LOMPOC, CALIF. — Lee & Associates has arranged the purchase of a two-story industrial building located at 1641 W. Central Ave. in Lompoc. An undisclosed buyer acquired the property for $3.1 million. The 56,560-square-foot property features a 300-seat auditorium, large banquet hall, kitchen space and office space, as well as 30,000 square feet of manufacturing and distribution space with three loading docks, six roll-up doors and 100 spaces available for parking. As the retail sector continues to adapt and evolve to meet consumer demand for e-commerce and next-day or same-day delivery, industrial real estate will hold its place in 2018 as the top-ranked property sector. MISSOURI CITY, TEXAS — Ridge, the industrial development arm of Transwestern, will develop Southwest Commerce Center, a 477,355-square-foot speculative industrial property in the southwestern Houston metro of Missouri City. The cross-dock property will be situated on a 29-acre site at the corner of Beltway 8 and U.S. Highway 90. Individual features will include 32-foot clear heights, 129 dock doors, 58 trailer parking spaces and 275 car parking spaces. The groundbreaking is slated for May and delivery is slated for early 2019.
GRAND PRAIRIE, TEXAS — Lee & Associates has brokered the sale of a 74,100-square-foot industrial building located at 2001 110th St. in the Dallas metro of Grand Prairie. Trey Fricke and Reid Bassinger of Lee & Associates represented the seller, 2001 110th Street Grand Prairie LLC, in the transaction. Todd Hubbard of NAI Robert Lynn represented the buyer, Dealer Industries LLC, a Carrollton-based research and consulting firm.
CHICAGO — JLL Capital Markets has arranged the $86 million sale of a 1.2 million-square-foot, 11-property industrial portfolio across metro Chicago. High Street Realty Co. LLC purchased the portfolio on behalf of High Street Real Estate Fund V LP. Seven of the buildings are fully leased. The portfolio’s total occupancy rate is 86 percent. The properties include: 801, 901 and 1001 Technology Way in Libertyville; 101 Corporate Center in Lemont; 755 Remington Blvd. in Bolingbrook; 2050 Hammond Drive in Schaumburg; and 900, 909,1000 Asbury Drive and 911 Commerce Court in Buffalo Grove. Additionally, a 74,024-square-foot building at 1001 Asbury Drive in Buffalo Grove will be available for lease starting July 31. John Huguenard, Sean Devaney, Ed Halaburt, Steve Trapp and Steve Ostrowski of JLL brokered the transaction on behalf of the seller, an institutional client.
BUFORD, GA. — McCraney Property Co. has acquired 44.3 acres in metro Atlanta for the development of 985 Lanier Logistics, a 612,572-square-foot, speculative industrial project. Bilijack Bell of Wilson, Hull & Neal represented McCraney in the transaction, and Frank Simpson of The Simpson Co. of Georgia Inc. represented the seller, Northeast Georgia Health System Inc. The development site is located at the intersection of Georgia State Route 13 and Lanier Islands Parkway in Buford, roughly 38 miles northeast of Atlanta. The industrial park will include three buildings: Building 100, totaling 209,252 square feet; Building 200, totaling 167,080 square feet; and Building 300, totaling 236,240 square feet. The facilities will feature 30- to 32-foot clear heights, 38 to 42 dock-high doors and a total of 160 tractor-trailer stalls. The park will target end-users requiring freight forwarding, third-party logistics and fulfillment needs.
Tulfra Real Estate, Hampshire Companies Complete Sale of 91,000 SF Self-Storage Facility in New Jersey for $19.5M

TOTOWA, N.J. — Tulfra Real Estate and The Hampshire Companies have completed the disposition of a 91,000-square-foot self-storage facility in Totowa. The property, located at 930 Riverside Drive, was acquired by an undisclosed public company for $230 per square foot. Tulfra and Hampshire acquired the property in 2016 and redeveloped it into a self-storage facility with 1,500 units. Located 17 miles from Manhattan, the facility is part of the 225,000-square-foot Totowa Business Center office park.
ARLINGTON, TEXAS — Atlanta-based inventory management firm Tellworks Communications has signed a 722,733-square-foot industrial lease at Park 20/360 in Arlington. The company will occupy all of Building 1 at the 1.6 million-square-foot development, which is located at the northwest corner of Interstate 20 and State Highway 360. John Brewer and Joe Rudd of Transwestern represented the landlord, a partnership between Invesco Real Estate and Ridge, the industrial development arm of Transwestern. Ryan Keiser of CBRE represented Tellworks Communications.
CHICAGO — A 981-unit, 65,000-square-foot self-storage facility is opening at 6000 W. Touhy Ave. in Chicago. CubeSmart Self Storage will manage the climate-controlled facility, which is expected to open in April. The property, owned by SPM Advisors LLC, was formerly home to a Frozen Ropes facility. Athletico Physical Therapy will remain a tenant at the property.
JACKSONVILLE, FLA. — Cushman & Wakefield has brokered the $25.3 million sale of Interstate South Commerce Center, a 260,272-square-foot industrial park located at 9440-9456 Phillips Highway in Jacksonville. Karl Johnson, Mike Davis, Rick Brugge and Michael Lerner of Cushman & Wakefield arranged the transaction on behalf of the seller, GCP-Interstate South LLC, an affiliate of Birmingham-based Graham Commercial Properties (GCP). Kissimmee Land Co. LLC, a Fort Family Investments partnership based in Jacksonville, acquired the asset. Interstate South Commerce Center includes six small-bay, rear-load, dock-high buildings that were developed between 1986 and 1989. At the time of sale, the property was 88.5 percent leased to 31 tenants, including Lennar, Honeywell, Dal-Tile and Lincare.
