LOCKPORT, ILL. — Illinois Industrial Tool has inked a deal to occupy 166,092 square feet of industrial space at 355 Corporate Center in Lockport, approximately 35 miles southwest of Chicago. Illinois Industrial Tool will lease space in Building No. 2 of Panattoni Development Co.’s 50-acre park. There is 62,598 square feet of space still available in the building. Panattoni has announced plans for Building No. 3, a 300,158-square-foot speculative facility slated for completion by second quarter 2017. Building No. 1 is fully leased by UPS. BENSENVILLE, ILL. — Entre Commercial Realty LLC has brokered the sale of a 34,810-square-foot industrial facility in Bensenville, approximately 20 miles northwest of Chicago, for $1.4 million. NPS Express Inc. purchased the building, located at 200 Wilson Court, from RNSKR LLC. The buyer plans to develop a vacant 1.1-acre lot included in the sale into trailer parking. Tom Boucher of Entre Commercial Realty represented both parties in the transaction.

CORSICANA, TEXAS — Binswanger has negotiated the sale of an industrial building in Corsicana on behalf of Eliken Properties, an industrial real estate investment company that owns and manages properties throughout the Unites States. The 1,453,615-square-foot industrial building is located on 139 acres at 2200 S. Business 45. Two tenants, Pactiv and Guardian Glass, occupy the property, and Binswanger will be working with the new owner to market to additional tenants. Corsicana is located 60 miles from Dallas, 70 miles from Tyler and 190 miles from Houston. Holmes Davis of Binswanger’s Dallas office handled the acquisition.

EAST RUTHERFORD, N.J. — Silbert Realty & Management Co. (SRM) has arranged the sale of a development site located at 401 Central Ave. in East Rutherford. A New Jersey-based real estate development group acquired the proposed 90,000-square-foot industrial/flex/office site from an undisclosed seller for an unreleased price. Situated on approximately 5 acres, the property is zoned for industrial and served by city utilities. The existing 137,000-square-foot structure features 26,000 square feet of office space, overhead doors and tail board loading. Wayne Kasbar of SRM represented both the seller and buyer in the transaction.

NEW CASTLE, DEL. — Harvey, Hanna & Associates (HHA) has added Quebec, Canada-based Anchor Plastics Ltd. to Twin Spans Business Park in New Castle. Anchor Plastics recently opened its latest North American facility by leasing 20,500 square feet of warehouse and office space at 500 Ships Landing Way in Twins Spans Business Park. Anchor Plastics is a manufacturer of plastic containers and customizable products for commercial customers. Situated on 135 acres, Twin Spans Business Park features 1.85 million square feet of Class A commercial warehouse space along the Delaware River. Jamie Vari of JLL represented Anchor Plastics in the lease transaction. HHA owns and manages the business park.

IRVINE, CALIF. — Karma Automotive has leased a 262,000-square-foot manufacturing facility in Irvine. The facility is being developed at 9950 Jeronimo Road on the site of the former Kawasaki USA headquarters. Karma will relocate from nearby Costa Mesa. Bixby Land Company acquired the space from Kawasaki in 2015 for $44.2 million. It has since been rebranded as creative work environment Habitat. Karma Automotive is owned by Wanxiang Group, which purchased Fisker Automotive’s assets in 2014. Karma recently announced its distribution strategy for the new Revero automobile, which includes an Orange County Brand Experience Center that will be housed at this new location. LEXINGTON, KY. — NAI Isaac has brokered the $1.8 million sale of a 33,000-square-foot industrial facility located at 1387 E. New Circle Road in Lexington. The undisclosed buyer plans to renovate and expanding the building. Al Isaac and Jamie Adams of NAI Isaac represented the seller, McLean Properties Inc., in the transaction. David Allen of The Gibson Co. represented the buyer.

GOODYEAR, ARIZ. — Hines has purchased Goodyear Crossing II, an 820,384-square-foot fulfillment center in Goodyear, for $56.2 million. The center is situated near the I-10 Freeway and Loop 101. It also features 15,000 square feet of office space. JLL’s Bo Mills and Mark Detmer represented the seller, Gramercy Property Trust, in this transaction.

PORTLAND, ORE. — A joint venture between PCCP and Capstone Partners has commenced construction of PDX Logistics Center III, a 257,120-square-foot industrial complex in Portland. The two-building property will be situated approximately half a mile from the air cargo entrance at Portland International Airport and three miles from Interstate 205. DX Logistics Center III is designed to attract smaller, local distribution users with space needs averaging about 45,000 square feet and requiring office build-outs. Construction is scheduled for completion next August.

HOUSTON — NAI Partners has represented Panattoni Development Co. in the sale of a 24,000-square-foot office/warehouse facility located on 10.6 acres to Eagle Fabricators Inc. The facility is located at 5522 Shirley Lane in Houston. John Ferruzzo and Clay Pritchett of NAI Partners represented Panattoni Development during the transaction negotiations.
