SAN DIEGO — Phase 3 Real Estate Partners has received a $149 million refinancing for Genesis Campus Point, a life science campus in the University Town Center (UTC) submarket of San Diego. Located at 4224 and 4242 Campus Point Court and 10210 Campus Point Drive, the three-building campus features 314,135 square feet of state-of-the-art life science space. Additionally, the campus includes an underground parking facility; an amenity building featuring a fitness center with lap pool, yoga studio, spin studio and showers/lockers; an on-site restaurant; and conference centers. Current tenants include Poseida Therapeutics, MabPlex USA, Heron Therapeutics, Celgene, Tocagen, BioLabs San Diego LLC and AveXis Inc. Tim Wright, Todd Sugimoto and Olga Walsh of HFF arranged the financing for the borrower.

PORTLAND, ORE. — Ederer Properties II has completed the sale of a warehouse property located at 5825 NE Skyport Way in Portland. Adler Realty Investments acquired the single-tenant asset for $8 million. Situated on 6.2 acres, the 77,960-square-foot warehouse includes 7,000 square feet of office space. At the time of sale, the property was fully occupied. Scott Murphy, Zach Francis and Karla Hansen of Kidder Mathews represented both parties in the transaction.
Axiom Capital Arranges $20.5M Construction Loan for Industrial Facility in Wayne, New Jersey

WAYNE, N.J. — Axiom Capital Corp. has arranged a $20.5 million construction loan for the development of a 418,000-square-foot industrial facility in Wayne. The lender was a life insurance company. Once complete, the property will include 40-foot clear heights and 42 truck dock positions as well as 40,000 square feet of office space. The borrower was a private investor.
PHILADELPHIA — Binswanger has negotiated the sale of a 247,447-square-foot industrial facility in Philadelphia for $14.3 million. The Trustees of the University of Pennsylvania purchased the property, located at 3250 S. 76th St., from seller GMIP South 76thStreet LP. Chris Pennington of Binswanger represented the buyer in the transaction.
SPRING, TEXAS — Bellomy & Co. has arranged the sale of Gleannloch Storage, a 601-unit self-storage facility located in the northern Houston suburb of Spring. The property offers more than 202,500 net rentable square feet and features climate-controlled units and boat/RV storage spaces. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the seller, Gleannloch Storage LLC, in the transaction. The buyer was an undisclosed, out-of-state operator.
BENBROOK, TEXAS — Transwestern has negotiated the sale of a 76,625-square-foot industrial asset located in 7471 Benbrook Parkway in Benbrook, located on the southern outskirts of Fort Worth. Todd Hawpe, Jack Huff and Grant Huff of Transwestern represented the seller, Mayfair Investments LLC, and procured the buyer, Texas-based investment firm Fort Capital.
GRAHAM, TEXAS — Stream Realty Partners has brokered the sale-leaseback of a 44,833-square-foot office/industrial property in Graham, about 90 miles northwest of Fort Worth. Todd Noonan of Stream represented the seller/tenant, Dallas-based digital solutions company SpotSee, in the transaction. The City of Economic Improvement Corp. purchased the property for an undisclosed price.
CHICAGO — Clear Height Properties has acquired a four-property, 522,000-square-foot industrial and office portfolio in suburban Chicago for $30 million. The portfolio includes a 201,800-square-foot office building in Oak Brook as well as more than 320,000 square feet of flex properties in Elmhurst, Bensenville and Willowbrook. The office building was 81 percent leased at the time of acquisition. Clear Height plans to upgrade the amenities, including the fitness center, lobby and conference facilities. The other properties include Elmhurst Metro Court in Elmhurst, Tower Lane Business Park in Bensenville and Willowbrook Court in Willowbrook. Transwestern represented the seller, a private investor.
FENTON, MO. — Hubbell-Killark, a provider of integrated electrical industrial products, and BASF, a chemical producer, have signed leases at Fenton Logistics Park in suburban St. Louis. Hubbell-Killark will occupy a 160,000-square-foot building, while the agricultural services division of BASF will occupy 80,000 square feet at another building. The tenant spaces are slated for delivery by the end of this year. KP Development has invested nearly $75 million in the development of Fenton Logistics Park at the former Chrysler site. Nearly one-third of the park is now leased.
GARDEN CITY, MICH. — Signature Associates has arranged the sale of a 46,200-square-foot industrial building in Garden City, about 20 miles west of Detroit. The sales price was not disclosed. The property is located at 32330 Ford Road. Brad Viergever and Steve Kozak of Signature Associates represented the seller, First Parker Realty Inc., as well as the buyer, WMES.
