NORCROSS, GA. — JLL has brokered the $71.3 million sale of Gwinnett Park, a 981,720-square-foot light industrial and business park portfolio composed of 18 buildings in the Atlanta suburb of Norcross. Dennis Mitchell, Matt Wirth and Britton Burdette of JLL marketed the property on behalf of the seller, California-based Sperry Equities. Dogwood Industrial Properties purchased the portfolio. Dogwood, owned by TPG Real Estate Partners, specializes in multi-tenant industrial assets. Gwinnett Park is located at 4405 International Blvd., near Interstate 85 and approximately 20 miles northeast of downtown Atlanta. The business park’s buildings were constructed between 1973 and 1997 and feature 18- to 22-foot clear heights, a combination of shallow bay suites, a mix of grade-level and dock-high doors, parking and office space. The property is approximately 87 percent leased to more than 55 tenants in various sectors, including manufacturing, healthcare, logistics, education, consumer goods, marketing, financial services, engineering and commercial and business services.

BLYTHEWOOD, S.C. — Jushi USA, a California-based supplier of fiberglass reinforcements and fabrics, has leased 280,000 square feet of industrial space at 10700 Farrow Road in Blythewood, a suburb of Columbia. The property is part of the Carolinas Industrial Properties portfolio, which consists of 39 buildings spanning 5.5 million square feet and housing 55 tenants. Built in 1971, 10700 Farrow Road is located 15 miles north of downtown Columbia and 20 miles north of one of Jushi’s existing distribution centers. The Blythewood facility was the largest available industrial space for lease in the Columbia market and previously housed KitchenAid, Little Tikes, Remington, Pure Power Technologies and Samsung. Colliers International’s Chuck Salley, Dave Mathews, Thomas Beard and John Peebles represented the landlord, Reger Holdings LLC, in the lease negotiations.
EDISON, N.J. — E-commerce distributor Romark Logistics has signed a 249,853-square-foot industrial lease in Edison, a southwestern suburb of New York. Located at 145 Talmadge Road, the property offers 28-foot ceiling heights as well as close access to the New Jersey Turnpike, Newark Liberty International Airport and the Port of Newark. Scott Belfer of CBRE represented Romark Logistics in the lease negotiations. Scott Belfer, Nicholas Nitti and Lou Belfer of CBRE represented the landlord, which was undisclosed.
PRIOR LAKE, MINN. — SkyView Advisors has brokered the sale of a 70,914-square-foot Select Space Storage facility in Prior Lake within metro Minneapolis. The 3.5-acre property is located at 4370 Fountain Hills Drive. Richard Riddle and Ryan Clark of SkyView represented the seller. Self-storage REIT CubeSmart purchased the property.
COVINGTON, GA. — JLL has closed the $12.6 million sale of Pactiv Distribution Center, a 300,000-square-foot, warehouse and distribution facility in Covington, approximately 40 miles east of Atlanta. A partnership between Great Point Properties and The RSP Cos. acquired the 16.4-acre asset, located at 1776 Liberty Drive. The recently renovated facility is adjacent to a rail-served concrete terminal and Interstate 20. The distribution center is fully leased to Pactiv LLC, a global manufacturer and distributor of food packaging and foodservice. The building features 24- to 26-foot clear heights, 170-foot truck court depth, 14 dock doors, one drive-in door and office space. Additionally, the property is less than one mile from Covington Airport and about 45 miles from Hartsfield-Jackson Atlanta International Airport. Britton Burdette, Pete Pittroff and Brent Bono of JLL, represented the seller, IAI Covington LP, in the transaction.
ORANGE, CONN. — Scannell Properties is underway on construction of a 47,178-square-foot distribution center in Orange, a western suburb of New Haven. Located at 161 Marsh Hill Road, the facility will feature 76 loading docks, 5,858 square feet of office space and an additional 9,680-square-foot maintenance facility. Meridian Design Build is the general contractor. Construction is slated for completion in June 2020.
FULLERTON, CALIF. — Goodman Group has acquired a 65-acre manufacturing and distribution property in Fullerton and plans to redevelop the site into a modern logistics campus named Goodman Logistics Center Fullerton. The project will support construction of up to 1.5 million square feet of new space, offering tenants space ranging from 170,000 square feet to 1.5 million square feet across a four-building campus. Slated for delivery in late 2021, the campus will feature potential for cargo/commuter rail service, significant paved trailer parking and cross-dock functionality with multiple points of ingress/egress. Glenn Dyke, Darla Longo and Barbara Emmons of CBRE represented the undisclosed seller, while Sean Ward and Ben Seybold, also of CBRE, were instrumental in the sale of the former distribution center.
NAMPA, IDAHO — Watchman Properties has acquired The Storage Co., a self-storage asset located in Nampa, approximately 20 miles west of Boise. A local family sold the property for an undisclosed price. Totaling 95,962 square feet, the self-storage facility features 555 rentable spaces, 408 drive-up, enclosed storage units and 147 outdoor parking spaces. The property also includes 4.5 acres of undeveloped land. Originally developed in 1957 for agricultural use, the asset was converted to self-storage space in 1995. The fully fenced and gated facility features keypad access and 24-hour video surveillance with off-site monitoring. Jordan Farrer and Adam Schlosser of The LeClaire Group of Marcus & Millichap represented the seller, while Andrew Helm, also of The LeClaire Group, procured the buyer in the transaction.
AUSTIN, TEXAS — Avison Young has brokered the sale of a 270,000-square-foot commercial portfolio in Austin. The portfolio consists of 618 Tillery Street, an office building currently under construction; 507 Calles Street, a former warehouse that has been converted into office space; and 1300 East 5th Street, a warehouse building also slated for redevelopment. Corey Martin, Andrew Alizzi and Jason Hellberg of Avison Young handled the transaction on behalf of the buyer, CIM Group. The seller was Peter Barlin, a local investor.
DALLAS — Holt Lunsford Commercial has negotiated a 77,415-square-foot industrial lease renewal at 631-641 W. Mockingbird Lane in Dallas. According to LoopNet Inc., the property was built in 1980, spans 133,000 square feet and features 26-foot clear heights. Canon Shoults of Holt Lunsford represented the landlord, Boston-based TA Realty, in the lease negotiations. Craig Jones and Michael Haggar of JLL represented the tenant, Dakota Premium Hardwood.
