BALTIMORE — St. John Properties Inc. has plans to initiate construction on three new speculative office buildings totaling approximately 90,000 square feet at Baltimore Crossroads, a master-planned, 1,200-acre mixed-use park in the White Marsh section of Baltimore County. Baltimore Crossroads is configured to support more than 5 million square feet of office, research & development/flex, warehouse, industrial, retail and hotel space. St. John Properties leased more than 100,000 square feet of office/flex space to eight Baltimore Crossroads tenants in the fourth quarter of 2014. The new tenants include Pro Transport, Social Solutions, All-Pro Team Sports, Sovereign, Evolution Physiotherapy, Performance Contracting, Skillforce, The Mallow Bar and 24-Hour Dependable Medical Supplies.

DETROIT — Friedman Integrated Real Estate Solutions has arranged the lease of a 60,000-square-foot industrial space located at 4335 W. Fort St. in Detroit. The landlord, JLK Real Estate Holdings, leased the building to Xenith LLC. The Lowell, Mass.-based company is a supplier of helmets that reduces the risk and severity of concussions and other traumatic brain injuries. Mike Koenigbauer of Friedman represented the tenant in the lease transaction.

AUBURN HILLS, MICH. — L. Mason Capitani CORFAC International has arranged the sale of a 37,920-square-foot industrial building in Auburn Hills. Although the final sale price was not disclosed, the asking price for the property was $975,000. Maple Mold Technologies purchased the property located at 2170 Walton Blvd. Maple Mold specializes in production molds, checking fixtures, small mold parts and prototypes. Garry Rogers and Jason Capitani of L. Mason Capitani represented both the buyer and seller in the transaction.

SUGAR LAND, TEXAS — NAI Partners has arranged a lease of 23,000 square feet of new industrial space located at 12630 W. Airport Blvd. in Sugar Land. ColFin leased the space to 2020 Exhibits. Ed Bane, Jon Michael and Jake Wilkinson of NAI Partners represented the landlord, ColFin. Chris Caudill, also of NAI Partners, represented the tenant, 2020 Exhibits, in the lease negotiations.

COPPELL, TEXAS — Construction is complete on Logistics Center I, the largest non-terminal development ever built at Dallas/Fort Worth International Airport. Officials from the airport, the city of Coppell, and joint venture developers Hillwood Investment Properties and Perot Development Co. held a ribbon cutting ceremony for the 1 million-square-foot, cross-dock facility on Jan. 29. Logistics Center I will be a distribution center located at 2701 W. Bethel Rd. in Coppell. The development is situated on 60 acres located near I-635, I-35 East, I-35 West, State Highway 114, State Highway 121 and the President George Bush Turnpike. Features include minimum 36-foot clear ceiling heights, over 200 dock doors, 550 parking spots and 500 trailer storage positions. The facility was built on a speculative basis. Halff Associates served as the project architect and civil engineer and Hillwood Construction Services was the general contractor.

ALSIP, ILL. — Marcus & Millichap has brokered the $2 million sale of Fasco Inc., a 45,883-square-foot, net-leased property located in Alsip. Fasco Inc. is located at 11610 S. Austin Ave. The property is a tilt-up concrete building and has a rentable area of 50,483 square feet. Approximately 20 percent of the building is office space. Sean O’Brien of Marcus & Millichap’s Chicago Oak Brook office marketed the property on behalf of the seller, a private investor, and represented the buyer, another private investor.

ROSELLE, ILL. — Darwin Realty & Development Corp. has brokered the sale of a 1,500-square-foot industrial condo unit in Roselle. The #208 condo unit is located at 820 W. Lake St. Mas Plumbing leased the space, which will be used as the base of operations for the firm’s plumbing business. Dan Fanelli of Darwin represented the undisclosed buyer. Russ Nelms of Coldwell Banker represented undisclosed the seller.

YAPHANK, N.Y. — United Baking Co. has signed a leased for 38,500 square feet of storage space at 95 Horseblock Road in Yaphank. Situated in Eastern Suffolk County, the 181,000-square-foot property offers close proximity to the Long Island Expressway, Sunrise Highway and multiple other transportation routes. United Baking Co. is the manufacturing and parent corporation of Shirley, N.Y.-based Uncle Wally’s, a baked goods company. Tommy Tsiolis provided in-house representation for the landlord, Long Island Industrial, while Jack O’Connor of Newmark Knight Grubb Frank represented the tenant in the transaction.

CHICAGO — Sitex Group has acquired a 128,000-square-foot vacant warehouse located at 5000 S. Homan in Chicago for an undisclosed sales price. Situated on nearly 16 acres, the property is located in the city’s 14th ward near the I-55/Pulaski Avenue interchange. The former CN Railroad distribution facility features 30-foot clear heights, 30 exterior loading docks, grade level access and office space. Sitex Group will soon begin renovations, which will include façade enhancements, parking lot improvements, upgrades to the office space and the addition of modern lighting.

MARLBOROUGH, MASS. — IPG Photonics has acquired three buildings, totaling 269,000 square feet, in Marlborough. The total purchase price for the properties was $32.4 million. The acquisitions include 156,630 square feet at 377 Simarano Dr. for $25.6 million and a two-building campus located at 257 and 259 Cedar Hill St. for $6.8 million. IPG immediately occupied 12,000 square feet at 377 Simarano Dr. and plans to expand into the balance of the property as space becomes available. IPG is retrofitting the facility at 257 and 259 Cedar Hill St. and plans to move into the property in the second quarter of 2015. IPG Photonics currently occupies approximately 500,000 square feet in nearby Oxford, Mass., and needs additional space to expand its operations.
