 billion mixed-use development called Miami Worldcenter. Owner, operator and developer citizenM and master developer of the mixed-use campus Miami Worldcenter Associates will make the 700 NE 2nd Ave. property into a 12-story, 351-room hotel spanning 128,000 square feet. According to plans from general contractor Suffolk Construction and architectural firm Gensler, the hotel will feature a sundeck and rooftop bar, as well as 1,850 square feet for societyM, citizenM’s branded creative spaces and meeting rooms. The site is located across the street from the MiamiCentral terminal and adjacent to Miami Worldcenter’s pedestrian-only, open-air shopping promenade. Miami Worldcenter is a 27-acre “city within a city” delivering in phases. It will feature residential, commercial and hospitality uses, as well as of 300,000 square feet of retail, restaurant and entertainment space. DEERFIELD, ILL. — Marcus & Millichap has brokered the sale of the Red Roof Inn Deerfield, a 115-room hotel, for $4.9 million. The property is located at 340 S. Waukegan Road. Ebrahim Valliani, Michael Klar, Allan Miller and Chris Gomes of Marcus & Millichap secured and represented the buyer, a private investor. Seller information was not disclosed.

WHITEFISH, MONT. — Berkadia’s Hotels & Hospitality team has arranged the sale and financing of TownePlace Suites Whitefish Kalispell, an all-suite hotel in Whitefish. Scottsdale, Ariz.-based Glacier House Hotels sold the asset to Venture Hospitality for an undisclosed price. Matt Bailly and Spencer Scott of Berkadia represented the seller, while Adrienne Kautzman, also of Berkadia, secured financing for the buyer in the deal. The 10-year, fixed-rate loan features a 60 percent loan-to-cost ratio and three years of interest-only payments. Built in 2018, the 81-suite hotel is located next to Glacier National Park and the Going-to-the-Sun highway. The property is also near Glacier International Airport, Whitefish Lake, Whitefish Mountain Resort and Flathead Lake.

MILLBRAE, CALIF. — A partnership between Republic Urban Properties and Principal Real Estate Investors is preparing to break ground on a transit-oriented, mixed-use project named Gateway at Millbrae Station in Millbrae, a suburb just south of San Francisco. Located at the Millbrae Bay Area Rapid Transit (BART) station, the development will comprise 157,000 square feet of office space, 320 market-rate apartments, 80 affordable housing units, a 164-room hotel, 400 homes and 44,000 square feet of retail. Development costs are estimated at $401 million. The two developers formed a partnership called Republic Millbrae LLC, which will finance, construct and own the residential and office components of the project. “Gateway at Millbrae Station promises to be the new standard for revitalizing transit stations by increasing ridership while increasing revenues and creating much-needed affordable housing and jobs for the city of Millbrae and San Mateo County,” says Michael Van Every, president and CEO of Republic Urban Properties.
