BOSTON — Starwood Property Trust, a Connecticut-based lender, has provided $140 million in refinancing for the Aloft Hotel and the Element Hotel, two hospitality properties totaling 510 rooms in Boston’s Seaport District. Starwood provided the funds on behalf of the borrower, a venture between a fund managed by an affiliate of Los Angeles-based Ares Management and Boston-based CV Properties LLC. HFF arranged the financing. The 13-story Aloft Hotel offers 330 rooms, as well as amenities such as a pool, fitness center, gourmet eatery and 12,000 square feet of meeting space. The six-story Element Hotel features 180 rooms with kitchens and flexible workspaces, as well as a pool, fitness center, meeting space and a bike-sharing program. Both hotels are situated adjacent to the Boston Convention and Exhibition Center (BCEC). Anthony Cutone and Matthew Enright of HFF, which secured construction financing for both properties in 2014, led the debt placement effort. “The hotels opened for business in early 2016 and have enjoyed a strong reception due in part to the phenomenal growth of the Seaport area, the quality of the development and the strong demand generated from the BCEC,” said Cutone. ARLINGTON, TEXAS — Drury Development Corp. a subsidiary of Missouri-based hospitality owner-operator Drury Hotels Co., will build Drury Plaza Hotel, a 268-room property that will be situated on 9.2 acres at the intersection of Center Street and Interstate 30 in Arlington. The project will also deliver an upscale restaurant to the site, which is located west of the Lincoln Square retail center. Larry Jordan and Steve Williamson of Transwestern represented the seller in the disposition of the land. A timeline for construction has not yet been established.

LAFAYETTE, IND. — Home2Suites by Hilton Lafayette has opened in central western Indiana. The 93-suite hotel is designed for travelers who want to maintain their normal routine. The property features a combined laundry and fitness area, indoor pool and grill area, as well as complimentary breakfast. The hotel is located at 3838 Grace Lane near Purdue University. Kamba Hospitality owns the property and Witness Hospitality LLC will manage the hotel.

MOUNT PROSPECT, ILL. — MCR has acquired the Hampton Inn & Suites by Hilton in Mount Prospect, a northwest suburb of Chicago, for $12.7 million. The 120-room hotel is located in Randhurst Village, a 1 million-square-foot, open-air lifestyle center. Opened in 2012, the property features an indoor pool, fitness center, business center and meeting space.

BRIDGEWATER, N.J. — SJP Properties has completed the disposition of a site within Somerset Corporate Center in Bridgewater for the development of a hotel and restaurant. AC Hotels by Marriott and Zinburger Wine & Burger Bar will occupy the space. Construction on the hotel and restaurant will commence this month and is expected to be completed by 2020. The AC Hotels by Marriott location will feature 150 guest rooms and a rooftop bar and lounge. The 5,800-square-foot Zinburger will offer a menu of gourmet burgers with paired wine selections. The name of the buyer and acquisition price were not released. Current tenants at the corporate campus include Linde Americas, Qualcomm, iconectiv, Mazda, Kering Eyewear, Allergan, Cognizant Technologies, Aon Hewitt and Merrill Lynch.

DALLAS — The Statler Hotel, an iconic hotel located in downtown Dallas, has reopened as part of the Curio Collection by Hilton following a $255 million redevelopment. The 19-story hotel originally opened in 1956 as one of Conrad Hilton’s first convention properties. Owned and redeveloped by Centurion American Development Group, the hotel offers 219 luxury residences, 159 guest rooms, restaurants and retail. Amenities at The Statler include a rooftop pool; 33,000 square feet of meeting and event space, including entertainment suites, an outdoor garden court, 10 meeting rooms and a 13,154-square-foot grand ballroom; and a fitness center including bowling and games. Restaurants and bars on the property slated to open later this year include Overeasy, an upscale diner; Bourbon & Banter, an underground cocktail lounge; Fine China, a full-service Asian restaurant and cocktail bar; Waterproof, a poolside roof deck bar and lounge; and Scout, a 12,000-square-foot social space serving American food. Dallas-based Aimbridge Hospitality manages The Statler, which Merriman Anderson/Architects designed. Local chef Graham Dodds leads all five of the property’s restaurants. DALLAS — Hospitality development firm NewcrestImage has completed the 128-room AC Hotel by Marriott and the 121-room Residence Inn by Marriott, the first dual-branded hotel in downtown Dallas. Located at 1712 Commerce St., the property features the AC Hotel lobby and lounge on the first floor with guestrooms on floors three through 10, and the Residence Inn lobby on the second floor and guestrooms on floors 11 through 21. The hotels also have separate lounges, business centers and dining areas, but share a bar and fitness center. A 10-story parking garage is scheduled to open in 2018 behind the building.

INDIANAPOLIS — HRI Properties has broken ground on the dual-branded Hyatt Place and Hyatt House hotel in the Wholesale District in Indianapolis. Construction began in September, with completion slated for the second quarter of 2019. HRI Lodging, an affiliate of HRI Properties, will manage the property under franchise agreements from Hyatt Hotels Corp. The property will feature a 186-room Hyatt Place hotel and a 130-room Hyatt House, an extended-stay hotel. Amenities will include valet parking, 6,000 square feet of event space and rooftop swimming and fitness facilities. The development will also feature 13,000 square feet of ground-floor retail space and a 382-space parking garage. The property will face the main entrance of Bankers Life Fieldhouse, home of the Indiana Pacers. Wells Fargo Bank NA provided construction financing. In addition, Regions Bank NA purchased tax increment bonds that were issued by the city of Indianapolis. The project team includes contractor Wilhelm Construction Co., architect RATIO Architects and interior designer Getty’s One.

Nexus-Rowan-Blvd-NJ

GLASSBORO, N.J. — Nexus Properties has signed five new retail tenants to the Rowan Boulevard redevelopment, a mixed-use project in Glassboro. The goal of the $400 million, multi-phase project is to link the Rowan University campus with Glassboro’s downtown retail district. The new tenants bring restaurant, shopping and fitness options to downtown and include Alicia DiMichele Boutique, Tech Zone, Six Pack Training, Cookie Munchers and Mexican Mariachi Grill. In addition, Rowan Boulevard is home to Chickie & Pete’s, Tony Luke’s and Barnes & Noble Bookstore and Café. The final phase of the Rowan Boulevard project is under construction and slated for completion in August 2018. Upon completion, the development will include 2,771 student beds, classroom space, 114 apartment units, a hotel, fitness center, two parking garages and 144,000 square feet of retail space.

WHITESTOWN, IND. — Dora Hotel Co. LLC has partnered with Anson Hospitality LLC to manage the Hampton Inn in Whitestown, about 25 miles north of Indianapolis. The 92-room hotel is located at 6005 Main St. near I-65. The hotel features banquet meeting space, a pool, fitness center, on-site convenience store and business center. The two companies also operate a Holiday Inn Express & Suites in Carmel.
