WOLCOTT, CONN. — Sequel Special Products has acquired an industrial facility located at 1 Hillside Dr. in Wolcott. Silversword Property LLC sold the 37,000-square-foot property for $2.4 million. The medical device manufacturing company will relocate operations from 122 Avenue of Industry in Waterbury, Conn. The former tenant, Alden Manufacturing, is relocating to its sister facility in Wolcott. Gerry Matthews of Matthews Commercial Properties was the sole broker in the deal.
SAVANNAH, GA. — CenterPoint Properties has completed a 3.1-acre container yard for KW International, an international third-party logistics provider, at CenterPoint Intermodal Center–Savannah. John Neely and Danny Chase of Colliers International represented CenterPoint and KW International, respectively, in the lease transaction. KW International’s new facility is located four miles from the Georgia Ports Authority, adjacent to Highway 307 and within minutes of I-95 and I-16. Facility features include a 900-square-foot office, 105 trailer parking stalls and 12 car-parking stalls. KW International began operations at the build-to-suit property on Jan. 1.
HOUSTON — Cushman & Wakefield has arranged the sale of a 58,000-square-foot industrial property at 4909 Fulton St. in Houston. Will Condrey, David Cook, Jeff Peden and Scott Miller of Cushman & Wakefield’s Houston office represented the seller, F&J Real Estate Investments Ltd., in the transaction. Russell Hernandez of Hernandez Properties represented the buyer, 4909 Fulton Ltd. The property is located near Houston’s newly built Northline Transit Center.
SOMERSET, N.J. — Bussel Realty Corp. has brokered the sale of a distribution facility in Somerset. SV Investments sold the 99,000-square-foot property to 62 Veronica LLC for an undisclosed price. The seller leased back a portion of the building for its rug business. Robert Sager, David Blitt and Jordan Metz of Bussel Realty Corp. represented the seller, while Gramercy Real Estate Services represented the buyer in the transaction.
TWINSBURG, OHIO — Developer Scannell Properties has selected Meridian Design Build to provide design-build construction services for a 303,888-square-foot package and sortation distribution center in Twinsburg. The new facility will be located at CornerStone Business Park, with access to I-480 and I-271. The building will include 99 loading docks, 236 interior van-loading positions, 509 exterior trailer stalls and 15,434 square feet of office/administrative space. Additional construction will include a freestanding 5,180-square-foot maintenance garage as well as a 3,135-square-foot gateway building, which will serve as a secure entry point into the facility. The architect is Precept Design LLC. Weber Engineering Services will serve as the civil engineer for the project.
BROADVIEW, ILL. — Paine/Wetzel TCN Worldwide has arranged the lease of a new 30,117-square-foot industrial space in Broadview. Golden Eagle Distributors will occupy space located at 2121 21st St. The general merchandise distribution company is relocating from 4139 W. Ogden Ave. in Chicago. The new property includes high ceilings, wide bays, 3,000 square feet of office space and two interior truck docks with elevators. The building also includes an overhead drive-in door and available parking. Albert Schulman of Paine/Wetzel TCN Worldwide represented Golden Eagle Distributors. Darwin Realty’s Dan Fanelli represented the building’s owner, GIS Rolling LLC.
WHITE MARSH, MD. — American Tire Distributors has signed a 138,240-square-foot lease with Chesapeake Real Estate Group LLC for warehouse and distribution space at 11503 Pocomoke Court, a new building under construction in the Baltimore Crossroads @95 business community near White Marsh in Baltimore County. The international tire supplier expects to take occupancy upon completion of the building in fall 2015. Baltimore Crossroads @95 is a 1,000-acre mixed-use business community configured to support more than 6 million square feet of Class A office, R&D/flex, warehouse and industrial and retail space, as well as residential components that include a luxury apartment complex, condominiums, townhomes and single-family homes.
SAN BERNARDINO, CALIF. — Realterm/NAT has purchased YRC Bloomington Truck Terminal, a 51.4-acre industrial site near San Bernardino, for $58.1 million. The site is located at 18298 Slover Ave., off Interstate 10 at Cedar Street. The property is 12 miles east of Ontario International Airport. The site contains two truck terminals with 325 loading doors that total 165,141 square feet, in addition to a 32,630-square-foot shop building. The terminal is fully leased to YRC, Inc. through January 2019. The company is a subsidiary of YRC Worldwide, one of the world’s largest transportation service providers. CBRE’s Darla Longo, Barbara Emmons, Mike Caprile, Rebecca Perlmutter Finkel and Grant Ross represented both the buyer and the seller, Pacific Industrial and institutional investors advised by J.P. Morgan Asset Management, in this transaction. The team was supported by Steve Sprenger of Newmark Grubb Knight Frank.
RIALTO, CALIF. — Keeco LLC has signed a 10-year lease for a 677,225-square-foot industrial facility in Rialto. The facility is located at 1420 N. Tamarind Ave., within the 2.6-million-square-foot ProLogis Park Rialto I-210 Distribution Center. Keeco pre-leased this facility before construction began this past November. The facility is expected to be complete this June. The industrial park is centrally located near Interstates 10, 15 and 210. Notable nearby tenants include Target, Solo Cup, UnderArmour, Black & Decker and OHL Logistics. The new space will allow Keeco to consolidate its 250,000-square-foot distribution center in Ontario, which will relocate to the new Rialto property upon its completion. The home textile supplier also operates a 445,000-square-foot distribution center in Hayward, about 20 minutes from the Port of Oakland. The new industrial space in Rialto will leave Keeco with a total of 1.1 million square feet in distribution operations throughout California. Keeco was represented by Michael Chavez and Craig Hagglund of Lee & Associates. The landlord, ProLogis, was represented by Paul Earnhart of the same firm. The value of the lease was not divulged.
RIVERSIDE, CALIF. – A 260,000-square-foot industrial building in the Riverside submarket of Moreno Valley has sold to Westcore Properties for $17 million. The building is located at 17101 Heacock Street. It is situated on the March Air Reserve Base and sits adjacent to an Amazon Fulfillment Center. The facility was built in 2006. DHL Express holds a master lease on the property, though it is subleased to tenants like Amro Fabricating Corp. and Ross Dress for Less. The seller, a joint venture between Marhub LLC and Global Port Ramp Services, was represented by HFF’s Anthony Brent, Ryan Martin and Jeremy Womack.
