SHELBY TOWNSHIP, MICH. — Colliers International has arranged the lease of a 10,000-square-foot industrial building in Shelby Township, a suburb of Troy. The property is located at 14125 Industrial Center Drive. Dun Right/Quality Control Production Coatings Inc. will use the space for its day-to-day operation of metal refinishing and treatment of powder coat. Barry Landau of Colliers International represented the tenant in the transaction. The landlord was undisclosed.

SEGUIN, TEXAS — Rockspring Capital has acquired a 121-acre industrial site in Seguin, a submarket of San Antonio. The parcel is situated between a Caterpillar engine plant and supplier facility, and is located off I-10 E, east of San Antonio and south of New Braunfels. The purchase was Rockspring’s third of 2014, following the acquisition of a 7.6-acre site in San Antonio and a 22.5-acre property in Austin.

SAN DIEGO — Solana Enterprises has acquired an 83,335-square-foot industrial building in San Diego for $7.9 million. The building is located at 7455-7465 Carroll Road. It is fully leased to Rhino Linings and Westside Building Supplies. Bryce Aberg, Brant Aberg and Ryan Spradling of Cassidy Turley’s San Diego office represented both the buyer and seller, Drake West LLC, in this transaction.

FOREST PARK, GA. — A joint venture between Dallas-based Sealy & Co. and AEW Capital Management has purchased a 242,000-square-foot industrial park in metro Atlanta. The asset is located in Forest Park in the Airport/North Clayton submarket, Atlanta’s largest industrial submarket. AEW Capital Management previously owned the property on behalf of AEW Partners VII LP.

EL PASO, TEXAS — CBRE has sold the 10/375 Industrial Portfolio, which totals nearly 1.1 million square feet. IndCor Properties purchased the assets for an undisclosed sum. The CBRE National Partners team of Jack Fraker, Josh McArtor, Jonathan Bryan and Heather McClain Venegoni, along with Anthony Mash of CBRE in El Paso, represented an institutional seller. The 10/375 Industrial Portfolio includes seven Class A bulk distribution buildings that are 83 percent occupied. Tenants include ProTrans International Inc., Electrical Components International and Handgards Inc. CBRE retains the leasing and property management assignments for the assets.

FREMONT, CALIF. — Toyota Tsusho America (TAI) has signed a five-year lease for 64,396 square feet in Fremont. The industrial property is located at 41470-41490 Boyce Road. TAI is currently located at the Tesla Motors production facility. The vehicle development, production systems and engineering services provider needed to relocate due to Tesla’s expansion of its Model X and Model E production lines. TAI was represented by Craig Leiker and James Viso of Kidder Mathews. The landlord is Prologis.

ANTIOCH, ILL. — IDI Gazeley will construct a 454,276-square-foot building, the first at the planned 1.3 million-square-foot Antioch Corporate Center development in Antioch, approximately 47 miles north of Chicago. Building A will feature 36-foot clear heights, 48-by-60 foot bays and specifications for LEED accreditation. The park is located on Route 173, approximately one mile west of I-94 and one-half mile east of Route 45. Construction is expected to be complete in early 2015. The 97-acre industrial park was planned in 2008, but was put on hold as a result of the severe recession. Jack Rosenberg, Fred Regnery and Ned Frank of Colliers International will represent IDI Gazeley in marketing the property to tenants.

PLAINFIELD, IND. — Walmart has selected Browning/Duke Realty, a joint venture partnership between two Indianapolis commercial real estate companies, to develop its new e-commerce warehouse and distribution center. The 1.2 million-square-foot, state-of-the-art industrial building is being built to Walmart’s specifications on a 64-acre site in AllPoints Midwest, a bulk industrial campus in Plainfield under development by the two companies. Scheduled for delivery later this year, the building, which will be known as AllPoints Midwest 3, will incorporate modern bulk warehouse features. The facility will include 40-foot clear heights; 8,000-amp electrical service; 55-by-53-foot bay spacing with 55-by-60-foot spacing at the staging bays; and LED high-bay warehouse light fixtures. The 650-by-1,760-foot building, which is expandable by more than 200,000 square feet, also will include 16,500 square feet of office space, 100 9-by-10-foot dock doors and one 12-by-14-foot drive-in door. The Walmart facility will be the third fast-tracked, build-to-suit warehouse that Browning/Duke Realty has recently delivered at AllPoint Midwest. AllPoints Midwest is located off I-70 at Ronald Reagan Parkway and has access to the Indianapolis International Airport and the CSX Railroad’s Avon intermodal yard.
