HARRISON, N.J. — Inspira Health Network has selected Skanska USA to build its new $350 million Gloucester County hospital in Harrison. The five-story, 204-bed hospital will be the fourth in-patient facility for the South Jersey health system, which has medical centers in Vineland, Elmer and Woodbury, N.J. Inspira purchased the land for the new hospital from Rowan University in an $11.5 million deal, which was finalized in March. The new hospital will include the construction of a main patient tower with operating rooms, an emergency department, imaging suites, as well as administrative, dining and support services. Additionally, the project will include building a new central utility plant that will provide electrical power, heating/hot water and chilled water to the new hospital. Project members include Array Architects and Leach Wallace Associates. Construction is slated to begin during the first quarter of 2017, with completion expected by December 2019.

HOUSTON — CBRE Hotels has arranged the sale of the Holiday Inn Houston Southwest-Sugar Land Area, a 207-room, full-service hotel in Houston. The property is located at 11160 Southwest Freeway and went through a major renovation in 2015. The property features more than 6,800 square feet of flexible meeting/banquet facilities. Michael Yu, Rahul Bijlani, Eric Guerrero and Agrama Mannapperuma of CBRE Hotels’ in Houston represented the seller, K&K Hotel Group, and the buyer, Prime Real Estate Group. Marc Sallette and Olga Lepow of CBRE Hotels’ debt and structured finance team arranged acquisition financing on behalf of the buyer.
MILFORD, OHIO — MCR Development, a hotel owner-operator, has completed the renovation of Homewood Suites by Hilton Cincinnati-Milford, a 76-room, select-service hotel located at 600 Chamber Drive in Milford. The newly remodeled hotel was updated as part of Hilton’s design initiative and multi-faceted brand enhancement program that focuses on updating dining and lounging areas, as well as introducing new brand standards. The hotel’s dining area now features new and modern furniture, flooring and lighting, and the business center was redesigned to create an inviting work space for guests. Additionally, the hotel now features an outdoor kitchen and lounge complete with a grilling area and comfortable seating.
Meridian Capital Arranges $56.1M Construction Loan for Dual-Branded Hotel in Downtown Fort Lauderdale

FORT LAUDERDALE, FLA. — Meridian Capital Group has arranged $56.1 million in construction financing for the development of a new dual-branded hotel located at 299 N. Federal Highway in downtown Fort Lauderdale. The property is slated to contain both a 209-room Tribute Portfolio hotel, named The Dalmar, and a 114-room Element by Westin hotel, both brands of Starwood Hotels and Resorts Worldwide Inc. The 23-story property will feature a rooftop lounge, sky lobby, infinity pool, gym, landscaped deck with a garden relaxation area, approximately 24,000 square feet of meeting space, coffee bar, restaurant, roughly 4,000 square feet of retail space on Northeast 3rd Street, as well as a 212-space parking garage. Ronnie Levine and Aggelos Sklavenitis of Meridian Capital’s New York City headquarters arranged the four-year construction loan with full-term interest-only payments through Bank of the Ozarks on behalf of the borrowers, Wurzak Hotel Group and DoveHill.
ODESSA, TEXAS — Dallas-based Gatehouse Capital has finalized agreements with the city of Odessa and Eofficial Enterprises to develop a seven-story, 219-room Marriott hotel with a 67,500-square-foot conference center, 323-space parking garage and 27,000-square-foot plaza. Gatehouse Capital also plans to refurbish the historic Ector Theater, originally built in 1951. The Gatehouse team includes general contractor UEB Builders, architect RTKL, hotel operator Aimbridge Hospitality, hotel brand Marriott Hotels and Resorts and structural engineer DCI. Construction is expected to begin in March 2017 and last for 18 months. Founded in 1997, Gatehouse Capital is a national real estate investment and development firm that has launched mixed-use developments such as the W Hollywood Hotel and Residences and W Dallas Victory Hotel and Residences.
ARLINGTON, TEXAS — Hilton Worldwide has opened the DoubleTree by Hilton Arlington DFW South following a $10 million renovation. Located less than five miles from Six Flags Over Texas, AT&T Stadium and Globe Life Park, the 237-room, five-story hotel features more than 6,000 square feet of meeting space, an outdoor swimming pool, fitness center, business center and a round-trip shuttle to Dallas/Fort Worth International Airport. Owned by Admiral Hotel Group LLC and managed by Hotel Equities, the former Admiral Hotel features complimentary Wi-Fi, a 40-inch TV, mini-refrigerator, coffee maker and workspace. Many rooms also provide a pool view, patio and/or balcony.
TOLLESON, ARIZ. — The Siegel Group Nevada has purchased a 442-unit Legacy Suites hotel in Tolleson for $16.6 million. The hotel was built in 2010. It will be renamed Siegel Suite Tolleson, This is the third Legacy Suites location the Siegel Group has acquired in the past 14 months. The other properties are located in Phoenix and Casa Grande.
GRAND PRAIRIE, TEXAS — Home2 Suites by Hilton Dallas Grand Prairie is now open. Offering 96 suites, the hotel is the first Hilton Worldwide property in Grand Prairie. Located at 2123 W. I-20, Home2 Suites Dallas Grand Prairie offers access to Six Flags Over Texas, Lone Star Park, local sports venues and Dallas-Fort Worth International Airport. Hyatt, Southwest Value Partners to Develop Hyatt Regency on Former Lifeway Campus in Nashville

NASHVILLE, TENN. — Hyatt Hotels has entered into a franchise agreement with Southwest Value Partners to develop a new Hyatt Regency hotel in Nashville. The hotel will help anchor the 15-acre site in downtown Nashville that formerly housed the Lifeway Christian Resources campus. The site, located at the northwest corner of Broadway and 10th Avenue, sold to Southwest Value Partners in November 2015 for $125 million. Hyatt Regency Nashville will feature 60,000 square feet of meeting space and event facilities, a Hyatt StayFit gym and an outdoor pool. The 540-room hotel is set to open in 2019.
ATLANTA — Carey Watermark Investors 2 Inc. (CWI 2), a hospitality-focused REIT, has purchased the Renaissance Atlanta Midtown Hotel, a 304-room, 21-story hotel located at the northwest corner of West Peachtree Street and Abercrombie Place in Atlanta’s Midtown district. The seller and sales price were not disclosed. Davidson Hotels & Resorts, an Atlanta-based hotel management company that operates 38 hotels throughout the United States, will manage the hotel. Built in 2009 and converted to Marriott International’s Renaissance brand in 2011, the hotel has undergone more than $3 million of capital improvements between 2011 and 2015. The hotel’s restaurant, Community Smith, reopened in January 2015. Other amenities include 8,600 square feet of meeting space, a rooftop bar and lounge, 24-hour spa and fitness center and a 24-hour business center. Affiliates of W. P. Carey Inc. and Watermark Capital Partners advise CWI 2 and manage its overall portfolio.
