CONSHOHOCKEN, PA. — Keystone Property Group has received zoning approvals for the development of SORA West a transit-oriented mixed-use development in the Philadelphia suburb of Conshohocken. Upon completion, SORA West will include a central plaza surrounded by a 250,000-square-foot office building, retail and dining space, a 171-key hotel, the existing Conshohocken Firehouse and a 950-space parking structure. The project will be located adjacent to the Conshohocken SEPTA train station, near Route 76 and Route 476. Keystone is now in the process of finalizing the plans and pursuing land development approvals. In addition to office, retail, hotel and community uses, the developer is assessing the viability of adding a residential component to the property. Keystone is headquartered in SORA East, which is located one block away from SORA West.

HOUSTON — HREC Investment Advisors has arranged the sale of Marriott TownePlace Suites Houston Northwest, a 127-room hotel located at 11040 Louetta Road in Houston. A California-based hotel investor purchased the property for an undisclosed price. Hank Wolpert of HREC represented the seller, a private equity fund that acquired the property in 2012.

ORLANDO, FLA. — Xenia Hotels & Resorts Inc. has purchased the 815-room Hyatt Regency Grand Cypress in Orlando for $205.5 million. An affiliate of Hyatt Hotels Corp. sold the hotel, which features six food and beverage outlets, more than 65,000 square feet of indoor and outdoor meeting and event space, a full-service spa and access to 45 holes of Jack Nicklaus signature-designed golf courses. The hotel has received roughly $32 million in capital investment over the past five years, including major improvements to the public spaces and food and beverage outlets. Xenia Hotels plans to renovate the guestrooms and existing meeting space, as well as add a new ballroom.

DALLAS — Rosebriar Properties has arranged the sale of 4.3 acres within the Stemmons Crossroads, a 50-acre development in Dallas, for the future construction of a Marriott-branded hotel. The new hotel will be the second hospitality development within Stemmons Crossroads this year, the other project being a 103-room Holiday Inn Express. Rob Adams and Bill Hanks of Rosebriar Properties represented the undisclosed buyer in the transaction.

THOMPSON, N.Y. — Montreign Operating Co., an indirect subsidiary of Empire Resorts, has closed a $35 million increase to its Term B loans, which are part of a senior secured first lien term loan facility. Montreign and its subsidiaries will use the proceeds of the loans to fund development of the Resorts World Catskills casino, as well as an entertainment village and golf course being developed at the site of the destination resort in Thompson. Following the closing of the additional $35 million Term B loans, the term loan facility now provides an aggregate of $520 million senior secured first lien term loans, consisting of $70 million of Term A loans and $450 million of Term B loans. Upon completion in March 2018, the resort will include an 18-story casino, hotel and entertainment complex with a 100,000-square-foot casino floor, over 100 table games, 2,150 slot machines, a poker room and private gaming salons. Guest amenities will include 332 all-suite hotel rooms, of which there are 12 penthouse suites, eight garden suites, seven two-story villas, two indoor pools, a spa and fitness center.

JACKSONVILLE, FLA. — Concord Hospitality has begun construction on Hyatt Place Jacksonville, a 160-room hotel situated across from St. Johns Town Center in Jacksonville. The five-story hotel will anchor The Strand at St. Johns Town Center, a new 45-acre mixed-use development with retail, restaurants and multifamily residences. Scheduled to open in late 2018, the hotel will feature 3,000 square feet of flexible meeting space, an outdoor pool, fitness center and an outdoor deck for events. Concord Hospitality operates two other Hyatt-branded hotels in Florida: Hyatt Place Miami Airport and Hyatt Centric South Beach Miami. Concord also plans to open Hyatt Centric Brickell Miami later this year.

SCHAUMBURG, ILL. — Home2 Suites by Hilton Chicago/Schaumburg has opened in Schaumburg’s business district. The 107-suite hotel features amenities such as a combined laundry and fitness area, complimentary breakfast, indoor pool and barbecue grills. Located at 1300 E. American Lane, the hotel offers convenient access to Woodfield Mall. Superhost Hospitality will manage the hotel. Schaumburg Meacham Pointe LLC owns the hotel. The Delaware-based limited liability company retained the services of Inland National Development Corp. as its developer to oversee the construction of the hotel.

CHANNELVIEW, TEXAS — Marcus & Millichap has brokered the $1.6 million sale of an 86-room La Quinta hotel located at 16211 E. Freeway in the eastern Houston suburb of Channelview. Skyler Cooper, Chris Gomes and Allan Miller of Marcus & Millichap represented the seller, a limited liability company and procured the buyer, a partnership. Both parties requested confidentiality.
