HEALDSBURG, CALIF. — Montage Hotels & Resorts has unveiled plans for Montage Healdsburg, a 130-room hotel in the Sonoma County city of Healdsburg.Construction is scheduled to start in spring 2018. The 258-acre resort will feature bungalow-style accommodations, Spa Montage, an infinity pool overlooking the resort’s vineyards and Montage’s children’s program called Paintbox. The new hotel will open in 2020. The Robert Green Company is developing the property. Ohana Real Estate Investors will be the owner, and Montage Hotels & Resorts will operate the asset.

SAN ANTONIO — Houston-based DC Partners will develop Thompson San Antonio Hotel, a 162-room hospitality project that will be located in the RiverWalk area of San Antonio. The 20-story property will also include 58 residences. Amenities will include 5,000 square feet of meeting space, a pool with cabanas and a bar, fitness center and a spa. Construction is expected to begin within the next month, according to realtynewsreport.com.
LA PORTE, IND. — Huff, Niehaus & Associates Inc. has brokered the sale of the Best Western Plus hotel in La Porte, about 30 miles west of South Bend, for $4.5 million. The 142-room hotel also features a conference center. GDR Hospitality LLC has operated the hotel for over 10 years. The buyer, BRK Colorado Inc., intends to retain the Best Western Plus franchise and make renovations to the property. Brandt Niehaus of Huff, Niehaus & Associates brokered the transaction.
PARK CITY, UTAH — Sonnenblick-Eichner Co. has arranged $60 million in financing for the 177-room St. Regis Deer Valley resort in Park City. The resort is located at 2300 Deer Valley Drive E. The St. Regis Deer Valley offers 67 hotel condominium suites divisible into 177 hotel keys and 25 private whole-ownership residences. The ski-in, ski-out resort includes amenities like the 14,000-square-foot Remède Spa, fitness facilities, a Jean-Georges Vongerichten signature restaurant (J&G Grill) and the Deer Crest Club, a private club. A domestic life insurance company funded the loan in a highly structured transaction. Proceeds of this non-recourse financing were used to refinance existing debt with a new long-term, fixed-rate loan. The proceeds will also fund the next phase of the resort’s development, which will include additional condominium and hotel units, a destination restaurant and other amenities. Construction on the next phase is scheduled to begin in late 2018 or early 2019. This is the third financing Sonnenblick-Eichner has arranged for the ownership. This includes a $212.5 million construction loan and a subsequent permanent loan.
ALPHARETTA, GA. — Developers of the Hotel at Avalon and Alpharetta Conference Center celebrated the grand opening on Tuesday, Jan. 16, marking the final phase of Avalon, the 2.4 million-square-foot mixed-use development in the northern Atlanta suburb of Alpharetta. The $112 million hotel and conference center were developed in a public-private partnership between Stormont Hospitality Group, Long Wharf Capital, North American Properties (NAP) and the City of Alpharetta. The 330-room hotel features a 24-hour fitness center, access to Club Avalon Concierge and proximity to the variety of shops, dining and entertainment venues offered within Avalon. The hotel’s food and beverage options, Fifth Group restaurant’s South City Kitchen Avalon and Starbucks Coffee, will open this month on the ground floor. The Hotel at Avalon and 65,000-square-foot Alpharetta Conference Center offer 44,000 square feet of adaptable event space, including a second-story pool terrace overlooking Avalon Boulevard. In addition, the development includes two ballrooms, an executive boardroom and smaller meeting rooms. Atlanta-based architect Cooper Carry led the design of the hotel, and Chicago-based Perkins + Will designed the hotel and conference center interiors. The Johnson Studio at Cooper Carry designed South City Kitchen Avalon, and Brasfield & Gorrie was the project’s general contractor.
MARYLAND HEIGHTS, MO. — Midas Hospitality has opened Residence Inn and Fairfield Inn & Suites by Marriott in Maryland Heights, about 20 miles northwest of St. Louis. The $25 million project is Marriott’s first dual-branded hotel in the St. Louis area. The 119,000-square-foot property is located at 11918 Westline Industrial Drive, formerly home to Clayton Engineering. The hotel includes 96 rooms for the Residence Inn and 88 rooms for the Fairfield Inn & Suites. The property features a fitness center, indoor pool, meeting rooms, guest laundry facilities and backyard seating areas with a grill and pergola. Midas Hospitality will manage the hotel, which was built by sister company MC Hotel Construction.
FORT WORTH, TEXAS — General contractor Arch-Con Construction, in collaboration with developer Oldham Goodwin Group LLC, has broken ground on a 170-room SpringHill Suites hotel in Fort Worth. The hotel will be located at the site of the recently demolished Wells Fargo Building near Fort Worth’s historic Stockyards area. Designed by Atlanta-based architecture firm Niles Bolton Associates and Dallas-based interior design firm Studio 11 Design, the property will total 133,000 square feet and feature a rooftop restaurant, first-floor wine bar, pool and three ballrooms. Completion is slated for early 2019.
REDMOND, WASH. — WoodSpring Hotels has opened the 120-room WoodSpring Suites Seattle Redmond. West 77 Partners LLC developed the hotel, which WoodSpring Hotels Property Management will operate. Each room contains an in-room kitchen equipped with a full-size refrigerator, two-burner stovetop and microwave. The hotel is pet-friendly and offers free wireless Internet, vending machines and guest laundry. The hotel is located at 7045 180th Ave. NE in Redmond. It is situated near Microsoft’s office campus.
FORT LAUDERDALE, FLA. — Hall Structured Finance (HSF) has provided a $19.2 million construction loan for the redevelopment of the Gale Hotel, a 96-room boutique hotel in Fort Lauderdale. Howard Taft and Charles Penan of Aztec Group arranged the loan on behalf of the borrower and developer, a joint venture between Newgard Development Group and Merrimac Ventures. The Gale Hotel site was first constructed in 1948 as the Escape Hotel, and operated as a hotel until the 1980s. The property was then transitioned into Tiffany House, an assisted living facility, until it was closed in 2005. The redeveloped Gale Hotel is expected to open in the first quarter of 2019. Menin Hospitality will manage the new hotel. The site, located one block west of A1A and Fort Lauderdale Beach, sits adjacent to Gale Residences, a 129-unit condominium tower that Newgard and Merrimac Ventures are also co-developing. HSF provided a $35.6 million construction loan for the tower in 2016.
Sunstone Hotel Investors Sells Two Hotels in Metro Philadelphia, Metro Boston for $139M

WEST CONSHOHOCKEN, PA., AND QUINCY, MASS. — Sunstone Hotel Investors has completed the sale of Philadelphia Marriott West in West Conshohocken and Boston Marriott Quincy in Quincy for $139 million, or approximately $184,600 per key. Located at 111 Crawford Ave., the Philadelphia Marriott West features 289 rooms, and Boston Marriott Quincy, at 1000 Marriott Drive in Quincy, features 464 units. The name of the buyer was not released. The disposition of the two hotels furthers the company’s strategy of concentrating its portfolio in long-term relevant real estate.
