PORTLAND, ORE. — KeHE Distributors has leased a 383,040-square-foot facility at PDX Logistics Center I in Portland. Capstone Partners and PCCP are developing the logistics center, which will be built in two phases. The property will eventually include two spec buildings totaling 848,400 square feet. PDX Logistics Center I is within the Portland International Center, which is owned by the Port of Portland. PLANO, TEXAS — Alliance Architects has completed Phase II of a renovation project for the City of Plano’s Technology Services Data Center. The facility is located at 1117 E. 15th St., adjacent to Plano City Hall. The facility was originally designed and built to house city hall and the city’s main fire station. The Technology Services Data Center is a Tier 3 data center and administration office that stores, secures and processes information for Plano’s government offices. The project features offices, open support spaces, a training room, conference rooms, an employee break room and a public service area. Sustainable finishes are used throughout the building. Alliance Architects team members included Charlie, Reagan, Chris Bruck, Zac Bartz, Barb Caires, Keith Petersen and Aaron Trecartin. Turner Construction provided general construction services.

WAUNAKEE, WIS. — Quantum Real Estate Advisors Inc. has brokered the $1.8 million sale of a 24,960-square-foot truck terminal located at 900 Uniek Drive in Waunakee, approximately 12 miles north of Madison. The terminal is within the Waunakee Business Park. Saia Motor Freight Line occupies the single-tenant industrial building. The buyer and seller in the transaction were undisclosed. Chad Firsel of Quantum was the sole broker.

COLUMBUS, OHIO — Hillwood Investment Properties has acquired Rickenbacker 8, a 484,216-square-foot industrial property located in Columbus, for an undisclosed price. The Class A warehouse was completed in 2014. Hillwood Investment acquired the property from Founders Capital. Features include 32-foot clear heights, trailer storage, ESFR sprinklers and ample car parking. The building is currently available for lease. Dan Wendork, Steve Kuhr and Adam Bornhorst of JLL brokered the transaction.

GRAY COURT, S.C. — Binswanger has brokered the $3.1 million sale of a 91,264-square-foot, single-story industrial building located at 100 ISO Parkway in Gray Court. The facility is situated on a 20-acre lot roughly two miles south of I-385. The property features a six-foot concrete floor, insulated metal walls and roof, ceiling heights ranging from roughly 26 feet in the warehouse to more than 50 feet in the production area, metal halide lighting, sprinkler system, 4,900 square feet of office space, seven dock-high doors and one drive-in door. In addition, the property includes an on-site rail spur provided by Rail America via a short line connection to CSX. Mogul Novwovens, a Turkish producer of medical and personal wet wipes, purchased the facility for manufacturing and to expand its product line. Mogul plans to hire 38 employees and begin operating out of the facility in the second quarter of 2016. The company purchased the asset from Polymer Group Inc. Shaun Kirchin and Doug Faris of Binswanger represented Polymer Group in the transaction.

ELIZABETH, N.J. — HFF has arranged $23.8 million in construction financing for the development of a freezer warehouse at 900 Fairmont Ave. in Elizabeth. The financing was provided by The Provident Bank for the developer, a partnership between Elberon Development Group and The Avidan Group LLC. The 138,642-square-foot build-to-suit facility will feature 60-foot ceiling clear heights, 18 temperature-controlled loading doors and 4,800 square feet of office space. Slated for completion in June 2016, the property will be 100 percent occupied by Seafrigo NA Cold Storage Inc. Michael Klein and Jon Mikula of HFF represented the borrower in the financing transaction.

BRISTOL, CONN. — Sentry Commercial has arranged the lease of 33,000 square feet of industrial space at 360 Minor St. in Bristol. Benjamin International, a wholesale import, manufacturing and design company, is relocating from its 16,000-square-foot facility at 125 N. Benson Road in Middlebury, Conn. The relocation and expansion of the tenant to the 208,000-square-foot industrial complex is expected to bring more than 30 new jobs to the area.

HOUSTON — HPI Holdings will expand its real estate portfolio with the purchase of a 34-building business park that offers nearly 865,000 square feet of office, warehouse and industrial space. The business park is located in north Houston along West Hardy Road near the North Sam Houston Tollway and the George Bush Intercontinental Airport. The park will also be renamed and renovated. Caldwell Brokerage Co. will handle leasing and property management for the park.

WAUKESHA, WIS. — The Dickman Company Inc. / CORFAC International has brokered the sale of a 74,600-square-foot industrial property for an undisclosed price. The building is located at 809 Philip Drive in Waukesha, approximately 20 miles west of Milwaukee. JDS Leasing LLC sold the building to GRE-Milwaukee LLC for an undisclosed price. Samuel Dickman, Samuel Dickman Jr. and Zach Noble of The Dickman Co. represented the buyer. Roger Siegel of JLL represented the seller.
