LINCOLNSHIRE, ILL. — Heathrow Scientific has signed a build-to-suit agreement with a private developer for a 186,616-square-foot industrial property in Lincolnshire. The building will be situated on 10 acres and will include 25,000 square feet of office space, a clear height of 36 feet and 14 exterior docks. Heathrow Scientific, a manufacturer of lab equipment, is slated to take occupancy in April 2019. Brett Kroner, Keith Puritz and Eric Fischer of Cushman & Wakefield represented Heathrow in the transaction. The team is also marketing the remaining 68,589 square feet for lease.

LYNWOOD, ILL. — SkyView Advisors has brokered the sale of E-Z Self Storage of Lynwood for an undisclosed price. The facility features 650 non-climate-controlled units and 85,825 net rentable square feet. The property is situated on six acres at 19600 Stoney Island Ave. Ryan Clark and Parker Sweet of SkyView represented the seller, a private owner. A private equity-backed buyer purchased the asset.

WHEATON, ILL. — FPA Multifamily LLC has acquired Wheaton Center, a 758-unit apartment property in the western Chicago suburb of Wheaton. The purchase price was not disclosed. Wheaton Center consists of six buildings, including two 20-story towers and four mid-rise buildings. Units average 927 square feet. Community amenities include a resort-style pool with cabanas, a fitness center, community room, conference room, pet spa, bark park and playground. The property was most recently renovated in 2017. Marty O’Connell, Sean Fogarty, Wick Kirby and Kevin Girard of HFF represented the seller, a joint venture between Draper and Kramer Inc. and Edge Principal Advisors LLC, which had purchased the property for $44.4 million in 2014, according to the Chicago Tribune.

CHICAGO — Away Travel has signed a 1,200-square-foot retail lease at the corner of State and Cedar streets in Chicago. The travel and lifestyle brand offers high-quality luggage at affordable prices. Expected to open in time for the holiday shopping season, this will be the seventh retail storefront for Away Travel. The brand originally started as an online-only concept. Founded by two Warby Parker alumni, Away Travel will be located adjacent to a Warby Parker store. Janika Brenner and Adam Secher of Baum Realty Group LLC, along with Peter Block of Colliers International, represented the undisclosed landlord in the lease transaction. Jason Trombley of JLL represented Away Travel.

NORTH AURORA, ILL. — Marcus & Millichap has brokered the sale of Randall Road Self Storage, a 640-unit self-storage facility in North Aurora. The sales price was not disclosed. The facility, located at 1051 Kettle Ave., encompasses a total of 76,696 rentable square feet. Sean Delaney and Michael Mele of Marcus & Millichap marketed the property on behalf of the seller, a limited liability company. The team also secured the buyer, Merit Hill Capital.

ROMEOVILLE, ILL. — RJW Transport has signed a 416,504-square-foot industrial lease at 50 Southcreek Parkway in Romeoville. This is the third major lease for RJW this year for a combined total of 1.2 million square feet. The trucking and logistics company previously signed leases in Woodridge and Bolingbrook. Dominic Carbonari of JLL represented RJW in its latest lease. The landlord was not disclosed.

CHICAGO — Hektoen Institute of Medicine has opened a 6,190-square-foot office at 1339 S. Wood St. in the Illinois Medical District of Chicago. The 11,700-square-foot building is also home to Vertiport Chicago, the only vertical helicopter landing facility in the city. Larry Cohn and Becca Lundstrom of @properties Commercial represented Hektoen in the lease transaction. The lease is for seven years.

CHICAGO — How retailers can best integrate online and brick-and-mortar sales as well as utilize new technology to analyze shopper activity were two of the most prominent discussion points at this year’s Chicago Deal Making & VRN Outlet Convention. The event, hosted by the International Council of Shopping Centers (ICSC), took place at Navy Pier on Oct. 17-18 and attracted more than 2,400 registered attendees. In a recently released study from ICSC, a new store opening was shown to boost a brand’s web traffic within that market by an average of 37 percent. There’s a special term for it, known as the “halo effect.” The magic formula for today’s retailers and shopping centers is to marry online efficiency with brick-and-mortar locations, according to Karen Fluharty, partner with Montville, N.J.-based Strategy + Style Marketing Group. Fluharty’s remarks came during the “Future of Outlets” session. Today, an omnichannel presence is increasingly critical to a retailer’s competitiveness. KILDEER, ILL. — SVN | Chicago Commercial has brokered the sale of a six-acre development site at 21481 N. Rand Road in Kildeer for $3.5 million. The purchaser plans to develop a 50,000-square-foot medical office building on the site located about 37 miles northwest of Chicago. Al Lindeman of SVN represented the undisclosed seller, while Avison Young represented the buyer.

ITASCA, ILL. — J.C. Anderson has completed a 108,000-square-foot office and warehouse build-out for Glass Solutions Inc. in Itasca. The property is located at 960 Maplewood Drive. The scope of the project included a 23,000-square-foot office build-out and an 85,000-square-foot warehouse build-out. The office portion includes private offices, a collaboration area, executive conference room, break room and new locker rooms. The warehouse features new electrical, LED lighting and heating units. J.C. Anderson also reworked the dock and delivery areas to create a more efficient flow. Seth Erlich, Andrew Mott and Steve Perry of J.C. Anderson led the project team.
