Kor Group Breaks Ground on Austin Proper Hotel & Residences

AUSTIN, TEXAS — Kor Group has begun construction on Austin Proper Hotel & Residences, a mixed-use hotel and residential tower in downtown Austin. The merchant banking division of Goldman, Sachs & Co. is the capital partner for the development, which is slated to open in 2018. The 33-story, 500,000-square-foot project will be managed and branded by Proper Hospitality, a lifestyle hotel operator. The tower will feature 244 hotel rooms with interior design by Kelly Wearstler; dining options by McGuire Moorman Hospitality; and over 12,000 square feet of indoor and outdoor meeting and event space. Atop the hotel are 99 condominiums available for purchase. Property amenities will include full hotel services for both residents and guests, two roof decks with swimming pools, a full spa and fitness center, lobby restaurant and lounge, coffee shop and an elevated poolside restaurant.

Shinola, Bedrock to Build Boutique Hotel in Downtown Detroit

DETROIT — Shinola, a wristwatch and bicycle manufacturer, has teamed up with Bedrock Real Estate Services LLC to develop the Shinola Hotel, a 130-room hotel located at 1400 Woodward Ave. in downtown Detroit. The new hotel is set to open in the fall of 2018. Detroit-based Kraemer Design Group is the architect of record for the Shinola Hotel, and New York-based NoHo Hospitality Group will handle the hotel’s food and beverage program. The hotel will feature Detroit-inspired design from Gachot Studios. Detroit-based Bedrock is a full-service commercial real estate firm owned by Dan Gilbert, founder of Quicken Loans and owner of the Cleveland Cavaliers. Bedrock owns over 90 properties totaling more than 15 million square feet.

Silver Arch Originates $10.75M Loan for Hotel Project in Jersey City

JERSEY CITY, N.J. — Silver Arch Capital Partners has originated a $10.75 million loan allowing Tramz Hotels Group to refinance a 15,300-square-foot land parcel located at 155 Luis Munoz Marin Boulevard in Hudson County, N.J., on which it will develop a 202,495-square-foot, 276-room Marriott hotel. The property will include a full-service restaurant, a bar and lounge area plus associated services such as concierge, salon, meeting/banquet rooms and a full-service fitness center. Tarrunumn Murad along with her husband Tajjammal Murad founded Tramz Hotels Group in 1987. She was only the second woman to become a chartered accountant in Pakistan in 1976. In the U.S., she has financed transactions of more than $150 million and holds an MBA from Columbia University in New York.

Insignia Hospitality Opens New Residence Inn in West Houston

HOUSTON — A 133-key, four-story Residence Inn by Marriott hotel has opened at 10421 Clay Road in west Houston. Midland, Texas-based Insignia Hospitality Group Inc. owns and operates the hotel. Dallas-based architecture firm Mayse & Associates Inc. designed the hotel. The 107,631-square-foot extended-stay development offers a custom outdoor seating area with a fire pit, barbecue grill and pool. Lubbock, Texas-based Greenstreet Inc. constructed the project.

Cordish Breaks Ground on $200M Hotel, Event Center at Maryland Live! Casino in Metro Baltimore

HANOVER, MD. — The Cordish Cos. of Baltimore has begun construction on a $200 million, 17-story hotel and event center at the Maryland Live! Casino in Hanover, roughly 11 miles south of Baltimore. Set to open in the fourth quarter of 2017, the 350,000-square-foot property will feature 310 guest rooms, a 1,500-seat event center, meeting spaces, restaurants, a store, 1,000 parking spaces and a day spa/salon. The project is expected to create approximately 400 jobs and 550 construction jobs. The design team includes Klai Juba Wald Architects, McLaren Engineering Group, Laurence Lee Associates, Cleo Design Corp., Selbert Perkins, Corsi & Associates, Lynne Curry Spa Consulting, Giovanetti Schulman Association and EDSA. Tutor Perini Building Corp. will serve as the hotel’s general contractor.

