BARTLETT, ILL. — Ridge, the industrial arm of Transwestern Development Co., has completed construction of a 186,000-square-foot speculative industrial building within Brewster Creek Business Park. Located at 1365 Brewster Creek Blvd. in Bartlett, Ridge Brewster Creek II features a clear height of 32 feet, 35 loading docks, two drive-in doors and 212 car parking spaces. Darcie Fankhauser of Ridge led the project team, which also included Triumph Construction Services Corp., Harris Architects Inc. and Eriksson Engineering Associates Ltd. Brewster Creek Business Park is a 670-acre, mixed-use business park about 40 miles west of Chicago.

With record levels of construction comes the high demand for a skilled workforce to complete the necessary work. We constantly hear that approximately 30,000 people are moving to Nashville per year. HOUSTON — Moody Rambin has negotiated an 18,500-square-foot industrial lease at 10810 Train Court in northwest Houston. Josh Marcell and Ryan Fassett of Moody Rambin represented the tenant, Mayekawa USA Inc., a Tennessee-based manufacturer of refrigerator compressors, in the lease negotiations. The landlord, Clay-CMBS #2 LP, was represented internally by Charlie Crist.

LYON TOWNSHIP, MICH. — Newmark Knight Frank (NKF) has arranged a 126,194-square-foot industrial lease for Hydrofarm in Lyon Township, which is located in central northern Michigan. The property, situated at 30104 Research Drive, features a clear height of 28 feet. Constructed in 1999, the warehouse originally served as a build-to-suit for Keebler Cookie Co. Geoffrey Kasselman and Geoff Hill of NKF represented Hydrofarm, a wholesaler and manufacturer of hydroponics equipment and high-intensity grow lights, in the lease transaction. Jon Savoy of Lee & Associates represented the undisclosed landlord.

BROCKTON, MASS. — NAI Hunneman has arranged the sale of an industrial building located at 120 N. Main St. in Brockton. Brockton & Main LLC acquired the property for $2.6 million. The buyer plans to convert the property into a 75,000-square-foot fully climate-controlled self-storage facility. Over Osvold, Cathy Minnerly and Sean Hannigan of NAI Hunneman represented the seller, Micro Wire Products, and procured the buyer in the transaction. Additionally, the NAI Hunneman team represented Micro Wire in its relocation to an 18,000-square-foot sublease at 5 Year Road in Holbrook, Massachusetts.

BLUM, TEXAS — MYCON General Contractors has broken ground on a 57,000-square-foot manufacturing facility for DynaEnergetics, a supplier of oilfield products and an affiliate of Colorado-based metalworking firm DMC Global Inc. The facility will be located in Blum, about 50 miles south of Fort Worth. Completion is slated for mid-summer.

RENO, NEV. — Dermody Properties has started construction of LogistiCenter at 395 Phase II in the North Valleys of Reno. The building will add 436,368 square feet, bringing the total square footage of LogistiCenter at 395 Phase II to more than 1.1 million square feet. The project is slated for completion this September. The 130-acre, master-planned industrial business park will then be home to three buildings totaling more than 1.6 million square feet. The new building will feature a 36-foot clear height and parking, including 378 car stalls and 203 trailer stalls. The entire building is available for lease. Eric Bennett and Gordon Zack of CBRE are marketing the property. United Construction is the general contractor on the project. PCCP LLC is Dermody Properties’ strategic capital partner on the industrial park.

PHOENIX — Pristine Auction has completed construction on a 37,000-square-foot industrial facility at Spectrum Ridge Business Park in Phoenix. The facility is situated at the southeast corner of 7th Street and Deer Valley Road. The new space will provide Pristine Auction with room for expansion and increased efficiency. The project includes increased areas for inventory and product input. It was designed with a large executive balcony overlooking the surrounding mountain landscapes. The total project cost more than $4 million, which Chase Bank financed. Eric Bell and Mike Ciosek of Kidder Mathews handled the site selection and building transaction for the online sports memorabilia company. Wes Balmer Architects designed the property, which Sun State Builders constructed.

GRAND PRAIRIE, TEXAS — A joint venture between aircraft manufacturer Airbus Helicopters and French aerospace firm Thales Group will develop and operate a $40 million training facility at Airbus Helicopter’s headquarters in Grand Prairie. The facility will have the capacity to train several thousand pilots and maintenance personnel per year. It will also house the flight simulator for the H160, the latest helicopter model being developed by Airbus. A timetable for construction has not yet been established.
