CHICAGO — Interra Realty has negotiated the $6.6 million sale of a 33-unit apartment and retail building located at 5704 S. Harper Ave. in Chicago’s Hyde Park neighborhood. The corner property includes 28 one-bedroom apartment units and five commercial spaces, which are leased to Subway, a bike shop, convenience store, barbershop and real estate office. The residential portion was also fully leased at the time of sale. Brad Feldman of Interra represented the buyer, a local private investor, and the seller, a private family partnership.

BOLINGBROOK AND ROLLING MEADOWS, ILL. — Brown Commercial Group has negotiated two retail leases that will bring the first Parlor Doughnuts franchises to the Chicago market. Luke Dummitt, Dan Brown and Trinity Scurto of Brown Commercial Group represented a private investor in leasing two suburban locations that will be used for high-end doughnut and coffee shop locations. The properties include 1301 Algonquin Road in Rolling Meadows and 227 Weber Road in Bolingbrook. Each store will total nearly 3,000 square feet and is expected to open by year-end. Parlor Doughnuts launched in Evansville, Ind., in 2019 and now maintains more than 70 locations nationwide.

CHICAGO — The owners of the NBA’s Chicago Bulls and NHL’s Chicago Blackhawks have unveiled plans for the transformation of the area around their shared venue, the United Center. The initiative is known as The 1901 Project, and development costs are estimated at $7 billion. Michael Reinsdorf, CEO of the Bulls and son of owner Jerry Reinsdorf, formally announced the project on Tuesday, July 23. The elder Reinsdorf, along with Blackhawks owner Danny Wirtz, co-owns the United Center, where both teams have played since 1994. The name is a reference to the venue’s address at 1901 W. Madison St. The 1901 Project will be privately funded by the Reinsdorf and Wirtz families and developed in phases over approximately 10 years. The areas in question span roughly 55 acres on the city’s west side. Phase I could commence as soon as next spring, pending the completion of various permitting and approvals processes. Preliminary plans call for a mix of uses, including more than 1,000 transit-oriented residential units and a new entertainment venue that can accommodate up to 6,000 people. CHICAGO — Interra Realty has arranged the $8.2 million sale of The Synagogue, a 40-unit apartment building in Chicago’s Uptown neighborhood. Constructed in 1922, the building at 5029 N. Kenmore Ave. is an adaptive reuse of a former temple that was reopened as apartments in 2019. Previously home of Agudas Achim North Shore Congregation, the synagogue closed in 2008 and was put on the market by its board in 2012 after the facilities had fallen into disrepair. Cedar Street purchased the property in 2016 and subsequently converted it into apartments, retaining the temple’s historic exterior as well as several original interior features. The building features eight studios and 32 one-bedroom units, which were almost fully occupied at the time of sale. ITASCA, ILL. — Commercial Stainless Services Inc. has signed a 38,169-square-foot industrial lease at 1401 Glenlake Ave. in Itasca. The full-service commercial kitchens and architectural products manufacturer is relocating from 1201 Busse Road in Elk Grove Village. The Itasca facility is located just west of O’Hare International Airport and features convenient access to I-290, I-90 and I-355. CHICAGO — Chicago-based developer and property manager Habitat has opened OC Living, the first multifamily building at the $200 million Ogden Commons mixed-use development in Chicago’s North Lawndale neighborhood. Located at 1325 S. Washtenaw Ave., OC Living consists of 92 units, 90 percent of which are affordable. The four-story building features a mix of 23 studios, 60 one-bedroom units and nine two-bedroom apartments. Amenities include a rubber-surfaced children’s lot with play structures, bike racks, a walking path, landscaped lawn, 110 parking stalls, a package room, resident lounge, fitness center and social services offices. Developed by Habitat along with Sinai Health System, Alecko Capital and the City of Chicago, Ogden Commons is among the city’s largest opportunity zone projects. Upon full build-out, the development will consist of 120,000 square feet of commercial and retail space along with more than 350 mixed-income housing units. The first phase of Ogden Commons was a 45,000-square-foot commercial building completed in 2021 that is home to Sinai Health System’s One Lawndale Express Care Clinic, a Wintrust Bank branch, La Catedral Café & Restaurant and Momentum Coffee. CHICAGO — Skender has topped out construction of 919 W Fulton, an 11-story office building totaling 409,000 square feet in Chicago’s Fulton Market. Developed by Fulton Street Cos. and JDL Development, the project is slated to open in 2025. Amenities will include several outdoor terraces, a rooftop lounge and bar, several conference and coworking spaces, and a fitness center. Notable tenants will include Chicago-based real estate investor Harrison Street Real Estate Capital and a first-floor restaurant from the Gibsons Restaurant Group. Financial backing for the project was secured through strategic partnerships with Bank of the Ozarks and Manulife. SNK Capital, led by Shanna Khan, is the lead equity investment partner. BUFFALO GROVE, CHICAGO AND MOKENA, ILL. — Stream Realty Partners has acquired a four-building industrial portfolio totaling 599,988 square feet of Class A space in metro Chicago for an undisclosed price. The assets include: Asbury Drive, a 157,000-square-foot building in Buffalo Grove; Rockwell Logistics Center, a 174,262-square-foot property in Chicago; and Mokena Logistics I and II, two buildings totaling 268,226 square feet in Mokena. The portfolio is fully leased to seven tenants. Patrick Russo, Mustafa Ali and Ben Harrison facilitated the acquisition for Stream on an internal basis. Ryan Bain, Michael Caprile, Zach Graham, Judd Welliver, Bentley Smith, Joe Horrigan and Victoria Gomez of CBRE brokered the sale. MOUNT PROSPECT, ILL. — Wingspan Development Group has begun pre-leasing efforts for The Dawson, a seven-story apartment complex in the Chicago suburb of Mount Prospect. The transit-oriented development is located across the street from the Mount Prospect Metra station as well as Wingspan’s Maple Street Lofts. The Dawson offers 64 units ranging in size from 668 to 1,217 square feet. Monthly rents start at $2,000. First residents are expected to move in later this summer. Amenities include a resident lounge with complimentary coffee station, community kitchen, package room, indoor parking, bike storage and a fitness center. A second-floor outdoor terrace includes a grilling area, fire pits and seating options. The design team included Studio 222 Architects, Eleni Interiors and Gold + Oak.

BOLINGBROOK, ILL. — Chicago-based Invenergy, a privately held developer, owner and operator of sustainable energy solutions, has broken ground on its Center of Excellence, a $30 million clean energy training and manufacturing facility in the Chicago suburb of Bolingbrook. Located at 790 Remington Blvd., the property will total 135,000 square feet and is slated to open in the fourth quarter. The build-out of the site will employ over 250 local construction workers. The Center of Excellence will be comprised of four main components: a 35,000-square-foot machine shop designed to refurbish and assemble key clean energy components; a 30,000-square-foot central warehouse to manage and store infrastructure, including long-lead wind turbine and solar components; a 35,000-square-foot training center and learning lab with the capacity to support over 1,300 clean energy trainees annually; and a 20,000-square-fot generation control center to monitor and control Invenergy’s energy generation assets.
