CHICAGO — AmTrust RE has unveiled plans for a $50 million capital improvements program at two of its Chicago office properties, One East Wacker and 33 North Dearborn. The improvements will provide tenants with a “hospitality-inspired setting,” equipped with amenities, modern finishes and furniture, and elevated conveniences. This initiative marks the initial stage of the company’s $100 million commitment to upgrading its Chicago portfolio. Additionally, AmTrust has enlisted Stream Realty Partners to manage leasing for its Chicago office portfolio. At One East Wacker, AmTrust will upgrade the property’s exterior and entrances along both Wacker Drive and State Street, create multiple spec suites and fulfill a corridor and restroom renovation. Additional plans call for a comprehensive lobby renovation envisioned by Chicago-based Eastlake Studio; creation of a comprehensive amenity floor on the second level overseen by wellness amenities management service Lulafit; and significant renovations to the top-floor lounge on the 41st floor. NORTHBROOK, ILL. — Focus, together with development partner Fort Union, is scheduled to break ground on a new electric vehicle sales, service and distribution center for Tesla in Northbrook, a northern suburb of Chicago. Focus is hosting a groundbreaking event for the 50,000-square-foot project on Wednesday, Oct. 4. According to a press release, the project will assist the city in achieving the goals set in its 2021 Climate Action Plan.
CHICAGO — Interra Realty has arranged the sale of a seven-unit apartment building in Chicago’s Old Town neighborhood for $2.2 million. The property, located at 1338 N. LaSalle St., was originally built in the 1880s and recently rehabilitated. Harrison Pinkus of Interra represented the undisclosed seller. Joe Smazal of Interra represented the private buyer, who assumed the debt from the seller.
WEST DUNDEE, ILL. — McShane Construction has completed The Woodlands at Canterfield, a 131-unit senior living community in West Dundee, about 41 miles northwest of Chicago. Built for Westbrook at Canterfield LLC, the development features 91 assisted living units and 40 memory care beds. Units are offered in studio, one- and two-bedroom configurations. The assisted living wing also features a guest suite for visitors. There are 16,000 square feet of amenity spaces, including a fitness center, two spas, a salon, theater, pub, clubrooms, onsite restaurants, patios, a bocce ball court and putting green. AG Architecture was the architect, and RDG Planning and Design was the interior designer. NAVIGATE Building Solutions served as the owner’s representative.
DES PLAINES, ILL. — Advanced Plastic Corp. has signed an 87,703-square-foot industrial lease in the Chicago suburb of Des Plaines. The custom plastic extrusion company will occupy the entire building, which is located on Marshall Drive. Rick Anesi of Lee & Associates of Illinois represented the tenant. TROY, ILL. — Contegra Construction Co. has completed a 35,000-square-foot fabrication facility for NuWay FAB in Troy, an eastern suburb of St. Louis. The project quadruples NuWay’s annual rebar production capacity, enabling the company to produce 15,000 tons of reinforcing steel or rebar annually. The project features a 31,000-square-foot fabrication shop and 4,000 square feet of office space. There are three overhead cranes, three bays and five drive-in doors. Joining Contegra on the project were J.F. Electric, Vee-Jay Cement Contracting, Illinois Electric Works and Affton Fabricating & Welding Co.
CHICAGO — James Beard award-winning Chef Johnny Clark is set to open Anelya, a Ukrainian restaurant, in Chicago’s Avondale neighborhood in October. The restaurant’s name and inspiration are derived from Clark’s grandmother. Diners at Anelya will receive a Zakusky tower at their table that will carry various Ukrainian-style small plates like sliced and cured meats, pickled vegetables, fish and other hors d-oeuvres. Zakusky, or table offerings, is one of the most recognizable aspects of Ukrainian dining. Diners will select starters from the tower before heading on to other a la carte offerings. Chef Clark’s main menu will feature creative takes on staple dishes like Varenyky, which are similar to pierogis or ravioli, and Holubsi, which is stuffed cabbage. The wine program at Anelya will feature many styles and varietals imported from exclusively eastern Europe. The cocktail program will feature takes on traditional favorites named for Ukrainian folk heroes like Taras Shevchenko, like a shaken horseradish martini. There will be nonalcoholic drinks like a homemade kvass, which is a naturally fermented beverage resembling kombucha. CHICAGO — Ferrero North America has opened its new Innovation Center and North America R&D Labs in Chicago. The 45,000-square-foot project, located in the historic Marshall Field & Co. building, brings together Ferrero’s R&D teams from throughout the U.S. and houses teams working on Keebler, Famous Amos, Mother’s, Fannie May and other brands. There are more than 150 employees. The investment further expands Ferrero’s footprint in Illinois. The company manufactures Butterfinger and Baby Ruth products at its plant in Franklin Park, and Keebler products on 110th Street in Chicago. The Ferrero manufacturing campus in Bloomington produces Crunch, 100 Grand and other products, and will soon include a new chocolate processing facility and a new Kinder Bueno production facility. Brookfield Properties operates the Marshall Field building, which is designated as a Chicago Landmark, a National Historic Landmark and has been listed on the National Register of Historic Places since 1978. In 2021, Brookfield completed a major restoration and overhaul to convert the former department store into a modern office building. The property rises seven stories and totals 636,000 square feet.
CHICAGO — Kiser Group has brokered the sale of a 41-unit apartment building in Chicago’s Humboldt Park neighborhood for an undisclosed price. The property at 3935-45 W. Division St. consists of 37 apartment units and four retail spaces. The asset was converted into condos in 2006, and then was transformed when 85 percent of its units were acquired through a bank sale following the market downtown in 2008-2009. The undisclosed buyer is poised to increase rents, seeking a value-add opportunity.
CHICAGO — Plymouth Industrial REIT Inc. (NYSE: PLYM) has sold a 306,552-square-foot industrial building located at 6510 W. 73rd St. in Chicago for $19.9 million. The buyer was an undisclosed owner-user. Plymouth’s net proceeds after the payoff of a $5.8 million mortgage secured by the property and other adjustments are $13.9 million. The company intends to use the proceeds to pay down outstanding borrowings on its credit facility and fund its development program.