Red River Street Canopy Walk to Connect Fairmont Austin with Austin Convention Center

AUSTIN, TEXAS — Manchester Texas Financial Group, the developer of the Fairmont Austin, has unveiled a design that will be built between the hotel and Austin Convention Center. Known as the Red River Street Canopy Walk, the 33-foot elevated connection will enable Fairmont Austin hotel guests and the public to cross Waller Creek while traveling to and from the second level of the Austin Convention Center. The walkway will also be publicly accessible from the Waller Creek Trail and streets below. Construction recently began on underground infrastructure for the project. Work on the above-ground connection is slated to start in early 2017 and wrap up in May 2017. Manchester Texas Financial worked with the Waller Creek Conservancy to create the concept. New York-based Thomas Phifer and Partners designed the walkway. Austin-based dwg. is serving as the local landscape architect, and Big Red Dog is the project’s civil engineer.

Marcus Hotels to Add Villas to Grand Geneva Resort in Wisconsin

LAKE GENEVA, WIS. — Marcus Hotels & Resorts, a division of The Marcus Corp., plans to add 29 all-season villas to the Grand Geneva Resort & Spa in Lake Geneva. The resort features 355 guest rooms, as well as 225 suites at Timber Ridge Lodge & Waterpark. Villa guests will have access to all the amenities of the resort in addition to their own outdoor swimming pool during the summer and six fire pits. The villas will feature studio, one-, two- and three-bedroom floor plans with a kitchen, fireplace, flat screen TV and a washer and dryer. Half of the villas will be available beginning in March 2017, and the remaining units will be open by June 2017. The 1,300-acre Grand Geneva Resort features two championship golf courses, The Mountain Top ski and snowboard facility, horseback riding, three restaurants and 62,000 square feet of meeting and convention space.

Gables Residential to Develop Gables Republic Square Mixed-Use Project in Austin

AUSTIN, TEXAS — Gables Residential plans to develop Gables Republic Square, a 24-story, Class A mixed-use residential and hotel project in downtown Austin. HFF arranged joint venture equity for the project through The Carlyle Group on behalf of Gables Residential. Due for completion in early 2019, Gables Republic Square will be located at 400 Lavaca St. and will include 221 residential units, along with a separately owned, 159-key Hotel ZaZa. The residential component will feature a ground-floor lobby with residential units located on floors 13 through 24. The Hotel ZaZa lobby, valet, bar and spa will occupy the ground floor, while the hotel ballroom, restaurant and swimming pool will be located on floor seven and guest rooms on floors eight through 12. Floors two through six of the property will be reserved for residential parking, and two levels of subgrade parking will be reserved for the hotel. The residential units will feature granite or quartz countertops, stainless steel appliances, in-unit washers and dryers, wood or wood laminate flooring and balconies. Residents will have access to a rooftop amenity area featuring views of the city, as well as a swimming pool, hot tub, outdoor kitchen, fireplace, clubroom, library and fitness center.

PRISA, Peachtree Hotel Group to Develop Three Hotels in Florida

ORLANDO AND TAMPA, FLA. — The PRISA Group and Peachtree Hotel Group have partnered to develop three hotels in Florida, including a dual-branded hotel development in Orlando and a new hotel in Tampa’s Westshore district. The properties include the dual-brand SpringHill Suites by Marriott Orlando/Mall at Millenia and Residence Inn by Marriot Orlando/ Mall at Millenia and the 175-room AC Hotel by Marriott Tampa/Airport – Westshore. The dual-branded project will feature 120 SpringHill Suites rooms, 134 Residence Inn rooms, a resort-style pool with a bar, game area with large board games and a lounge with water and fire features. Other amenities will include complimentary breakfast, a 24-hour market, lobby bar, complimentary Wi-Fi, fitness center and two meeting rooms totaling 1,600 square feet. Amenities at the AC Hotel in Tampa include a market, two media salons, business/social events room, 900-square-foot fitness center, pool and pool bar, complimentary Wi-Fi and 2,300 square feet of meeting space. The properties are currently under construction with a planned opening date of December 2017. Marriott Corp. will manage the three hotels. HREC Brokers $31.6M Sale of Holiday Inn Nashville Airport Hotel

NASHVILLE, TENN. — HREC Investment Advisors has brokered the $31.6 million sale of the Holiday Inn Nashville Airport, a 383-room hotel located in Nashville. The hotel is situated two miles east of Nashville International Airport and eight miles from downtown Nashville. An affiliate of Fairwood Capital LLC purchased the hotel from FelCor Lodging Trust. Monty Levy, Bill Murney and Scott Stephens of HREC represented FelCor in the transaction. Fairwood Capital plans to rebrand the hotel.
