NEW YORK CITY — Cushman & Wakefield has arranged $54 million in financing for Innovo Property Group and Square Mile Capital Management for the acquisition of a 20-acre lot located at 2505 Bruckner Blvd. in the Bronx. Affiliates of Pine River Capital Management provided the floating-rate financing. The lot was formerly occupied by Whitestone Cinemas. Future development plans for the property may include industrial and warehouse space. Adam Spies, Doug Harmon, Adam Doneger and Josh King of Cushman & Wakefield represented Innovo Property Group in arranging joint venture equity from an affiliate of Square Mile Capital Management. Steve Kohn, Alex Hernandez and Noble Carpenter III of Cushman & Wakefield Equity, Debt and Structured Finance arranged the financing.

HOUSTON — NAI Partners has secured a 31,688-square-foot industrial lease at 401-421 W. Crosstimbers St. in Houston on behalf of Houston Installation Services Inc., a furniture installation and relocation services firm. Jake Wilkinson of NAI represented the tenant in the negotiations. The duration of the lease, landlord and representative of the landlord were not disclosed.

BAYTOWN, TEXAS — Houston-based Pontikes Development plans to build Port 10 Logistics Center, a 3 million-square-foot, Class A distribution center that will be situated on 246 acres at the corner of Thompson Road and Interstate 10 in the Houston metro of Baytown. The rail-served property will feature 32- and 36-foot clear heights and on-site rail and trailer storage. The first phase of the project, which is currently slated for a third-quarter 2018 completion, will deliver two cross-dock buildings measuring 485,000 and 295,000 square feet. JLL will handle leasing of the property.

FORT WORTH, TEXAS — Hunt Southwest Real Estate Development has inked two industrial leases totaling 260,176 square feet at Riverbend West Distribution Center in Fort Worth. Ecolab, a Minnesota-based provider of resource technologies and services, has leased 192,350 square feet and PODS, a Florida-based moving and storage company, has leased 67,826 square feet. Located at 2101 Reeves Place near Interstate 820, the 301,500-square-foot facility features 2,167 square feet of office space, 12 dock-high doors and LED warehouse lighting. J.R. Tomlinson of Jackson Cooksey represented Ecolab and Mark DiMarsico of Commercial Realty Associates represented PODS in the lease negotiations. Donnie Rohde and George Jennings of Holt Lunsford Commercial represented Hunt Southwest.

WESTWOOD, N.J. — A joint venture between The Hampshire Cos. and First Westwood Realty has opened an Extra Space Storage location at 15 Madison Ave. in Westwood. Designed by SNS Architects, the 100,000-square-foot facility features 916 self-storage units, 24/7 access, elevators, full climate control, a covered loading area and a state-of-the-art security system. Extra Space Storage will manage the property. This facility is the 37th Extra Space Storage property that The Hampshire Cos. has developed. Since 2012, Hampshire Cos. has repositioned and developed 52 self-storage facilities with an aggregate value of more than $585 million.

OAKDALE, MINN. — Brennan Investment Group LLC has acquired an 86,460-square-foot industrial building in Oakdale, a suburb of St. Paul. The purchase price was not disclosed. The seller, Total Logistics Inc., will lease back the space from Brennan. The property is located at 2900 Granada Lane North. The acquisition was funded through a net leased joint venture with one of Arch Street Capital Advisors’ institutional clients.

WAYNE, N.J. — CenterPoint Properties has purchased a new distribution center, located at 95 Demarest Drive in Wayne, for an undisclosed price. Located on 14 acres and built in 2016, the 163,253-square-foot property features 90 trailer parking spaces, 219 car parking spaces, 44 dock-high doors and 28-foot clear heights. The facility is fully leased on a long-term basis to one of the largest delivery companies in North America. Britton Burdette of Stan Johnson Co. represented the undisclosed seller in the deal.

MOUNT LAUREL, N.J. — HFF has arranged $9.5 million in combined acquisition financing for three industrial facilities totaling 254,496 square feet in Mount Laurel, a suburb 20 miles east of Philadelphia. The borrower is Foxfield Industrial, a joint venture between Novaya Real Estate Ventures and Foxfield Ventures. Mike Pagniucci and Ryan Ade of HFF arranged the separate floating-rate loans for each property through Webster Bank. The properties are 600 and 601 Delran Parkway and 116 Gaither Drive. The Delran Parkway properties are 91,392 square feet and 57,104 square feet and feature 22- to 29-foot clear heights and a total of 26 loading docks. The 106,000-square-foot warehouse and distribution facility at 116 Gaither Drive features 24-foot clear heights and 13 loading docks. Food Sciences Corp. occupies the entire property at Gaither Drive.

FRANKLIN PARK, ILL. — CenterPoint Properties has broken ground on CenterPoint Logistics Center – O’Hare in Franklin Park, about 17 miles west of Chicago. The property, located on Seymour Avenue, will feature two speculative warehouses totaling 560,000 square feet. CenterPoint O’Hare 1 will consist of 225,891 square feet with 32-foot clear heights, 50 exterior docks and parking for 68 trailers. CenterPoint O’Hare 2 will total 333,696 square feet with 36-foot clear heights, 92 exterior docks and parking for 76 trailers. Jim Estus of Colliers International will market the property for lease.

HACKETTSTOWN, N.J. — Devli Group has acquired Hackettstown Commerce Park, a flex industrial complex located in Hackettstown. The Hampshire Cos. sold the 197,438-square-foot complex for an undisclosed price. The acquisition includes three buildings at 101 and 103 Bilby Road and 715 Willow Grove St. and 2.74 acres of developable land at 717 Willow Grove St., as well as 5.13 acres of developable land at 713 Willow Grove St. Currently 88 percent leased, the complex features units that range in size from 2,600 square feet to 30,000 square feet with 24- to 25-foot clear ceiling heights and ample parking. Tenants include the United States Department of Agriculture, Andrex, Rollon, Computer Wholesalers, Rotarex and On-Demand Technology Solutions. Andrew Merin, Andrew Schwartz and Ryan Larkin of Cushman & Wakefield represented the buyer and seller in the transaction.
