SOUTH ORANGE COUNTY, CALIF. — Keystone Mortgage Corp. has arranged a $6.8 million permanent loan to fund the acquisition of an industrial flex building in South Orange County. Situated on 2.7 acres, the property offers one dock-high loading door, one grade-level loading door and 24-foot clear heights. At the time of sale, the building was fully occupied by a single tenant. No further information about the property was released. Nick Viscount of Keystone’s Orange County production office secured the financing on behalf of the borrower, a private real estate investor. One of Keystone’s correspondent life company lenders provided the non-resource loan, which features a 30-year amortization schedule.

ELK GROVE VILLAGE, ILL. — Brown Commercial Group has negotiated the sale of a 20,000-square-foot industrial building in the Chicago suburb of Elk Grove Village for $1.9 million. The property is located at 989 Pauly Drive. Mason Hezner of Brown represented the buyer, AES USA Corp., a distributor of flexible conduit systems for heavy industrial automotive markets. The buyer is moving from a 10,000-square-foot space in Elk Grove Village. CBRE represented the seller, Rumco Acquisition Corp.
ROUND ROCK, TEXAS — Seattle-based developer and operator Sabey Data Centers has completed a 430,000-square-foot facility in the northern Austin suburb of Round Rock. Known as SDC Austin, the two-building development is situated on a 40-acre site and has the capacity to produce up to 84 megawatts of power. The facility is designed to support liquid cooling and high-density computing environments with capabilities of up to 200 kilowatts per cabinet, and one such user, the Texas Advanced Computing Center, has already committed to the campus. The project was first announced in spring 2022.
HOUSTON — Dallas-based Holt Lunsford Commercial Investments (HLCI) will develop a 254,000-square-foot industrial project in northwest Houston. The site at 11010 Jones Road spans 23 acres. The development will comprise a 204,800-square-foot front-load building and a 50,000-square-foot rear-load building, as well as designated trailer parking space and five acres for outdoor storage. Construction is scheduled to begin in early 2025. A tentative completion date has not yet been announced.
GEORGETOWN, TEXAS — Marcus & Millichap has brokered the sale of Georgetown Mini Storage, a 144-unit self-storage facility located on the northern outskirts of Austin. The facility was built in 1983 and spans 26,400 net rentable square feet of non-climate-controlled space. Jon Danklefs and Douglas Diffie of Marcus & Millichap represented the undisclosed seller in the transaction. Danklefs also procured the buyer, New York-based Merit Hill Capital.
NEWARK, DEL. — CBRE has negotiated a 93,000-square-foot industrial lease in Newark, Del. The tenant is an undisclosed third-party logistics company, and the space is located within Building D of First State Logistics Park, a three-building, 1 million-square-foot industrial development that sits on a 149-acre site. Paul Touhey and Dan Rattay of CBRE, along with internal agents Mark Glagola and Tim Shaw, represented the landlord, Chicago-based Logistics Property Co., in the lease negotiations. The deal brings the park to about 75 percent occupancy.
Ardmore Home Design Purchases 282,377 SF Industrial Property in City of Industry, California for $59.9M

CITY OF INDUSTRY, CALIF. — Ardmore Home Design, a luxury wholesale furniture manufacturer and the building’s tenant, has acquired an industrial property in City of Industry for $59.9 million. Situated on 13 acres at 918 S. Stimson Ave., the 282,377-squared-foot distribution facility features 24- to 30-foot clear heights, 34 dock-high doors, two grade-level doors, 28 trailer stalls and 150 auto stalls. Patrick Nally, Makenna Peter, Mark Detmer and Even Moran of JLL represented the seller, while Rick Sherburne of HRS Commercial represented the buyer in the deal.
AURORA, COLO. — Unique Properties / TCN Worldwide has arranged the sale of an industrial warehouse facility located at 11601 E. 33rd Ave. in Aurora. The asset traded for $5.4 million. Trane occupies the 24,536-square-foot building under a long-term, single-tenant net lease agreement. The property features a large, fenced yard, one platform dock and three drive-in doors. Sam Leger and Graham Trotter of Unique Properties / TCN Worldwide represented the undisclosed seller in the deal. The name of the buyer was not released.
Capital Development Partners Delivers 160,250 SF Industrial Facility Adjacent to Port of Charleston

CHARLESTON, S.C. – Capital Development Partners has delivered Shipyard Creek, a new 160,250-square-foot transload industrial facility that offers direct access to the Port of Charleston. Situated on a 42-acre site adjacent to the port’s new $1.3 billion Hugh K. Leatherman Terminal, the property was designed to handle container movement from users including retail importers. Shipyard Creek features 153 dock doors, 724 trailer parking spaces and onsite storage parking that can accommodate five stacked shipping containers. Capital Development Partners has tapped Lee Allen, Kevin Coats and Tyler Smith of JLL to handle the project’s leasing assignment. Shipyard Creek enjoys access to the port’s marine terminals, as well as interstates and the upcoming SC Ports Navy Base Intermodal Facility, which will be dual-served by Norfolk Southern and CSX.
GARLAND, TEXAS — California-based brokerage firm Matthews Real Estate Investment Services has arranged the sale of a 7.5-acre industrial outdoor storage (IOS) site in Garland, a northeastern suburb of Dallas. The property at 2660 Market St. houses an 87,780-square-foot building that was originally constructed in 1991 and features eight dock-high doors and four grade-level doors. Alexander Harrold of Matthews represented the buyer, Alterra IOS, in the transaction. The name and representative of the seller, as well as the sales price, were not disclosed.
