The property is located at 5402 Massachusetts Ave. Stan Elser of Lee & Associates represented the buyer, Gardner Associates LLC. Jeff Baumgardner of Century 21 Sheetz represented the seller, Parke Properties LLC.

ATLANTA — Lincoln Property Co. Southeast (LPC Southeast) has broken ground on a fourth building at Airport-West Distribution Center, an industrial development located roughly five miles from Hartsfield-Jackson Atlanta International Airport. The facility — dubbed Building 400 — totals 108,202 square feet. Approximately 88,000 square feet is preleased to Pitney Bowes Presort Services Inc. The mail sorting and distribution services company will move from its current location at Airport-West’s Building 100 to the new facility upon its completion in November. Chick-fil-A, which already occupies 30,000 square feet at the industrial park, will fill the space currently occupied by Pitney Bowes. With the addition of Building 400, the four-building industrial park will total 507,000 square feet. LPC Southeast leads the land acquisition, development, leasing/marketing and disposition for Airport-West Distribution Center.

PFLUGERVILLE, TEXAS — Living Spaces, a California-based furniture retailer, has opened a 500,000-square-foot store and fulfillment center in the northern Austin suburb of Pflugerville. According to the Austin American-Statesman, the store includes showroom space, a bar with live music and a 3-D Room Designer feature, and is the largest furniture store in Central Texas. Construction began last summer and the official opening was held on May 25.
HOUSTON — NAI Partners has brokered the sale of a 17,500-square-foot warehouse located at 8411 Villa Drive on the south side of Houston. Chris Caudill of NAI Partners represented the seller, McDonough Construction Rentals Inc., in the transaction. IRVINE, CALIF. — Newport Beach, Calif.-based Irvine Co. has purchased 58 Discovery, a mixed-use building located within Irvine Spectrum in Irvine, for an undisclosed price. Built in 2000, the property features 60 percent office space and 40 percent R&D/warehouse space. Thales Avionics, a long-term Irvine Co. customer, occupies the 127,000-square-foot building. SHELBY TOWNSHIP, MICH. — Polymer Process Development has signed a 75,000-square-foot industrial lease in Shelby Township, about 30 miles north of Detroit. The provider of plastic injection moldings will occupy the space at 11969 Shelby Tech Drive. The company plans to vacate two facilities in Clinton Township and Chesterfield Township and consolidate into the new building later this summer. Jason Capitani of L. SARASOTA, FLA. — JLL has secured a 281,276-square-foot lease for Windward Design Group, a manufacturer of outdoor furniture, at an industrial facility in Sarasota. Located at 2150 Whitfield Ave., the property will allow Windward Design Group to expand and consolidate its seven locations into one manufacturing and distribution facility. The property was initially built in 1967 and expanded upon in stages beginning in 1990 specifically for outdoor furniture manufacturing. The building includes 18,000 square feet of office and showroom space and 200,000 square feet of manufacturing space. Approximately 65,0000 square feet of the warehouse is air-conditioned. Gary Godsey and Scott Altieri of JLL negotiated the lease with the property’s landlord, Daylion, on behalf of Windward Design Group. Originally known as Royal Patio Manufacturing, the company produces over 35 collections, a full line of replacement cushions and employs more than 130 people.
KEWANEE, ILL. — SVN | Chicago Commercial has brokered the $1.2 million sale of a five-property self-storage portfolio in Kewanee in northwestern Illinois. The portfolio spans 300 units and 47,000 square feet. The properties are located at 1313 W 6th St., 817 Lake St., 604 N. Tremont St., 1103 N. Main St. and 514 N. Spring St. (Atkinson, Ill.) The property mix includes four MidState Mini Storage buildings and one Pay & Store Self Storage building. David Coupe of SVN represented the undisclosed seller. A regional self-storage operator completing a 1031 exchange was the buyer.
