PISCATAWAY AND SOMERSET, N.J. — JLL has represented SHI International in three separate transactions, totaling 870,000 square feet, in New Jersey. SHI sold a 153,000-square-foot office building, located at 33 Knightsbridge Road in Piscataway, to Rutgers, The State University, for an undisclosed price. Bill Brown of Cushman & Wakefield represented the buyer in the transaction. Additionally, SHI completed a 10-year lease with Trammell Crow Co. and Clarion Partners for a 305,751-square-foot warehouse located at 10 Knox Dr. in Piscataway. SHI will use the newly constructed facility to accommodate its growing warehouse and configuration business. Nathan Demetsky and Paul Torosian of JLL represented the building owner in the deal. In the final transaction, SHI acquired a 414,000-square-foot office building, located at 300 Davidson Ave. in Somerset, from MetLife Inc. for an undisclosed price. The building is located adjacent to SHI’s headquarters at 290 Davidson Ave. Jeffrey Dunne of CBRE Inc. represented MetLife in the transaction.
NEWARK, CALIF. – HealthyPets has purchased a 70,000-square-foot e-commerce facility in Newark for more than $10 million. The facility is located at 7000 Gateway Blvd. The property will serve as the pet industry wholesaler’s corporate headquarters and as its third warehouse. It will be situated near Google and Facebook, adjacent to the former Sun Micro Campus. HealthyPets was represented by Dan Bergen of Colliers International and Bob Ferraro of CBRE.
OAKLAND, CALIF. – Coasters Company of America has signed a 10-year lease for a 232,881-square-foot warehouse building in Oakland. The Class A building is located at 8350 Pardee Drive. The furniture importer and distributor was represented by Tim Cronin and Craig Hagglund of Lee & Associates. The developer and landlord, Goodman Birtcher, was represented by JLL’s Jason Ovadia.
LONG BEACH, CALIF. – City Logistics and Transport has leased a 104,453-square-foot industrial building in Long Beach. The building is located at 2888 E. El Presidio Street. City Logistics will utilize the space as its new headquarters on March 1. It will be relocating from nearby Rancho Dominguez. The 64-month lease is valued at $3.9 million. The transportation and warehousing company was represented by Frank Schulz, Todd Taugner and David Prior of Klabin Co. The landlord, Invesco Realty Advisors, was represented by CBRE’s John Schumacher and Brett Quinlan.

HOUSTON — NAI Partners has arranged a 45,185-square-foot industrial lease for Columbus McKinnon in Houston.The Amherst, N.Y.-based company is a worldwide designer, manufacturer and marketer of material handling products, systems and services. The industrial space is located at 845 Greens Parkway. Chris Kugle of NAI Partners represented the tenant, Columbus McKinnon. AURORA, ILL. — HSA Commercial Real Estate represented Denver-based Industrial Income Trust Inc. in a long-term, 147,625-square-foot lease with Casio America Inc. at 1203 Bilter Road in Aurora, a suburb of Chicago. Casio, a manufacturer and seller of consumer electronic devices, will relocate from Glendale Heights, Ill., and will utilize the Aurora facility for its regional distribution operations. HSA Commercial developed the 294,740-square-foot Bilter Road facility in 2007 and sold the property to Industrial Income Trust Inc. as part of a $100 million portfolio sale in 2010. The facility features 30-foot clear heights and is near I-88. Andy Corken of The Modal Group represented Casio America Inc. in the lease transaction. NORTH AURORA, ILL. — The Opus Group and USAA Real Estate Co. have arranged the lease of a 604,565-square-foot warehouse building in North Aurora. Midwest Warehouse & Distribution System Inc. has signed a long-term lease agreement at the I-88 Gateway Logistics Center. Construction on the speculative industrial building was completed in October 2014. The property is located on 32 acres of land and features 32-foot clear heights, 60 docks, 103 trailer parking spaces, an ESFR sprinkler system and T5 lighting. Midwest Warehouse provides third-party logistics including warehouse and distribution services for companies across the Midwest. The company plans to move into the building during the second quarter. Opus Development Co. was the developer, Opus Design Build was the design-builder, and Opus AE Group was the architect and engineer of record for the project. USAA Real Estate Co. owns the building. Tim Thompson of HSA Commercial Real Estate represented Midwest Warehouse. Brandon Kelly and Todd Heine of Avison Young were the listing brokers.
UPPER CHICHESTER TOWNSHIP, PA. — An affiliate of Endurance Real Estate Group has acquired Naaman’s Creek Business Center, a five-building, 190,729-square-foot flex portfolio located in Upper Chichester Township, for $9.8 million, or $51.12 per square foot. Situated within Naaman’s Creek Center, the business center’s five buildings range from 25,000 to 60,000 square feet. At the time of acquisition the property was 50 percent occupied. Built in the late 1990s through the early 2000s, the buildings feature all-masonry facades, 19-foot clear ceiling heights and flexible configurations to accommodate a variety of tenant requirements. The seller was not disclosed.
