DEL VALLE, TEXAS — Equitable Commercial Realty (ECR) has facilitated the sale of an industrial property located at 3039 E. Highway 71 in Del Valle, a suburb of Austin. The 28,840-square-foot property sold for an undisclosed price. Ryan Wilson of ECR represented the undisclosed buyer, while Clinton Sayers of Sayers Real Estate Advisors represented the undisclosed seller in the deal.

OKLAHOMA CITY — CBRE has arranged the lease of industrial space located at 11301 Partnership Drive in Oklahoma City. Omni Packaging Group, a distributor of shipping and packaging materials, is leasing 37,620 square feet of space from TOKC Northgate LLC. Jamie Hill, Barbara Mefford, John Lenochan, Jason Hammock and Caitlin Mazaheri of CBRE represented the tenant in the transaction.
YORBA LINDA, CALIF. — Berkeley Partners has purchased Yorba Linda Business Park, a 117,760-square-foot industrial facility, for $17 million. The four-building property is located at 22343, 22345, 22347 and 22349 La Palma Ave. Notable tenants at the park include the Well, Canyon Crossfit, Global Powersport Resource, CaliRovers LLC and Central Enterprises. Jeff Chiate, Jeffrey Cole, Mike Adey, Ed Hernandez and Nico Napolitano of Cushman & Wakefield’s National Industrial Advisory Group represented both the buyer and seller in this transaction, with Rick Ellison providing local market advisory.
HOUSTON — NAI Partners has brokered the lease of a 28,800-square-foot industrial manufacturing facility located at 6614 Dixie Drive in Houston. Diverse Metal Products LLC leased the facility from 6614 Dixie Properties LLC. Chris Caudill and Jake Wilkinson of NAI Partners represented the landlord in the deal.
AURORA, ILL. — Amazon has unveiled plans to open two new fulfillment centers in Aurora, about 45 miles west of Chicago. The facilities will add more than 1,000 jobs. Amazon currently has fulfillment centers in Edwardsville, Joliet and Romeoville. A center is also under construction in Monee, about 40 miles south of Chicago. At the nearly 1 million-square-foot facility in Aurora, employees will pick, pack and ship small items to customers such as books, electronics and consumer goods. The other fulfillment center, spanning 400,000 square feet, will specialize in handling larger items.
BRIDGEVIEW, ILL. — Darwin Realty has arranged the sale of 9900 Industrial Drive in Bridgeview, about 17 miles southwest of Chicago. Welch Packaging Group Inc., a manufacturer of corrugated packaging, purchased the 215,000-square-foot building. The sales price was not disclosed. Welch will relocate from Countryside to the former crane facility to support its expanding Chicagoland operations. The facility offers heavy power, land for trailer parking and is located immediately off I-294. Welch also plans to add additional improvements to the building. Noel S. Liston and Kevin D. Cooney of Darwin Realty represented Welch in the transaction. Jeff Locascio of Transwestern represented the undisclosed seller.
BENSENVILLE, ILL. — Liberty Property Trust has acquired a five-acre industrial site in Bensenville in the O’Hare Airport metro area. Liberty plans to redevelop the site beginning in early 2017. The property is located at 350 N. York Road and includes a 60,000-square-foot building, which Liberty plans to replace with a 96,962-square-foot, high-efficiency building. Features will include 32-foot clear heights, 20 exterior docks and two drive-in doors. Shell completion of the $11.6 million project is expected to be completed in the third quarter of 2017. Matt Neumann of Liberty, along with Steve Stone and Eric Fischer of Cushman & Wakefield, will handle the leasing of the property.
PEWAUKEE, WIS. — The Dickman Co. Inc./CORFAC International has arranged the sale of a 12,735-square-foot industrial building in Pewaukee, approximately 18 miles west of Milwaukee. The building is located at 633 Cecelia Drive. The buyer, James K. Ihn, purchased the building from Mainka Properties LLC. Cale Berg, Samuel M. Dickman Jr. and Samuel D. Dickman of the Dickman Co. brokered the transaction.
GILBERT, ARIZ. — A joint venture between Trammell Crow Co. and Artis REIT has announced the development of the third phase of Park Lucero, a 146,832-square-foot industrial building in Gilbert. The facility will be located at 280 E. Germann Road. The build-to-suit project is fully leased by Silent-Aire USA manufacturing company. This is the third of four phases at Park Lucero. Phase II, a 131,796-square-foot general industrial building, is currently under construction and scheduled for completion in January 2017. Upon full buildout, Park Lucero will consist of nearly 600,000 square feet of industrial space in six buildings. Park Lucero is planned as a Class A industrial park with a combination of buildings situated on 48 acres at the northwest corner of Mustang Drive and Germann Road. Western Alliance Bank is the project lender. Butler Design Group serves as lead architect and D.L. Withers Construction serves as general contractor. Rusty Kennedy of CBRE Phoenix represented Silent-Aire in the lease transaction. JLL’s Pat Harlan and Steve Larsen represented the landlord and handle the leasing and marketing for Park Lucero.
BOSTON — Related Beal through Related Real Estate Fund II has acquired a research and development facility located at 27 Drydock Ave. in Boston’s Seaport District for an undisclosed price. The building was purchased through the assumption of an existing long-term ground lease from Zoom Group LLC. At the time of sale, the 286,000-square-foot building was 84 percent occupied by healthcare, pharmaceutical and technology companies, including Dana Farber Cancer Institute, Ginkgo Bioworks, InviCRO, Emulate Inc. and 908 Devices.
