COLUMBIA, MD. — First Potomac Realty Trust has sold Rumsey Center, a 135,047-square-foot flex portfolio in Columbia, for $17.8 million. The four-building portfolio is located within Oakland Ridge Industrial Park. Finmarc Management Inc. was the buyer. Mark Glagola, Julian Etches and Joe Friedman of Transwestern’s Mid-Atlantic investment sales group represented First Potomac Realty Trust in the transaction. New York-based Time Equities Inc. purchased the property, which will become part of its 20 million-square-foot portfolio in North America and Europe.

BRANFORD, CONN. — O,R&L Commercial has brokered the sale of Northeast Technology Center, located at 15 and 35 Northeast Industrial Road in Branford. Situated on 5.6 acres, the asset consists of three interconnected R&D/flex buildings, totaling 97,000 square feet, on two separate tax lots. SH NETC Branford LLC acquired the property for $10.5 million from G+L 15 & 35 NE Industrial LLC. Tim McMahon, Rich Lee and Frank Hird of O,R&L represented the seller and procured the buyer in the transaction.
DEDHAM, MASS. — Savills Studley has brokered the sale of a 20,000-square-foot flex building located at 60 Stergis Way in Dedham. Needham, Mass.-based Fulcrum Real Estate Partners purchased the property for $2.2 million from Boston Irrigation Supply Co. The property is currently leased to John Deere Landscapes. Steve Woodworth of Savills Studley’s Boston office represented the seller in the transaction. The buyer was not represented.
NILES, ILL. — Meridian Design Build has completed construction on a 306,448-square-foot automated package sortation and distribution center in Niles, 15 miles northwest of Chicago, for an undisclosed delivery service company. Scannell Properties was the project developer. The new build-to-suit facility is located on a 34-acre redevelopment site at the southeast corner of Howard Street and Lehigh Avenue. A majority of the project involved the demolition of multiple parking lots and an existing 756,000-square-foot industrial building. The facility features 101 loading docks, 562 auto parking stalls, 236 interior van-loading positions and 249 exterior trailer stalls. Additional construction included a freestanding 5,180-square-foot vehicle maintenance garage and 2,400-square-foot gateway security building. Precept Design provided architectural and structural design services. Spaceco Inc. completed civil engineering work.
CHESTERFIELD TOWNSHIP, MICH. — L. Mason Capitani CORFAC International has signed Eclipse Mold Inc. to a seven-year, 86,772-square-foot industrial lease in Chesterfield Township, about 30 miles northeast of Detroit. A family-owned business for nearly 40 years, Eclipse Mold is headquartered in Clinton Township, Mich. The company specializes in the manufacturing of plastic injection molding. Located at 50300-50320 Patricia St., the industrial building will enable Eclipse Mold to expand its operations while satisfying the needs of its Tier 1 automotive customers. MORENO VALLEY, CALIF. — Fisker Automotive and Technology Group LLC has signed a long-term lease to occupy a 555,670-square-foot industrial building in Moreno Valley. The company plans to manufacture its ultra-luxury, plug-in electric hybrid Karma sports car at the facility. The new space is located at 17100 Perris Blvd. It is situated near Amazon’s and Procter & Gamble’s facilities. This new agreement will make Fisker the first automaker to operate an assembly plant in Southern California since 1992 when General Motors closed its Van Nuys plant, according to Colliers International, which executed the transaction. Ian DeVries and Chris DeVries of Colliers represented Fisker. Kevin McKenna and Ian DeVries of the same firm represented the landlord, First Industrial Realty.
SAN ANTONIO — Marcus & Millichap has arranged the sale of Blue Llama Storage Alamo Ranch, a 77,950-square-foot self-storage facility located in San Antonio. Chico LeClaire of Marcus & Millichap’s Denver office, along with Dave Knobler of the firm’s Houston office, marketed the property on behalf of the seller, a limited liability company. Knobler and LeClaire also secured the buyer, a limited liability company. Blue Llama Storage Alamo Ranch is located at 6826 Alamo Parkway.
TROY, MICH. — Signature Associates has brokered the sale of a 38,000-square-foot industrial building located at 1731 Thorncroft Drive in Troy, a northern Detroit suburb. Terms of the transaction were not disclosed. The building is located off West Maple Road with several automotive tenants nearby, including Midas, Belle Tire and Troy Auto Glass. Joe Banyai of Signature Associates represented the buyer, Troy Industrial Properties LLC, and the seller, First Industrial LP.
GRAND RAPIDS — NAI Wisinski of West Michigan has brokered a 14,400-square-foot industrial lease for MBL Tool & Die LLC in Grand Rapids. The property is located at 3650 Broadmoor Ave in a very industrialized area of Southeast Grand Rapids and is part of a 43,200-square-foot flex building. The lease is for a term of five years. The property features seven dock doors and 10 overhead doors. Jeremy Veenstra represented the tenant in the transaction.
HOUSTON — Dalfen America Corp. (DAC) has acquired Lockwood International’s corporate headquarters and distribution facilities in Houston in a sale-leaseback transaction. Lockwood International is a privately held supplier of valves and valve automation. The three-building portfolio includes two warehouses and one office building totaling 201,000 square feet. The properties were built in 1998, 2002 and 2004 as a build-to-suit project for Lockwood. Located two miles from Union Pacific’s Englewood and Settagast intermodal terminals, the property is also about 15 miles from downtown Houston. Joseph Smith of CBRE represented Lockwood International in the sale-leaseback transaction to DAC.
