FISHERS, IND. — Thompson Thrift has opened Slate at Fishers District, a 242-unit build-to-rent community in the Indianapolis suburb of Fishers. The property, which is nearly 20 percent leased, is part of the master-planned Fishers District mixed-use development. Residences average 1,215 square feet and feature a mix of one-, two- and three-bedroom villas as well as three- and four-bedroom townhomes. Amenities include a clubhouse, fitness center, pool, bark parks and doggie spas. Monthly rents start at $1,699.

GARY, IND. — JLL Capital Markets has provided a $7 million Freddie Mac loan for the refinancing of Gary Manor, a 198-unit age-restricted community in Gary, a city in Northwest Indiana. All the units are secured under a Housing Assistance Payments (HAP) contract. Built in 1980 and renovated in 2011, Gary Manor consists of a 12-story building for seniors age 62 and above as well as four walk-up buildings for families. Leif Olsen and Kristian Lichtenfels of JLL worked on behalf of the borrower, Monroe Group Limited and Steele Properties. The 10-year loan features a fixed interest rate.

INDIANAPOLIS — Colliers has negotiated two new leases at 96th Street Commerce Park, a new industrial business park located on the site of the former HH Gregg headquarters in Indianapolis. Virginia Tile, a wholesale building materials supply vendor, leased 51,837 square feet to open a new showroom and finishing facility. Springfield Electric, an electrical supplies vendor, leased 28,817 square feet for its first location in the Indianapolis market. Adidas utilizes the property as a finishing facility and produces screen-printed team sport apparel for both professional and amateur teams around the world. FRANKFORT AND ROSSVILLE, IND. — Maverick Commercial Mortgage Inc. has arranged a $4 million loan for the refinancing of an 81-unit multifamily portfolio in Frankfort and Rossville. A regional lending institution provided the 10-year, fixed-rate loan, which features one year of interest-only payments. The portfolio is 97 percent occupied. The borrower is based in Lafayette, Ind.

HIGHLAND, IND. — Mid-America Real Estate Corp. has negotiated the sale of Highland Grove in Highland, a northwest suburb of Indianapolis. The sales price was undisclosed. The 312,406-square-foot shopping center is fully leased. Tenants include Kohl’s, Burlington, Macy’s, Michaels, Petco, Ulta, Five Below, Famous Footwear, Potbelly, Torrid and Olive Garden. Target, Best Buy and Ashley Furniture shadow anchor the property. Ben Wineman, Joe Girardi and Rick Drogosz of Mid-America represented the undisclosed seller. Bridge33 Capital was the buyer.

AVON, IND. AND CANTON, MICH. — Marcus & Millichap has arranged the sales of two Childtime childcare properties in Avon, Ind., and Canton, Mich. The properties sold for $2.6 million each. Both had corporate guarantee from Learning Care Group and seven-year lease extensions. Dominic Sulo of Marcus & Millichap represented the seller, a limited liability company. Adrian Mendoza, Austin Weisenbeck and Sean Sharko of Marcus & Millichap secured and represented the buyer, a private investor.

The 132,156-square-foot shopping center is located at 5151 E. 82nd St. Anchor tenants include Aldi, Haverty’s Furniture and Michaels. Additional retailers include Starbucks, Athletico, David’s Bridal and AT&T. Blaise Bennett of Northmarq represented the buyer, a Cincinnati-based private equity firm. Wes Podell of Podell Partners represented the undisclosed seller.
